How did something like this get past plan check at the city? No matter what the structural engineer designed and stamped, the building needs to meet current building code to be issued a building permit. There is no approved shear value for drywall.

Maybe not in your area, but yes there is shear value in drywall.

OSB = SHIT Building Code's are minimum standards .....not always the best or proper...

What say you about this Mark? T&B runs jobs all over the country. There was not a last minute decision before going off the job Friday, a well planned fuck up that should have been noticed long before storm. Yes, damn lucky nobody walking thru that building.

yes there is, and I have spoke with the plans examiner(sharp as a tack, knows this stuff inside and out) already this morning, there is nothing wrong with the design it meets code just fine, it's the CONSTRUCTION METHOD that is at fault here and it is the GC's responsibility to manage these methods during construction. That was the FAILURE!!!
BELIEVE ME!!!!! LHC is one of the most strict to code places there is, I can pass plans through The California Coastal Commission easier then LHC

You can’t frame a garage without 19 lvls, Simpson buckets, redheads every 12” and 1,000 A35s lol.

Learn something every day. Had no idea building departments/code allowed a shear value with drywall.

Most of the drawings I see typically call for Struc 1 plywood vs OSB as well. But I guess that’s the engineer/architect covering their end more than anything.

You see plenty of 50’s houses still standing but a new home looks like an Apache could land on it if need be [emoji16]

All my experience since 1985 is L.A. City and County as well. A lot of experiene on my private side projects in areas with 125 pounds per sq. ft snow loads, high wind shear and seismic zone 4 and I've never ever heard of a single engineer calculating drywall as a shear value. They can do whatever they prefer but I would be the one telling the Arch./ engineer "Dont even think about it.". Step it up Son. No fucking way.

Looks like the Havadome is weakening and TSTMS are building around LH quickly. Radar tops to 45,000 ft. Would not leave my boat at Nautical courtesy docks today.

California = CBC eliminated it long ago, IRC and IBC still allow it depending on your wind and seismic zones, I still use it in addition to ply, but use it along with resilient channel to stop drywall cracking in the RV garages, it just tightens up the nailing/screw schedule and j-bolts a bit, so a extra box of screws and a couple of j-bolts per home is cheap insurance for the GC's not to have to return to fix cracks.

My son is out in Havasu hiding out for the week. We were doing a family FaceTime when he put the phone down to start pulling stuff down. Looked like it was getting pretty interesting. He said there was a roll bar boat getting hammered :oops:

ok so here is the deal I went and look at it and officials showed up while I was there
The reason we see no plywood shear or strong wall is that this was designed as all internal DRYWALL SHEAR, some one tried to cheap out and some how got it to calculate out (engineer should be shot) entire 1st story should have been plywood shear 6"edge 12" field, 2nd thing that happened although diagonal bracing was there some of it appears to be ripped out, I am going to guess by the rough in subs. It's the GC's responsibility to make sure the job site is safe at all times and apparently this did not happen.
so it's NOT THE FRAMERS FAULT they did what the plans said to do, This is going to fall back as negligence against the CG is my educated guess and the engineer is going to have a few questions to answer as well. I would bet heavily that this GC's days are over in Havasu as this is a PUBLIC SAFETY issue that can't be ignored, can you imagine what would have happened if children had been playing in there :mad:

Wow. Very interesting. What happens to all of the lumber? Can it be reused, or is it all deemed trash since it was part of a collapse?

I would think it's a total loss, might get some blocking and trimmers out of it, I think the field inspectors would turn it down if the lumber got reused = over nailing the wood

Nora likely pushed additional moisture into the area. But, Nora downgraded quickly once it went ashore on the east bank of the Sea of Cortez. It looked like somewhere near Guaymas? By then it was only a cat 1 and weakening. Believe the remnants, rain bands, moved to the NE from there. No longer considered a "Tropical Cyclone". Don't let the term Cyclone fool you. It is sometimes confused with Tornado, a violent twisted funnel with high winds associated with that particular funnel. A Cyclone is a large and powerful storm system.

the liability of reusing the lumber is HUGE vrs the cost savings ( if any ) .

IF the building ever had an issue down the road and it was known that they reused lumber…. It would GOOD NIGHT for the contractor!
This collapse may also put the contractor out of business, once they start to peel back the layers…. I don’t know who the contractor is.

the demo will cost a pretty penny just to remove it all.

Craigslist ad. Free lumber. They will be fighting for it and not able to haul it off fast enough. Or just give it to the framer.

Looks and sounds like standard engineering. Structure not complete, drywall and siding/stucco have Shear value.
Framed many structures before Shear panels, strong walks, hardy frames. Hold downs were even thought of. Thousands of structures in So Cal framed like that 100 years ago that have weathered many earthquakes. It's going to be an unanticipated weather event. Saw the same thing in Malibu after a storm 40 plus years ago. Sheathed roofs, let ins for lateral picked up off the plates. Some still partially standing. Extreme weather was the only cause.

There still is in LA stucco.as well. Extremely reduced after Northridge quake.

All of the structural engineers I work with would never consider drywall or stucco for any shear value. Most of the houses I work on have every exterior wall as a Shear wall with plywood sheathing, no Osb allowed. I just bid a 3,500 S/F house this week that has 13 Simpson strong walls and 73 hold downs plus a bunch of other hardware just in the foundation.

It's very interesting to see how shit is built in other states!

There still is in LA stucco.as well. Extremely reduced after Northridge quake.

Back in the seventies and eighties I wired 100 s of houses that had not one sheet of sheer and only saw 1 fall over like that when the stocking truck for the roof fell over into the house

I framed multiple houses and apartment buildings before shear walls were even thought of. Remember the first time we saw a hold down on a job, we all laughed about it.
Now every wall in a house is sheared, driven by lawsuits more than anything else.

Frame a short wall, stand it with no let ins, push it laterally it will fold. Do the same with sheetrock on one side, you aren't going to move it.

Look like they pulled all the plum 'n' line bracing, or 1 of the happy neighbors did. Framed a lot of houses in early 90's Denver area, no plywood shear, a mix of drywall and thermoply (structural cardboard)
When I was in the Kansas city area I had a micro burst come through 2 houses I was framing, 1 was partially framed with some walls up over the walkout basement, other was completed up to roof plywood. Only lost the 2 gable ends on the 1st, completed 1 was torn to pieces, had a microlam and good chunks of the floor 1/2 a block away.
