Price per square foot to build house in Willow Valley

Came across a lot in Willow Valley for sale walking distance to the beach/marina. Any idea what is the avg. cost per square foot to build out that way from dirt to complete with RV garage? Also, don't know much about Willow but have heard it mentioned a few times. Can you leave the boat on the docks/beach over night, how's the neighborhood, how shallow is it from Willow to the needles bridge? We are very comfortable with Needles, but never really head up past Rainbo. Good/bad about this area? Very familiar with that lot and I know the neighbors. Let me know if you have any questions about WV.

Water is shallow Dec-Feb. Rest of the year not so bad once you learn it (pretty easy) You can reserve a slip in the marina if desired. Neighborhood is full of friendly people who LOVE the river. Some areas are better than others. That lot is in one of the better pockets.

BTW- If interested, I am going to sell a few lots behind mine on the river about a mile down. They come with access to my ramp. All over an acre with views.

How often are the slips all reserved? Our favorite part about needles (RBV) is leaving the boat in all weekend. Can you PM me, lets talk about the lots you have and some pictures? I am interested.

Just a heads up someone is finishing up another phase of a development adjacent to this street. From the parcel map it looks like it hasn’t recorded yet. You may get first shot at these lots and price may be more competitive if the developer wants to move them.

Where is this in relation to the lot I posted above? Not real familiar with WV

If its anything like LHC, plan on at least 300 psf!
I would be it will be a little cheaper but in Willow Valley but not too much.
If you do find a solid lead on a builder I am all ears.

These posts always interest me.
If I were to build on a lot, I'd only need a 1500 sq. ft. max home, and a standard 2 car garage.
Guess I'd have a decent size yard.

And not next to farmland unless you own stock in Pledge.

Just added an x to the lot you’re looking at. It’s across the street essentially. The new lots will still be in warranty with the city for a year after passing final engineering inspection which would be nice as well. Before closing on a new lot in a development I would also confirm with building and engineering there are no remaining items that would hold up cofo.

You'll do fine in that section. We bought there in 20 and love the area, marina and folks there. That street has some great folks and and you will be able to understand the river both directions by talking with the neighbors. Slip have minimal use except the big weekends. I have a buddy of mine that is bulding homes in Los Lagos if you need some info. Feel free to PM me and we can chat. Good luck.

Los Lagos used to be great until the owners went through the divorce. The golf course used to be great but is now garbage. If you live on a course you need to consider all this stuff.

You mean Mohave county?

$350 a ft used to be the entry level of pricing for custom homes in SoCal. I’d say it’s the base now even in AZ.
