Two years ago I rented one of my properties to an old guy on social security. He asked if I would allow a roommate. She is 32, and has an 8 year old son. She lost an arm in a motorcycle accident that killed her boyfriend, and she survives on SSI and the boy's SS benefits.

They pay cash for the rent, and keep the place in OK condition.

Three weeks ago she failed a drug test (pot), and the consequences were swift and severe. The boy was taken away. I don't know who has him. She lost her SSI and food stamps. She moved out a week after it happened.

I'm going to talk to my tenant on Wednesday. I don't think he can afford the rent alone. He says he has a roommate lined up. We'll see about that. Some of the people I've seen with him look pretty sketchy. I'm gonna do a credit and background check.

Four years ago I was ripped off by a tenant that started using meth. He stole everything that wasn't nailed down and disappeared. I'm not going to let it happen again.
