It also will depend on what population density you want to live in. We lived on the West side for 13 years (Peoria, Surprise and Waddell) and all three were different. We enjoyed Waddell by far the most. Wide open and spacious, great for toys. We now live in Gilbert which is a very nice East side of Phoenix town and hate it. Houses are literally 10 feet apart, traffic is constant, lots of stores but they are always packed. To me it's a status town. Lots of ballers here so house prices are up there especially for what you get.

Certain highways are notoriously bad during rush hour. The 10, 17, 60 all have issues. I do have friends though that bought houses in the right locations which puts them on the reverse side of traffic so their commutes aren't bad. You could get on google maps during rush hours and see what is yellow and red to get an idea of where the bottle necks are.

This coronavirus BS is what it took to push me over the edge. I want out of CA and to the Phoenix area. I don't want to doom my future children with going through the CA indoctrination school system and their BS discipline policies. Only problem is, I don't know where to start.

I am planning to move and start out working from home with the goal of expanding our Civil Engineering firm in the region. That is important because it will most likely include acquisition of an established firm and setting up an office. An office would need to be closer to the metro area, but with an address that carries some weight to attract talent and clients (such as Scottsdale or Phoenix addresses. It helps believe me)

That brings me to my situation, I have no scale for what commute times look like and distances vs. drive time etc. I am 29, fiance 26, getting married in october, no kids yet, dual income, looking to spend $550k-650k max.

I really like Cave Creek, the areas along the 17 north of town up to New River, and the older canal-irrigated areas of Peoria. I'm not sure as the good communities, reasonable distance from town, drive times to the river, glamis, etc. to get out of town. I would like 1/4 acre lot and a pool is going to be a priority with the summers in AZ. I am not opposed to building, but I'd like a larger lot if thats the case.

Whats the verdict? Am I out of my mind, or is this a reasonable list in the greater phoenix area? Where would you start?

"I'm NOT moving to phoenix. lets be honest here "it's HELL on earth every Summer" and anyway I get a warm & fuzzy feeling every time I hear someone just left California.

Personally, I couldn't do Phoenix. It reminds me way too much of LA but with about 30 to 40 degree higher Temps. I really like Tucson much better myself. A little cooler and on the perimeter of the city is a great mix between city and country living. That's the only $.02 I have on the matter.

Being from rather rural No County San Diego, if it were not for the occasional bizarre PHX area weather events, it slips under the media radar.

However, when we're in Havasu, we get all the PHX local news --- and holy shit, it's frigging scary shit. Murder, shootings, horrible traffic accidents, nightmarish traffic jams, I watch the news and wonder, add in living in summer heat hell, why would anybody want to live there ????????
In all honesty, I must admit, I watch far more evening and or morning news when I'm at Havasu then we do at home. Never really thought about why, just do.

So I find it interesting, surprising really, when y'all come on RDP and everybody is chatting up PHX or surrounding areas like it's heaven on earth and all I can recall is the latest flooding or Haybob (Or whatever that dust storm from hell is called). Looks like it's maybe 100 miles closer to Havasu than from our place ( 300 miles exactly), and yes, we get some hot days (Like today, it's 92 inland) and our worst nemesis (At least out here on the rural edge), being FIRE, bad, FIRE BAD !!

I admit, I've been to the PHX area once in my 72 years, that was in oh, 1987 I believe, never had a reason to return. Been at Havasu for 26, but haven't done a summer trip in maybe 6 years, screw the summer heat, give me fall, winter and spring.

I've seen some pics a few RDPers have shared of outlying areas, surprised how green the hills are, beautiful really. I realize calling that entire area Phoenix, is like saying that Orange County is LA or even where we live is San Diego,. entirely different worlds. My son returned from visiting his mom-in-law in Surprise, saying some pretty positive things about it.

Being retired and having the vacation place at Havasu, I'm always interested in getting more for our $$$, which would leave us more play money.
Sometimes it's hard to push away all the "News" negatives.

I am reading all these love stories with interest --- surprised you haven't all been shot or died in a horrible traffic accident :eek:

Just not sure how healthy my immune system will be after spending 4 months of summer isolated indoors. :oops:

A lot of stuff gets missed in the California news. Drivers are horrible in Phoenix. Phoenix along with many other cities is a place of opportunity compared to California. If living in the heat means being able to have a life and move forward in life compared to having no life and going broke safely but good weather in Ca, I'll put up with the heat. Went from a shithole in Romoland to a nice house in Surprise and will be a small business owner by September. 2 things I never imagined happening in Ca and I'm making less.

You have a full plate of requests.
Why not move to whatever area. Rent for a year. Find the right area you like. Right Contractor etc.. etc... then find that lot and build.

I was born and raised in Scottsdale and have lived almost all my 57 (nearly 58):oops: years in the Phoenix metro area.

I haven't been murdered, shot at or in any horrific accidents.
I must be doing something wrong.🤔

I will admit the summer heat is oppressive at times but you figure out ways to deal with it. It's only a few months and the rest is pretty dang nice.

