My Water Heater Just Took A Shit

Six and a half years ago our water heater blew in the middle of the night and flooded our kitchen and entryway. We had insurance take care of the repairs and were told a top-of-the line water heater was installed - Bradford White.

Fast forward to today - This morning the water coming out in the shower seemed kind of cool, but just turned it up and didn't think anything of it. My wife just walked in from the garage and told me that the smitty pan is full of water. Faahhkkk!!!

It turns out the water heater is warranted, but only by authorized Bradford White plumbers.

I'd rather spend my money with someone on the board than someone I don't even know.

Any chance of getting one of you guys out here tomorrow?

Hulihan is are resident plumber. Took care of the last water heater I needed installed. Craigs plumbing 310-398-0194 not sure if you are out of his area.

I had a water heater scare yesterday, turned out to be a blown out pilot light...................

my mom works for a big water heater company that covers all of cali. from what ive learned from her i decided to replace mine on my own because its so simple

I was quoted from $850-1000 from several companies to replace it so i decided to fix it myself. 30 min later and $350 i had hot water. its super simpleee

There are new codes as far as install. They must be hard piped in no more flex lines connecting. The 1 I had Craig do needed blue prints and city businees license. I have installed more water heaters than I can recall. San Dimas is probably to far as he is based out of Culver City.

There pulling your leg.
You don't have to be authorized by Bradford White.
I have done warranty replacements and I am only an HVAC guy.
I install Bradford White.

For sure. As far as plumbers go they have to go by the rules driving up the cost from a normal swap out.

They tried that crap with me on a home warranty claim. I told them if they wanted to change out the water heater I would do the rest. I supplied the pan, I ran the drain outside, they changed the flexline to rigid and I told them no we are not getting a permit from the county. Knocked the price way down.:)

Good way to put it. Everything works on margins and percentages. More money charged, more money made, even if it's bullshit:rolleyes

They're not cheap but they're pretty freakin cool. Tiny little things, fast hot water, no worries about leaks or flooding...Good stuff.

Thanks for the replies, I've got a guy coming out this morning.

I'd love to go tankless, but I've got to upsize my gas line and bring in an outside vent in to supply air going into the unit for combustion - the problem is that the water heater is in the middle back of my garage and I don't have space in my garage to plumb an air supply line. Or to put it another way, I've got too much shit in my garage, or to put it another way I'm too lazy to run an air supply line, (or to put it another way Marcellus Wallace.....)

I don't care for tankless or on demand water heaters.
They tend to have a lot of problems after 4 or 5 years.
They don't save the $ they advertise.
I fix them for a living.
expensive pieces of junk.
You know how the flappers inside your toilets get soft and fall apart.
Well some of the diaphrams inside the on demand heaters use the same material.

This has not been my experience at all. Ive done 4 different water heaters on houses we are flipping in the last two months. Pomona, 2 in Ontario, and La Verne. None of them required a hard line to the regulator. Just a hard line to the valve, and then a sediment trap after the valve, and the gas line needed to be a yellow coated NEW gas line. All of the B-vents had to have 3 screws at each connection joint, 4" collar at combustible points. Smitty pan, raised 18", straps, and PRV draining outside. Thats about it for any of the cities I have been dealing with. We are doing Fullerton right now, so I will learn if they have any different rules. Business license is only required if a business is installing it, and that would be required at any city in which the contractor is pulling a permit. Im not sure about the blue prints??? Maybe moving the location of the water heater closet?

just laughing, my 6 year just took a dump at just a month under its 6 year limited warranty, my wife and I were so happy to replace it last Saturday night. Screw fighting the warranty, Im sure I could have gotten $5 out of them if I tried hard enough. Got a HD GE special and did it ourselves in about 2 hours, hardest part was lifting that bitch into the cubby it sits in. It is amazing how well they can predict the life cycle of those units.

If you change the anode rod regularly it will last a whole lot longer and your back will thank you.
