Problem is, land north of me is 15 acres and can be sold and zoned as either commercial or residential. I’m praying it doesn’t go commercial.

looking at this pic,.... I'm guessing there is a road easement in the front...is the red line anywhere close to property line??? and can you move the road out to the line???

guessing there is a 15' easement???

Thank you. She’s currently in the hospital with our second child on bed rest and has been for the last 3 weeks. Should have my second son here on 2/2/23 barring unexpected issues but he’ll have to remain in NICU as he’ll be only 34 weeks at that point.

The red line parallel to road is a little off but not much and easement is 15’ I think. Set back from front of house to road is 50’ I think and 54’ to front of RV garage.

House is at a stand still waiting on a 400A Square D SES meter panel which I’m hearing is on back order and hard to get. The electric, low volt, spray foam insulation, roof dry in, roof tile load in and lathing/chicken wire for stucco are all on hold until panel and electric rough in are done. Builder is working on a way around it so we’ll see but this could delay project for months potentially.

I could have got an Eaton on Friday but electrician is hesitant to do so. We’ll see what comes of it this week.

Have you considered something like a SPAN panel? My next home will for sure have one...considering having one installed in Havasu right now.

Never heard of those. Just checked them out. Looks pretty cool. Will need to look into that when I have some time.

I need to do new pool equipment this year and I think I'm going to do this at the same time. I want to be able to control circuits from my phone and eventually I plan to slap a bunch of glass aka solar on a shade structure over my RV pad. Span has some really cool tie ins with all of that.

I've been looking into them as well. It seems like it would be much easier to set up a portable generator as a whole home backup when you can turn on and off specific circuits.

We distribute them so if its something you get further into thought on I can get you some dealer referrals. I really like the concept, and adaptability of it.

Spoke with NexGen originally and checked out two of their models. Decided to go with MTH as they are a much better value per foot and we liked their plans more, not to mention I know the ownership personally. Also, this is one of their lots and the dirt NexGen had wasn't what we wanted or where we wanted to be.
May look into them if they build in Bullhead. I will be looking to build on my property next year.

Not much to say but delay after delay. The frame walk was supposed to happen 2 weeks ago but we failed 5 of 6 inspections and I discovered the low volt contractor forgot about 15 items that were part of a change order from January. The electricians also forgot one of my great room floor boxes and so now they have to saw cut my slab and pour back. We ended up getting the corrections made and passed our 310-350 inspections for the county the following week. Roof tiles are stacked, lathing is done, electric, plumbing, mechanical are done and we’re clear for temp construction power. Signing easement for APS on Monday.

Pool and backyard designs are finished and solar design is almost done. Spray foam started last week and low volt will be finished this next week along with foam and possible start of drywall.

Thank you. Had I opted for attached garage, it would have required another delay for permitting to allow for redesign and engineering. I actually wanted the RV garage another 50’ back to block sun from the backyard but that could not be done thanks to the wash behind the house.

Love the spray in foam and what looks like a conditioned attic. I want to do a few inches of that for air/bug sealing and Rockwool on top next time.

Drywall is finally going on this week and low volt is gonna be done tomorrow. Both got cancelled last week I assume because of 3 days straight of rain.

Haven't updated this in 3 months since before someone cut out my electrical the day before drywall started. Builder got it fixed and drywalled in 10 days without charging me a dime or making me go through Course of Construction Insurance.

