Need some Real Estate/Renter advice

Long story short, wife and I sold our house a couple years back, and downsized into a little beach bungalow until we retire next year.
Our lease is up Jan 31 2025, and we'll be moving to AZ.
Got a call from the property manager yesterday and he told me the owners were going to put the house up for sale, but not worry, we have a signed lease until Jan. and will stand, so we don't have to move. He told me his friend was the agent, and would be calling me.
Agent calls and says, it's actually been for sale for a bit, off market, but they got zero action and they want to put it on the MLS. So they'd like to take pictures, and then be able to show the house.
I still live here, and I have a dog.

Does anyone know, HOW accommodating I need to be with realtors wanting to show the house? I don't want to be a total prick and stonewall them, but I don't want to be totally inconvenienced by having to grab my dog, and leave the house for hours at a time. Let alone, when my works nights, having to make her get up, and out of the house.

Anyone been thru this?

BTW, I inquired about price because I wouldn't mind owning the place, as it has detached guest studio apartment, and the location is PRIME, but they're asking 1.76 million, and I don't think the rent would of both places would cover that payment.

You don't have to accommodate them at all. Your are in a lease and are entitle to quiet enjoyment of that home. If you choose to allow showings, that would be very nice of you. I have seen some tenants just allow showings for a 2-3 hour window once a week. Personally, it would benefit the agent, if he paid for a nice lunch while you vacate the home for that 2-3 hours. It's up to you though!

The lease that I have with my renters says the following (paraphrasing) The landlord, property owner, and/or management company has the right to reasonable access during normal business hours as long as the tenant has been notified a certain amount of time in advance.

My suggestion is to read through your lease and see what it says in there regarding access.

I'm trying to find the dang thing right now, I might have to ask the management company for a new copy.

I don't have any intentions of making it hard on them, but not really wanting them to make it hard on me.

24 hour notice is all that is required.

A simple 24hour notice would allow access.
An Arizona real estate agent got to pay us roughly $7k in damages thinking the same thing around 10 years ago... I intentionally made it expensive bc she was such a bitch.

I would try to make a reasonable agreement...once a week window. You pay for the use and time... you don't need to have accommodate 24 hour unlimited access. Hell the lady we dealt with though she could put a 4 digit lockbox and allow "unguided tours" to anyone and everyone.... Just be reasonable.

The agent called the police on us because there was ammunition left on a counter on a short notice showing that I didn't have time to go back to the house prior to... That set the tone for the entire experience.. Then after the property sold she tried to force us out when we had a valid lease...the new buyer was clueless. It was an expensive lesson for the agent (I think she's dead now though from my memory). The buyer was the same one from the ammo incident...she was old and nuts and obsessed that we had to be criminals.🤣 Based on her age and when this happened I'd be surprised if she's still among us.

No offense to the agents on here I'm friends with....but @dirtslinger2 as a whole agents don't know what the fuck they are talking about legal wise...and will try anything they can. When we moved out of the cave creek lease in May, the property management firm wanted unguided tours to be allowed on short notice with a lock box...the answer was no to having unvetted potential tenant/thieves given unsupervised access. I sent a very stern letter certified mail and they never asked to show it until we vacated...I got my full deposit back as well within 4 days.

I’ve been in a somewhat similar boat before. When I was renting an apartment, the owner decided to sell. Thankfully, we managed to set clear boundaries about viewing times which really helped. We agreed that showings would only happen on weekends in the afternoon, which worked out since it was the least disruptive for my schedule.

It might be helpful to have a candid conversation with the agent and your property manager about setting some reasonable limits for showings that respect your privacy and routine. Maybe suggest specific windows of time that you're comfortable with, particularly those that align with your dog's walk schedule or when you're most likely to be out of the house anyway.

Well, we're still at it, the house is still for sale, it's been in Escrow 3 times so far.

It's finally starting to annoy me that it's been going on so long.


How many showings have you been through? Have they lowered the price at all?

That would suck!

Maybe a carefully written letter should be written to the owner

Reasonable expectation on a lease would be pay your rent and once / twice a year a walk thru….

We've been thru probably 20 showings since it's been listed back in the middle of June. They typically only last about 15-20 minutes so I just take the dog for a walk.

The showings had slowed down, to about zero the last month and a half, but they just dropped the price $66K, so now there's a little bit more interest.

Our lease is up at the end of January, and I got a feeling the place will still be for sale.

I'm finally starting to get annoyed by the showings, so if they start wanting to show it twice a week, I'm going to write something up, and hope they reimburse us or something.

So far, only one time did the realtor give us $200, and that was because I bitched and told him no on a certain day because we had guests staying with us.

We had probably a month where nobody looked at it.
We also had to be out 2 other times for home inspections.
That was all prior the month that nobody looked at it.
We had 2 showings last week, well technically one on Thursday, then one on Monday, and he has 2 more this weekend, but we're at the River so it's not too big a deal.
