Am interested in buying a vacation/investment property in Parker Az. What are the pros and cons of such an investment. Would love a place to keep my both and rent it to snow birds for half the year.

well the first con is you don't get much for rent in the winter.. A house in the keys will make four times in the summer than in the winter.

Parker snowbirds are about the cheapest of the cheap so don't plan on making your mortgage based on snowbirds and winter rentals.

Use it from Sept to May when it's really badass and rent it out in the summer.

That would be my plan if we were to do it. few months of boating along with some epic off-roading.

Havasu just put a completely ridiculous "Rental Tax" on all the home owners that do short term rentals.





The "Parkers Closed" jokes are getting old.. :rolleyes


That said though, it is getting ridiculously crowded again down there on the river. Even on weekdays there are shit loads of boats out now.. Don't worry though, the cops are doing their best with hyper enforcement to run everyone off again so in a few years it will be dead again. LOL

PROS:
You can leave your boat in all night
You can typically see your boat from your place
Floating bars are a blast
The month of October
From bottom to top the scenic part is night and day difference and its all great
It's deep enough for deep Vs with out drives(I know except by foxes blah blah)
You usually know someone that's there
Sunset cruises through the keys
The bottom dam floating section is a no wake zone

CONS:
PWCs
Wakeboard boats
People doing water sports(mainly tubing and wake surfing) mid day
Holiday weekends are pretty packed
PWCs again
Wakeboard boats again

I've been going to Parker my whole life. My family, friends, and I all love it and won't be leaving anytime soon.:thumbsup

Well I go boating from March to Oct, yet I either stay at blue water or campsite. I've never been to Havasu, that's why I'd be interested in a place to store my boat and have a place to stay since Blue Water charges $150-180 a night for bad attitude and bed bugs.

1. If you can be on the water with a dock and most important deeded its best for investment Thats the sweet spot and will hold value

2. A decent home like above should net $1200 ish + a month in winter

3. Know the hood. Private communities are best imo and will protect your property rights and value from knuckleheads.

4. Personally I would recommend a neighborhood that doesn't allow rentals less than 30 days unless you can deal with weekenders that come to party and leave behind whatever.

Whats your price range?

Don't buy on the California side. You are only buying a box and no land. Besides the cost of the box, you will pay "rent" on the land the box is on. Same with some places on the AZ side, like Havasu Springs, Foxes, Pirate's (Red Rock). Anything not reservation on the CA side is either direct BLM land or a BLM concession. Riverland is the first BLM park going north. Everything south of Riverland is reservation.

Don't buy on the Reservation. In addition to only owning the box, as above (unless it's a site built box, then you don't even own the box), the indians can and will change any lease on their say-so. You have no recourse if they demand triple or quadruple your lease payment 2 months after you buy, or just plain kick you out. They can and will do whatever they want.

Anything within throwing distance of the River is overpriced. Anything away from throwing distance is also overpriced, but is also a dump. Or a flipped dump. Or a remodeled dump. Or a freshly painted dump. (see a trend here?)

Anything that doesn't already have sewer will have to have sewer within the next 1-5 years. (Exception for the Lakesides, but see the "dump" paragraph, above) Costs for sewer will be anywhere from $4,000-$12,000, depending on any lifts or pumps up to highway level.

The Feds picked up the whole project within the communities and it now looks like a grant for individual hookups will be covered as well. Net 0

That's for phase 4, up to Sundance. No guarantee of similar funding for phase 5 & 6. (Buckskin State Park to the Dam)

Plus I don't believe demolition and abandoning of the present septic, County required permits and inspections, and physical costs (plumbing, piping, etc) of the hook-ups are covered by the grant. I think just the dollar amount each property would have to pay direct to BSD to connect to the system are reimbursable. But I could be wrong.

But you are absolutely correct, on a NPV basis, sewer is way cheaper.

My buddy got caught by the town in colorado by the assessor simply doing a search online, where they just inventoried vrbo, airbnb, and craigslist. That pretty much finds 90% of the doit yourselfers.

After all the crapola going on in Parker over the last 9 years or so, I have found its in my best interest to just keep a toybox there 5 months in the summer and tow home when October is over...the rent and land BS is over the top, and I don't go there enough in the winter months to justify owning anything. I had a house there for 2 years and my partner screwed me out of enough money that if I had not gone in, I would have my damn boat paid for already...so I'm just doing the whole rent a space with trailer for now. one day maybe ill be wealthy enough to own something, but I would do Havasu then.:D

Yes. The plant will be across from river island and the treated effluent pumped underground winding up into the river by river island.

All machines break at some point all machines do. There is no storage, its poop in-poop out and if something is not up to spec then lets just say youll be glad you bought upriver from holiday harbor [emoji3][emoji90]

From my experience with rentals in Parker. The peak rental times are May through October (sept is relatively dead but you have lots of October events that pick it back up). November and December you would use the home. Jan through March it's easy to place snowbirds. So April and early May would be for your use as well.

I was there all last week and it was real quiet.
Calm waters, peacefull.
It all comes to life every now and again, but it's mostly quiet.
It's a unique place and always has been.
Used to be cheap, that's changed.
Always water, excellent winters.

Our gripes are most Parker business are shady. Rip off.
Spanky's, Calif Battery, Best Awning,, the list goes on run by really rotten people that feel real good about cheating customers.
Police stop you for no apparent reason and frequently.

In the last 50+years of coming to Parker I have been stopped a total of 2 times. In the past 10 years living here I have not been stopped by any agency. Do you think it has something to do with my AZ plates? :hmm

Parker has more of a small town feel.....For the most part the locals are nice and helpful if you need help pulling up to the bars.

Its great camping/owning with the water 10 feet away....Other than a couple parks in havasu thats just not an option.

The strip is beautiful but can also be a complete mad house with terrible water and shitty people on big holiday weekends.

Boating is much better in Havasu. Parker is 15 miles long so a typical day is running up to the dam then running down to the casino and then finding a spot at a sandbar to hang out and drink. I have found that I can boat all day long in Havasu just because of the size and destinations.

You can escape the crows on havasu on a big weekend if you like.

Nothing like Parker on a weekday hanging at foxes as the sun sets when its quiet is awesome....love it

Havasu has night time food and entertainment.

Parker you better bbq and turn the stereo up on your deck if you want to do anything but roadrunner or foxes.

I like them both but I could never ever live in parker full time.

I agree. The view from their deck alone could make or break the deal. If its where I think it is, they should be able to see from River Island down river past Castle Rock Shores.....