Phx crime is low for a major City. Phx averages about 1 shooting a day compared to Chgo at 50 per day. Sure Chgo has 10x's the population, but they have 50x's the shootings. I moved from Chgo to hear and it amazes me how light the traffic and crime is. Now I travel to CA for work and can't believe how bad it is vs Phx. I'm sure if you compared other major CA cities of similar population, Phx would be lower.

I actually liked the area... lots of cool properties and ranches. Would've loved to see that whole valley in the 80's. I was living in an apartment on a ranch. In its prime it was badass ranch. The apartment even has an elevator to go up on the roof/deck and there was a wet bar up there. The current owner let it go to shit and termites have eaten most of everything.

At home we mostly watch pre-recorded shows, occasionally a weather report. At Havasu we're watching broadcast TV, so tend to see a lot more local PHX news.
I suppose if we watched San Diego news, it wouldn't be all that much different. Being 30 miles to the north and living with coyotes, bobcats and rattlers, what happens in San Diego isn't really my problem. Being retired, traffic is pretty much a non-issue.
I'm sure there's outlying areas surrounding PHX that are similarly rural and feel far from the action. Of course I've heard of Scottsdale, I'm sure there's others by now.

I think people really overstate the "cheaper" to live in phoenix metro... I totally depends on where you are looking. Maybe cheaper McMansion tract homes on edges of the west and east valley. My 2300 sf 1976 ranch style slump block home with 8 foot ceilings that most people would not even live in because its not stucco and modern is going to cost you 1/2 million in South Tempe.

Drive out and explore the area. You'll find out real quick you will want to be in Cave Creek instead of Peoria. Commutes are still long mileage wise but shorter in time. Example, I have an 86 mile commute sometimes and take 1.5 hours. My 84 mile commute in LA took 3.5 hours. In LA, 90 minutes would get me 15 miles sometimes.

I did some driving around when I was out in January and really liked the areas north of Scottsdale and Queen Creek. Im worried Queen Creek is too far SE for me.

Just to let you know the Phoenix area is available on Sigalert like Socal. My wife and I use it whenever we are on our way to the river from Tucson.

Have you tried the new 202 by-pass yet? You will love it coming from Tucson and driving around Phoenix. Plus your boat in the carpool lane towing at 65-70 mph, you should never have to turn off the cruise control on the way to the river.

San Diego was nice when we lived there but wearing a wetsuit in July wasn’t my deal. I can float comfortably in my pool at night with a cocktail and enjoy the stars. I have 6 lakes one within 15 minutes and millions of acres of National Forest at my door step. It's worth having to put up the crowds and crime ;)

Ya we have used the 202 by-pass a few times now. Much nicer then going through phoenix for sure. Wish the speed limit was 75 tho lol.

I think you'll have an easy transition coming from Yucaipa. I owned my first home in Yucaipa back in 96. Still have some friends that live there. Do you know Tony & John Selvaggio by chance?

If you have a place in Needles I'd suggest the North side of the valley. You can get to the river 3 different ways easily. One of which you'll never get on a freeway. Take your pick between Scottsdale, N phx, cave creek. new river, Peoria & Anthem. All great places to live that should fit the bill.

Waddell is on the up and up. They just built a Costco there. I sold this home to some friends that I moved from Elsinore. I sold their Elsinore house and then sold this house to them. He was just transferred to Vegas so I'll have it up for sale again in the next month or so.

Queen Creek is my 86 mile commute. Driving in and out to just a freeway is like the drive from Hemet to I10 in Banning going through Lambs Canyon but just flat. It's a nice newer area but you are out there and they are packing in houses... For me its way to far East as I still go West for my activities. The 60 in the morning going West is similar to the 91 West in Corona in the morning. Cave Creek is North East but overall nicer spread out area. If you need to go West you take Carefree Hwy to I17 to 303 or to 60 if you're going to the river. Waddell is nice. Area seems to be like an older Norco but bigger nicer properties. It's West but I would take it over Queen Creek. The drive from Cave Creek to I10 isn't so bad once you realize what the area has to offer. I lived in Rio Verde for awhile. I bitched about the 30 minute drive to I10. I live in Surprise now and that 30 minute drive from Rio Verde to I10 wouldn't be a problem anymore. LOL

Here's a fun comparison in Irvine/Orange County that was just emailed to me. 4 bed 2.5 bath. This is some of why I moved out here too.... HAHA!

I know it’s more than some want to spend but for 1.4 this house in cave creek / Carefree shows what the area is like and what it has to offer.

Is it just me or do these higher end properties seem like they don't offer enough of what people like us want from them? My dad could buy that house right now but the first thing out of his mouth is why the hell do I want to pay for 4 acres I cant use and where the hell is my shop going to go? And what kind of asshole puts an electric cook top in a 1 million dollar + house? HAHA!

