I have another thread going about boat dimensions for my 210 on the trailer and kinda made a double post about why I need them. So I’m starting a new one here. My wife, kid, and I are moving to either Gardnerville or Minden NV. We’ve been talking about moving to that area for years, then having a child(and one on the way) we decided to get serious about it and stop day dreaming on Zillow. I landed a job based out of Carson city and we’re MOVING! I’ve been a SoCal guy my whole life(upland) and we’re currently in full send. We’re headed up this weekend with about 8-10 houses to look at. Gville and minden are located 30 minutes from Lake Tahoe, 30 minutes from Topaz lake, 30-40 mins to heavenly and kirkwood ski resorts, 2.5 hours north of mammoth, and will be able to potentially ride from the driveway to BLM land for off-roading/dirt biking and camping. We’re excited and of course nervous about this adventure but we’re young, the kid is young, and we feel it’s the right time to try something like this. So anyone familiar with these 2 small towns/boating in Lake Tahoe or on Topaz? Would love some insight if anyone’s got it. Thanks RDP

We drove through there years ago on the way to an off-road race in Reno and have been talking about the area ever since. It's at the top of our short list for a final destination in 8-10 years, and we will be going up there next spring to do the same recon trip that you are! Keep us updated, as I'll be interested in what you find.

We had the same thing happen about 8 years ago, drove through Gardnerville to get up to Tahoe for a wedding and we never stopped talking about it. We day dreamed on Zillow and talked about it ever since. And now it’s happening! We’ve got 8-10 houses we’re going to scope out this weekend.

Yes, I open my garage door and take off on DBikes or SxS all the time, have lots of spots for “Pistol Range” or other spots for Rifle Range or you can go to the official Carson City range with is pretty nice and pretty empty most of the time.

Boating in Tahoe is a bit of work/time committment. I can walk you thru it. Owe… A key thing, it cheaper to keep your boat registered in CA, than NV… If your gonna boat Tahoe a bit, then its not a problem at all. But a Hallet 210 might be a bit lumpy for afternoon Tahoe.

Picture is a little deceiving. Someone graded this area so the natural sage wouldn't grow back. We did this area in DG to keep maintenance down. There's another natural acre behind that, then open space for miles.

I went to high school in Tahoe and then lived in Reno until 2016, you are going to love how close you are to ski areas and to dirt biking. There is so much recreation close by, no more driving 2 hours to do anything. You are gonna have a great time exploring all of it. You register your boat with NDOW (NV Dept of Wildlife), not DMV. I think a 21' boat will be $75/year. There is no property tax on boats here either. Trailer gets registered with DMV. Not sure how that would cost more than in CA.

Topaz is pretty small but nice. It's only about 3 miles long so more of a run out to the middle of the lake, shut down and hang out thing.

Lohanton is a bit bigger and more interesting with some trees around. Good in spring but water goes down as the summer progresses. Check out the Battle Born Hot Boat group on FaceBook. They run Lohanton more but sometimes hit Topaz.

In addition to the local lakes, there are a ton of lakes in the Sierras. Fallen Leaf is just next to Tahoe and is kind of a hidden gem in that not too many people know about it. You can boat on it as well but you do need to get the inspection done. Caples, Red Lake, Silver Lake, and another great one a little farther north is Almanore.

Gardnerville/Minden has grown considerably over the years. It's not the sleepy little town it used to be. There has been a influx of less than desirable types from CA and will continue to decline. That said, it's still pretty nice compared to a lot of CA (as far as the kind of people here) and is mostly still red.

There is a ton of outdoor activities to do as well. You're just a short drive to the Sierra's and the Rubicon trail is just on the west side of the lake. Ton's of 4x4 and UTV trails all over. General cost of living should be much lower although housing isn't extremely cheap in town. You can get a lot more for your dollar if you go out just a little bit. Just be careful of some areas like Silver Springs, Stagecoach, and Dayton. Some nice places but also some methed up areas too.

No need to smog your vehicles here either. There are a few good restaurants but we all complain that there should be more. Carson is better and Reno too. There is a decent hospital in GVille (Carson Valley Health) and Carson Valley Medical center in north Carson. Renown in Reno is a major trauma center. CVH also has a clinic/urgent care in Minden.

Hope you don't mind the wind! It blows a lot here and is cranking right now. It can be irritating. Overall, the weather isn't too bad. Winters can get snow but it usually is all gone after a few days. We are at almost a mile elevation so the sun can be intense. It is sunny most of the time as well. Summers can get hot but not like Vegas or Havasu. This past summer was hotter than normal with several days just over 100. Usually it is just under 100 on the hottest days. Spring and fall are amazing.

For me, the biggest drawback of living here is lack of availably of stuff. Closest Home depot is on south side of Carson. Same for Costco. There is a Meeks in town but their prices are pretty high. Silver State Supply just got bought by Beacon so maybe when they reopen they will have better pricing. Summit in Reno is good for speed parts but it's a little bit of a drive. There is NAPA, O'Reily's, and AutoZone but sometimes you have to wait a day to get stuff.

I pay $25 for 2 years, and trailer registration is “perminant”, but stupid cheap every 5 years… because I didnt “pay” very much for it, there is no Ca property tax.

NV, If you bring a boat (or car etc) into the state and its never been registered in NV. Then you have to pay Sales Tax on the Average Blue Book value of that item at the time of registration, and the annual fees. To make matters more complicated in NV, the trailer must be registered thru the NV DMV, which is seperate from the boat place. Which means 2 different places to deal with.