Since April, the drywall, mud, tape, texture and paint have all been completed inside and out. Beams and mantle still need to be stained if not done in the last two weeks. The septic tank has been installed, leach field not sure on, cabinets went in last week along with countertops, flooring and tile this week I assume though I don't have pics yet. Fireplace was installed after drywall and doors and trim went in a couple of weeks ago. 2 out of 3 of the garage doors have been installed including the large one on the RV garage. Low volt screw ups were fixed and the change order they missed was completed as well. Underground electric was installed to the panel along with "smurf" tube for potential cable internet connection which will most likely not happen as I will be going with Elon's Starlink. APS has, I assume, installed the transformer for the house and I assume the well water tank and well equipment has been installed or will be soon as the tank has been sitting there for a month waiting to be buried. Obviously, final low volt, high volt and plumbing trim out still has to happen along with carpet in bedrooms and the driveway, patio and courtyard pavers also need to be installed. The 250 gallon underground propane tank still needs to be delivered, buried and hooked up I assume and the road itself probably still has to be graveled until we get together on doing asphalt. I will get more pics this weekend, but these are from the last 3 months minus the last two weeks or so.

More progress pics from Today. Underground 250 gallon propane tank is in, master bath shower tile in, built in shelves done, stack stone done, floor tile done, cabinets done, 3rd garage door installed but needing paint. Countertops, leech field, water tank, beams and mantle staining, trim outs for electric, plumbing and low volt still to come. A/C and appliances as well still to come.

Great progress, congrats! There are several RDP members in the area. We keep talking about setting up a happy hr to get a beer around Cave Creek, but it has yet to happen. Maybe we can do it sometime this summer.

Home is 90% done. Moving into an apartment next Saturday as we close our current house sale today and are currently out of town on vacation in a VRBO as we’re homeless now. Countertops and appliances went in last week along with backsplash so that was good but it’s slow and steady at this point.

Leech field needs to be done, power transformer and meters needs to be installed and turned on, well water holding tank needs to be dug in and carpet in bedrooms needs to be installed. Finally, final exterior paint on garage doors and exterior doors needs to be finished as well. Other than that, it’s complete.

Water tank and well pedestal are in and leech field and water lines going in next week. APS installing power and meters August 7-11.

Exterior paint done and beams and mantle stained but way too dark. Carpet is in too and some appliances.

@FROGMAN524 Saw the color coat etc the other day when driving by on my way back from Havasu ( legit I never leave the CC bubble unless I have to), looked great. Wolf/SubZero will treat your right on appliances...honestly we dealt with some shit during our gut remodel in havasu during the "scamdemic" but they have really made it right. Hoping smooth sailing ahead for you. Lmk if you run into any issues on your solar install ill do what I can to advise you.

Thank you. We love the color scheme. Unfortunately there wasn’t an option in my package for Sub Zero 48” fridge and the GE ovens and fridge are Profile, not Monogram. The beverage center and ice maker are monogram I believe and the hood and stove are Wolf. If shit goes south, I’ll be replacing with Sun Zero and Monogram but these will get the job done for years to come.

Purely out of curiosity, how come it seems like most of the arizona builds have less of a roof pitch like 4 or 5 in 12?

Here in CA most customs are steeper at least 6 in 12 if not steeper (NOT TRYING TO START A CA/AZ THREAD PLEASE)

Were you given a choice?

just out of curiosity how much is your build per sq. foot? I have property in the north end of Bullhead I will be building on in the next year or so. Its not acreage just a nice size lot (16,500sf.)

Probably due to lack of rain and snow, but also because it’s probably cheaper. There’s no height restriction that I know of and I wasn’t given a choice though I could have changed the stock plan but we wanted to keep the completion timeline to a minimum.

I’m at $247.83/ft if you take out the lot and RV garage.

The septic leach field is done and waiting on environmental services inspection before backfill.

The water line is in and waiting on inspection today before backfill.

Well equipment is in with pressure tank and electrical panels.

Some of the finish grading got done.

My ice maker was stolen from the house by one of the subs I’m sure as the house was accessed via key. Cost me $3,800.

Engineer redesigned my rip rap channel to save me money and that should be getting installed this week.

Power goes in starting next Monday and should be finished up by next Friday.

Mantle is being refinished as they did a terrible job and it looks like shit.

Final solar panel placement is selected.

I told the builder I’m moving in Labor Day weekend hell or high water. We’ll see what happens. At that point we’re at 19 months from signing of contract.
