It’s Bluewater. I love the community and the people are great but I would hold off on purchasing. It’s CRIT land and we know how that can go.

I've heard things like that on RDP for a long time but has anything actually happened in the past couple of decades?

I'm not looking to buy just curious. Always like looking at real estate in these areas.

Few years ago they threw the whole park out. Some tried moving there mobiles others just walked away.

seems you should be forced to put that in the selling information. Also seems like you are opening yourself up to a lawsuit if you sold knowing there was a chance for a large monthly increase but didn't disclose the info.

I’m buying a mobile up on the Parker Strip (in escrow now). I’ve been in the Big River area since 89. Absolutely love the lower river but the CRIT 99 year lease is coming due in a couple years. I don’t want to stick around to find out what happens. Hopefully everything continues like it has and homeowners aren’t effected but I’m a big believer that preparation makes up for a lack of talent lol

How CRIT handled Covid turned me off. Couldn’t even touch the water or use a launch ramp for fear of spreading the virus. They had CRIT police patrolling both sides of the river watching the shorelines. Basically a hostage in your homes.

It’s one of the greatest stretches of river. True boaters that know boating etiquette. I’m just getting out in front of the potential problems in the coming years and going back to the Parker Strip.

This would be a great topic on RDP if it could stay on track and not go off the rails. I have a little bit of CRIT land lease experience since I’ve been on it for 20 plus years. I think the lease ends in 2029. Lots of places have come up for sale in the last 5-7 yrs btwn Blythe and Parker, and I assume it’s because of the land lease experation. In my experience even when the lease expires, the lease is still in limbo because CRIT doesn’t really have the management infrastructure to handle a lease renewal or a rent increase right away. End of the day it’s still gonna be interesting to see what happens.

Bluewater is different in that every property has a different land lease amount. I forget why but they can range anywhere from $1 to $500+ per month.

I certainly would not invest almost $400k in there. My sister has had a place in there for 25 years, stick built house cost them $30k and there lease is something crazy like $65/mth. If the Indians go all stupid with the new lease rates in 2032 they are fine just walking away.

Is it in Blue Water lagoon? Do you like to cook meth? If so that’s a great spot. You can run your 18’ jet when they’re releasing water, so there’s always that. 🤷🏼‍♂️

If anyone is looking for a Mobile. I have a lead on 1 that must sell at Echo in next 2 weeks. Was 80k now 50. But before park takes it make offer.

My other buddy ended up letting his go for 45k and threw in a golf cart worth 10k. I had a few interested but nobody made a offer. Last year it would of sold for 80-100k. One on our row sold for 125k last year.

There is a complete park that is almost right across the water from this property that the Indians took back 4-5 years ago. Place has sat vacant since. Most trailers were walked away from and were sitting until someone started going through them earlier this year. Not sure who runs their financial side of CRIT but they make interested financial decisions.

Anything with an Indian land lease that is coming due, I wouldn't touch.

To echo what was said earlier, what they did during Covid was unreal. I had a couple of friends on the California side of Havasu that weren't allowed into their place even to get their boats out.

Havasu Landing booted everyone out 15+ yrs ago in preparation for the new casino that had been there for 2 generations. That's why the shore north of the campground & new casino looked so disheveled.

It has been a real bummer since the whole covid deal. Layer in the fact that the water just flat out never comes up any more I'm contemplating making the move up to Parker myself. If I do, I'm contemplating moving my fifth wheel into a park year-round like I have in Big River. I need to start another thread and figure out which is best.

If I were to buy up in Parker I'd want to be on deeded land. Done with "rent" if I'm not in an RV.

$600-660. Same at most the parks on CA side as all same owner. You buying at Riverland?
$525 for me, but that includes 3 garages and and a boat slip. Are park has been on a year to year lease with CRIT for several years now, and the rent has not changed in over 25 years.

I sold a deeded mobile next to Miraleste estates not even water front( 4 back) 15 years ago for $425k, only thing your going to get for that now is maybe Marina manor or lakeside 1-5.

Just some trivia…….

In the 60’s and 70’s, the annual yearly lease for a 50’ wide, riverfront lot in Badenochs subdivision was $300 per year. $50 per month.

Yep. Waiting around until 3pm to get a boat off a trailer isn't really doing it for me anymore. I've even been kicking around the idea to offload all the river toys and get a boat in the harbor. Save the 3-4 hour drive and be able to actually get some boating in. There is nothing like the lower river though, its definitely a fucked scenario.

After being on the lower river, Parker is like the 405 freeway during rush hour on the weekends. We only hit the strip Oct-Jan when it is quieter hence my hesitation to move up to Parker during the summer months. Hell even last Friday was busy/rough relative to the normal weekend on the lower river.

Your plan makes sense if you are going to get out on the water multiple times per week, otherwise you are just sitting out in the further boonies. I sold my jet bote after picking up our wakeboard boat and not having the time to run both. Wife always wanted to take the ski boat out (more comfortable, quiet, bimini, swim step, etc) which mean running the jet only on weekends I was solo or just to run gas. Really wasn't worth double the storage and insurance costs so I chose to sell the jet. If I stay down on the lower river, I'm likely going to pick up another jet so we can get more time on the water.

That place has been on the market for a long time. My son looked at it a few months ago before he bought a place on the island. He says its pretty dated inside and the lease might be a mess.

I’ve thought about the same thing to be honest. I have a friend that has an older wakeboard boat and takes his family out every weekend, launching in the LB marina. They love it.

Yeah us too. We skied big river back in the day and that has always been stuck in my head.

I wouldn’t mind checking out Fishers Landing but when I mentioned it once Daytonababe gave me the stink eye and furrowed brow, like I had to submit an application or something. 😁

I was speaking with a CRIT Sherriff down at Hidden Valley resort last summer and he said that once the lease with each individual park expires that the tribe will come in a take over the parks that have historically given them trouble ie not paying or whatever. Space leases within the park will increase (they haven't changed much in decades are are way cheap now) according to how far they are from the water ie waterfront at Hidden Valley supposed to increase to somewhere around 700-900 per month whereas the back row of the park would be 300 per month. The officer indicated that the parks that had good tenants/management wouldn't change much but the ones where they had non-paying tenants or uncooperative park owners/managers would just be taken over by CRIT. No clue how any of this affects single family homes but I'll say this; we used to VRBO rental homes for vacation in the Big River area but the last few summers it's become increasingly difficult to find rentals due to lots of post-pandemic CRIT/Riverside County restrictions. It's tempting to just buy a place along the river but also scary since the leases all expire in less than six years and nobody really knows what's going to happen.

It’s a bummer because the people and community in Big River is like no other. So drastically different from the Havasu demographic. You really do get a true vacation when you’re there, not rat race.

It’s a compelling study in politics and how it can fuck up a good thing.
