We are seeing some slight gains in the MBS market this morning. As long as we do not see any drastic changes in the market, it should be a good day to lock rates.

Stocks are trading near unchanged levels and Mortgage Bonds are higher after and important Producer Price Index report that has a lot more to it than just the headline. Fed Chair Powell will be speaking later this morning around 10:00am ET.

Some thoughts...Initially, there was concern about a significant increase in wholesale prices, leading to fears that the Federal Reserve might halt its interest rate hikes prematurely. This triggered a temporary sell-off in the stock market. However, it was discovered that the reported increase was misleading. A substantial negative revision to previous data revealed that prices actually decreased slightly in March, rather than rising as initially reported. Such a significant revision raises questions about the reliability of the data collected by the Bureau of Labor Statistics (BLS). The BLS routinely reports false jobs reports for political benefit. While revisions are common in economic data, such a large adjustment is unusual, particularly in inflation figures. This highlights the importance of scrutinizing economic reports for accuracy and transparency.

The MBS market has opened in negative territory so I would suggest waiting for a bounce back on the rates before locking.

My prediction is that we should see rates start to drop in June. Inflation aside, negative job reports should eventually force the FED's hands into reducing their rate. Time will tell but the signs are all there.
