I have two friends in the hunting world that own car washes. These guys are flush. Weiss guys here in Phoenix has been a customer for 30 years. The owner there long since quit coming to work. Great people.

But yea, Car Wash is spelled Cash Machine.
Especially in CA in areas with tons of high density housing going up…folks in apartments can’t wash their Nissans and V6 chargers in the driveway

A friend of mine has a couple near oilfield "man camps" that seemed like a home run deal. Within the first week he was replacing machines left and right from all the shit that they get on their clothes. He switched up the model a bit and hired a couple people to run them like a laundry service, Now he's killing it even with the extra overhead!

From what I have read with laundromats, if you can do the repairs, you will make a killing. If you need a company to come do repairs you will lose your ass. Heard the same with self serve car washes. Car washes has been confirmed by a former owner and a current owner.

Biggest problem these two business's had was vandalism.

Franchises aren't bad, and not all are multiple $millions to get into. Yes, chances are that your income will be limited with a single franchise, but people that I know who are successful with franchises usually own multiple.

I think there's also a lot of white space for rack storage in LHC.

Family was into Franchise Business for many years. Took multiple locations to get any real cash flow.

Once you could start buying the land and building your are now into 2 business.

Pay off your hard cost, equipment, furnishings, etc....now your moving in the right direction.

Takes time and self control but there is cheddar to be made.

I've looked in to the chic fil a franchise...

Need to much of a restaurant back ground to qualify and you cant pick your location, its picked for you..

Its not like buying a McDonald's, lol
My Nephew is going through the process, and yes they pick the location, can be anywhere in the states. He is now planning a move for the family of a few hundred miles from where they live now!

Let’s be real here for a minute. Any of these land development ideas are bookoo bucks to get rolling, as well as the TI for a franchise food joint. Raw land in my area is $800k an acre, toss in development costs for RV storage places at a minimum paving, lights, fences and cameras figure another $250k and acre. So let’s call it $1M an acre for basic RV storage place, 5 acre joint will cost ya $5M. I’m guessing some enclosed storage costs would be double costs of just a basic paved joint. 5 acre enclosed storage would be $7.5M to aquire land and build out, and that’s just spitballing. Now if your flush with $7M-$10M in cash WTF do you need a business for, I’d be looking at hard money loan business model and living off the vig😂

A buddy of mine has a few broken yolks, the TI on those things are $1M to start. They do well, but that’s a lot of bacon and eggs to get that cash back. If you have a debt service tied into either one of these above mentioned projects, that’s just a bigger hill to climb.

I’m thinking with the price of everything these days…an RV park near town might be very lucrative.

The younger generation can’t really afford to break into the housing market. But the can afford a $300-400/month RV payment and $4-500/month for a spot.

You put 150 spots in, that’s about $70K/month gross. Say $15K in payroll per month for a few staff, and it still looks real good.

Might be a solution to the “workers can’t afford to live here” thing in Havasu and many other areas.

Initially I mentioned:
  • Elder care business
  • Mobile auto maintenance
I would also add:
  • Self service car wash
  • Laundromat
  • Pest control service company- focusing more on commercial food and medical industry not so much residential
I think about this shit and weather or not it's something I could get interested in if shit went sideways with my current employer or possibly even starting something as a side gig to grow and give to my kids to manage down the road.
