What would you do with $500000.

CD’s are safe and easy. All my best stocks are ones I initially thought were bad pics by my stock guy lol….tells you about my intuition.

CD’s- near 5% return

S&P 500 I generally think is 9-11% return over time

Get a stock guy! If you want to go that route…..

Buy a 500k newer build house, rent it out for $3,000 a month. Preferably in CA and in San Bernardino or Riverside county. You gain 3-5% equity a year, plus passive income every month. Will be worth a million in 20 years and given you approximately $360,000 in 20 years, of passive income plus tax incentives.

But if it’s a long term thing. And you want to do it yourself.

That’s great except the rental laws in CA are horrible.
Making 2 house payments nearly cost me everything when my tenant decided to not pay. So I sold it. If I kept it I would be up 300k over the last 10yrs.

If you had put $1k into Nvidia in 2004 it would be worth $700k now. I can only see that getting better.

He has 0 loan, I own multiple properties over 20 years. Evicted some and have written off all those losses and some. If you don’t have enough savings to cover a few months of payments, maybe look for a 480k house and have some reserves? He will get all of that back in expenses and write offs. It’s well worth the futures.

There’s plenty out there, you just need to spend15 minutes of research. I sold a property to a young couple in Menifee, 510k similar to the OP’s question. Rented it for $3200 a month and had over 25 applicants to choose from for the rental.

High desert all day long. I will sell my 4bed 2 bath 1 office plus detached office 1/2 bath on a 1/4 acre and full RV hook ups 500k

Rent would be right at 3k
Not new though built in ‘05