I learned all this when I moved here 2.5 years ago ish.

If you bring a $30K boat into NV, then you gotta pay the sales tax on it when you register it… or keep it registered in CA, and state you boat in Ca lakes 50% of the time.

That's weird. I've owned 6 different boats here and have never paid sales tax on any of them. All but one came from out of state. I purchased most of them from private party. Maybe that's if you already own the boat and live in another state and then move here? Seems like if you paid sales tax on it in another state you'd get a credit for it?

Now that I think about it, I purchased a brand new Baja 25 Outlaw from a dealer at the LA boat show but that was in 2005 so I don't remember if I had to pay NV tax on it. My 29 Outlaw I purchased used from Marine Max in Henderson and I don't remember paying tax on it either. That boat was over $60K so the tax would have been a good chunk so I'd think I'd remember but that was in 2006 so maybe not.

Also, if you buy a car from a private party you don't pay any sales tax on it. Oddly, if you buy a used car from a dealer you do have to pay sales tax.

Minden is a great little town. Have one friend that grew up there and another that just moved there. They were a little surprised with the snow fall 2 years ago. Looks like you might not be able to boat year round though. LOL

Maybe due to CV the Yerington DMV peeps where not trained properly and I got screwed…????

When I bought my Cobalt boat 3-4 months ago… It was a CA registered boat, so I went to So Tahoe Ca DMV… put it in my name and my NV Address, even though its registered in CA with CA stickers/registration and it 100% legal as far as I know. Again I had to pay CA sales tax on the bill of sale stated value (wink wink), a small transfer fee. That was it. Around 4Qtr of 2025, Ca DMV will send me a renewal for 2 years in the past that was $25 for the boat If my memory is correct.

I wonder if the taxes are county specific. I brought four vehicles from CA and two from AZ and didn't pay taxes on any of them. Just registration. Bought a CA RV in July and registration only. Haven't transferred a boat yet.

Everybody should do the Yerington DMV at least once.

Went to Carson City (State Capitol mind you) DMV on a Monday with an appointment and checked in 15 minutes early on the app while sitting in the parking lot and got a text back 30 seconds later that they were ready for me at window 8. Booked it inside and the lady was kindly waiting for me.

Yerington DMV used to be great. I knew all the clerks there but covid messed it all up. All new clerks and they didn't always know what they were doing. Now there is always a line too because people from all over go there. Used to be just Lyon County people.

Was out exploring and fishing the Sierras around 35 years ago and stumbled upon Garnderville and Minden and instantly felt that this would be an awesome place to live.

Yerington DMV used to be great. I knew all the clerks there but covid messed it all up. All new clerks and they didn't always know what they were doing. Now there is always a line too because people from all over go there. Used to be just Lyon County people.

I always went to VC for DMV, run the grade and no lines.

My wife and I lived in Reno for 8 years. We loved it. The main down sides for us was too many liberal Nor Cal folks coming in and the cold. We look back at Google photo memories and there were times it was dumping snow in May; no thanks. Minden, Gardnerville and all the other small towns are very conservative but lack a lot of conveniences of larger cities.

We love Carson City down to Gardnerville and the west side of Washoe Valley being our favorite but way out of our price range with custom homes in the multi millions. Unfortunately, Carson City and Minden/Gardnerville just make it inconvenient for us to fly as much as we do so it would be a no go until we were completely retired.

I boated every lake within 150 miles of Reno, 2 to 5 days a week sometimes. I spent a bunch of time at Lahontan as it was just chill and easy and a fun little reservoir. Tahoe is cool, but a complete pain in the ass IMHO. I like Almanor too, which wasn't a bad drive from Reno. There are many others that are great like Fenchmans, Davis, Pyramid, Walker, Topaz and more! You'll never run out of new places to try.

We rented for a year to see where we wanted to live, then bought in Sparks. Sparks is great and much cheaper than Reno with bigger lots as well. After a year or so decided it was too far from town as we loved to ride bikes to dinner, happy hour and to the grocery stores and to go to all the stuff always going on in Reno (there really is a lot of great stuff. From street fairs, to Santa crawls, to hot air baloon races).

We then bought a home in Bartley Ranch area, renovated and sold a few years later. It was a super area. We then built a house in Bartley Ranch/Rancharrah. Lovely spot for sure, but isn't a place for people wirh RVs and boats etc as it is a guard gated community with crazy HOAs. Probably not on most RDPers radar for a community, but we loved it!

I still love Reno and could live there again if I had to, but I wouldn't ever get used to the long winters.


My buddy behind our boat in Tahoe. Water is always cold as shit and it gets rough; rough or rougher than Lake Mead! There are actually videos of guys surfing (not behind a boat!) Out there!! Btw, no touch up on those photos. The water really is that blue!!

Great location @Croz We lived in Reno almost 10 years and enjoyed it save for the Reno politics and the wind.

I miss the MTB riding a lot. Plenty of great lakes to boat in, great fishing, great OHV trails.

In that location you are super close to all that the Eastern Sierra has to offer, it will take you years of exploring to enjoy it all. The Eastern Sierra will always be one of my favorite areas to visit and we have been all over the west.

No one has mentioned Stampede Reservoir. We discovered it about a year before we moved. That is a Great Lake to boat on. Congrats @Croz for moving to Free America! It will be windy nearly every day, you’ll need to adjust to high altitude cooking, and you get true four beautiful seasons, each 3 months long.
