Mesquite NV. and retirement?

Do we have any inmates in the area? Looking for some Intel about the area.
LHC is still first on our list for retirement but the housing costs just don't currently make financial sense. Anyway sounds like some decent SXS riding in the area as well a sand hollow. Lake mohave and mead only 1 to 2 hours away. And looks to be plenty of golf courses in the area!

Seriously......don't use Sand Hollow as a factor. It's a pretty small body of water and there's always a huge crowd. sorta a 2 lbs of shit in a 1 lb bag place
This is true, I have a house in Dixie Springs right next to the water, love it, and good riding, but it can bet really busy. Mesquite, some good SxS riding there, but not much else to do. Would need to explore more there before making a decision. Going back to Sand Hollow / Hurricane, we love it. Prices are a little out of control, supply demand there.

Also sand hallow can give you the “itch” in the summer.

The offroading there at Gold Butte is 2nd to none, you aren't far from Vegas either.

It is a trek to go boating though, probably about a toss between mead or sand hollow, either is at least a 1 hour drive.

Moapa/Overton aren't bad, there are a lot of big rural properties out there, so you can get an ag exemption on your property taxes with a certain amount of animals on the property 👍

They are even closer to Vegas

If you want boating go to Page or Havasu....off road riding, south central Utah, golf, damn near anywhere..crowds, St.George/Hurricane area

Our daughter’s in-laws live in Mesquite and really like it. Moapa valley is very nice. That’s where Wayne Newton once had his mansion and horse ranch when he was rolling in the $$$. There’s some good off roading in the area.

I was thinking for the riding there, not the boating, but you never know.

atv and sxs riding in the Sand Hollow area is just as crowded, if not more, than boating on Sand Hollow. If you want good riding plan on putting your car on a trailer to go there. I've lived in southern Utah for about 30 years, along time ago there were good uncrowded places but those days are gone.

Seems like a nice place but never stayed there, just passed through. Tons and tons of retirees there, and snowbirds it seems. Traffic is sloooooow through town.......

Been going there every summer for 12 years, never had it. The trick is you don't swim in the areas where water doesn't move, and you shower good when you get home. I love the itch story, keeps people away. SandHollow is closed... :)
But it’s true. So many people buying itch cream at Walmart was funny.

That's what I was hearing. Could always load up for quick day trip to sand hollow. Real estate looks reasonable and within an hour or 2 to most everything.

Can the sxs be registered street leagal in NV and or UT as easily as they are in AZ?

How far is it, 30, 40, 50 miles?

It don’t know for sure, I have not gone alllll the way to Mesquite, but been back almost the the end of the gorge. Maybe 50-60 on the high side.

Once through the gorge, it’s about 45 minutes.

I know there is a road between St.George and Mesquite. On the north end it comes on I 15 (Black Rock). I haven't done it in about 20 years, back then it was doable in a 4wd pickup
How far is it, 30, 40, 50 miles?

Curiosity got me. Looks like it would end up being about 60 miles. The orange path is about 49 miles.. and it is a straight shot to Mesquite (left of the picture) from the Gorge, so another 10-15 miles maybe to Mesquite proper. I did not map from Mesquite to the gorge.

Now that I mapped it I want to try this!

Looks like a good mix of terrain. I am assuming this is not a power line service road?

I've done 2/3 of that. Its almost all BLM roads, maybe 5 miles of powerline. You'd make good time and could make a day of it. You'll have to add a gas stop in there around St George.

I think if you know the roads you can get to the Overton arm of Mead

This would be using some of the roads that get you to Bar10 from St George, lots of trails running north south there and all tieing together with Gold Butte and Mesquite

Yes. It’s a straight shot south for me out of St George, and we’d funnel right together! It’s less than 90 mins.

We are thinking of a St George day ride, gas up, get a bite and then head straight to Bar10.

Housing in Mesquite is going to be much more reasonable than southern Utah. You also have the benefit of no state income tax.
Thats whats got me looking at Mesquite. St. George looks really nice but it's nearly as expensive as LHC.
I would assume most of Mesquite is on the newer side of the last 10 years, and probably growing quickly?

I haven’t spent a lot of time there, but from driving through it seems to be mostly newer communities.

The biggest difference I see between LHC and Mesquite besides the home prices is if yore a boater you'll be looking at a 2 to 3 hour drive to the nearest boating lake. Deal Breaker for me. I like being able to be on the water in 5 minutes. It would be a major thing especially when you get older to tow that far, boat all day, then try to make the 2-3 hour drive back home. Chances are I wouldn't be boating that much or would likely give it up. Have you looked at Fort Mohave? Prices are way less than LHC but yore not far from the launch ramps.

Yes we are looking at FM and Bullhead areas. I know I might get shot for this statement but Lake Mohave is a much nicer and cleaner lake for boating than Havasu. Only real downsides are Katherines landing can get a little crazy and Cottonwood is a bit of a drive. If I am going to make a drive to launch, I am heading to Willow beach!!!
I have spoken w @PaPaG a little bit about the FM area and am hoping to meet w him soon to get some info on his home build.

I offroad from Mesquite (Casablanca Casino) to Bar10 and to Whitmore canyon overlook 2 years ago on the Gen1 Tundra, on the way back I took Mt Trumpbull to BLM 1069 to Sand Hallow and took the highway back to Mesquite where I parked the trailer. Its little over 100 miles from Mesquite to Whitmore Canyon overlook.
ToroWeap overlook is another beautiful point of interest nearby.

I want to do this ride, 2 day deal with a stay over night in Mesquite. Need to look at it more closely with my On X maps.