Queen Creek is my 86 mile commute. Driving in and out to just a freeway is like the drive from Hemet to I10 in Banning going through Lambs Canyon but just flat. It's a nice newer area but you are out there and they are packing in houses... For me its way to far East as I still go West for my activities. The 60 in the morning going West is similar to the 91 West in Corona in the morning. Cave Creek is North East but overall nicer spread out area. If you need to go West you take Carefree Hwy to I17 to 303 or to 60 if you're going to the river. Waddell is nice. Area seems to be like an older Norco but bigger nicer properties. It's West but I would take it over Queen Creek. The drive from Cave Creek to I10 isn't so bad once you realize what the area has to offer. I lived in Rio Verde for awhile. I bitched about the 30 minute drive to I10. I live in Surprise now and that 30 minute drive from Rio Verde to I10 wouldn't be a problem anymore. LOL

Awesome info thank you. I lived in Valle Vista area of Hemet until 3 years ago, I don't know if I want to get out that far away from the freeway again now that I live a little closer to one.

Good points. I avoid ever having to go to queen Tuckey. It’s way the F out there. No judgment though if that’s what folks want. Haha!!

Oh man.... I have a friend moving to Queen Creek, I hope they aren't disappointed.

Where you work and commute is a big Factor in where you locate in the Phoenix metro...

I'm a Native. What I dislike the most, is being invaded by Californians that vote the same they did in CA. What I like the most is the Weather and Freeway System. Freeways are FUCKED during the rush hours but any other time, very nice. Weather speaks for itself. Hot as balls 3 months out of the year and 9 months of premium Weather.

San Diego was nice when we lived there but wearing a wetsuit in July wasn’t my deal. I can float comfortably in my pool at night with a cocktail and enjoy the stars. I have 6 lakes one within 15 minutes and millions of acres of National Forest at my door step. It's worth having to put up the crowds and crime ;)

Being from rather rural No County San Diego, if it were not for the occasional bizarre PHX area weather events, it slips under the media radar.

However, when we're in Havasu, we get all the PHX local news --- and holy shit, it's frigging scary shit. Murder, shootings, horrible traffic accidents, nightmarish traffic jams, I watch the news and wonder, add in living in summer heat hell, why would anybody want to live there ????????
In all honesty, I must admit, I watch far more evening and or morning news when I'm at Havasu then we do at home. Never really thought about why, just do.

So I find it interesting, surprising really, when y'all come on RDP and everybody is chatting up PHX or surrounding areas like it's heaven on earth and all I can recall is the latest flooding or Haybob (Or whatever that dust storm from hell is called). Looks like it's maybe 100 miles closer to Havasu than from our place ( 300 miles exactly), and yes, we get some hot days (Like today, it's 92 inland) and our worst nemesis (At least out here on the rural edge), being FIRE, bad, FIRE BAD !!

I admit, I've been to the PHX area once in my 72 years, that was in oh, 1987 I believe, never had a reason to return. Been at Havasu for 26, but haven't done a summer trip in maybe 6 years, screw the summer heat, give me fall, winter and spring.

I've seen some pics a few RDPers have shared of outlying areas, surprised how green the hills are, beautiful really. I realize calling that entire area Phoenix, is like saying that Orange County is LA or even where we live is San Diego,. entirely different worlds. My son returned from visiting his mom-in-law in Surprise, saying some pretty positive things about it.

Being retired and having the vacation place at Havasu, I'm always interested in getting more for our $$$, which would leave us more play money.
Sometimes it's hard to push away all the "News" negatives.

I am reading all these love stories with interest --- surprised you haven't all been shot or died in a horrible traffic accident :eek:

Just not sure how healthy my immune system will be after spending 4 months of summer isolated indoors. :oops:

To late, bought in Havasu 26 years ago and 40 acres of ranch property about 16 years ago. What I have stayed away from is Phoenix, so it's all yours. 😆
Unless that is I need cancer treatment, my ranch neighbor claims that's the place to go when you're dying and decide you want to hang on for a few more years. 👍
People shoot each other in that big city, at least in Havasu you'll more than likely get shot by your wife or girlfriend, not some complete stranger. :oops:

Have you tried the new 202 by-pass yet? You will love it coming from Tucson and driving around Phoenix. Plus your boat in the carpool lane towing at 65-70 mph, you should never have to turn off the cruise control on the way to the river.
I took that back in early March going to LA. So much nicer than going through downtown or even taking the 8 to the 85 around.

We are way closer to making this happen. Booked a Cave Creek rental for a week. It was 115 degrees when we got there. I think a pool is in our future lol. We had the chance to drive to Prescott, Jerome, Sedona, Bartlett Lake, Mesa, Queen Creek, and everywhere in between. We met up with local friends for beers, pool time and dinner at their house. That really helped make the decision easier since we are leaving a big network behind in CA.

We also had some friends that are building in Queen Creek meet up with us for the weekend so they could do their framing inspection. On Saturday we rented a pontoon and went to Saguaro Lake. That is an awesome local spot and I can't wait to check out more of the local lakes. On Sunday we went and did the salt river float. Another great time with our local friends.

While we were there we spent alot of time with Corey @Cdog and spent 2 full days going through listings and some new builds. We were ready to write a check to start a new build with a developer, but they have decided to spec out many of their remaining lots. So we are waiting to hear if they will change policies. While that is being worked out, we have started exploring building custom. Cave Creek area is definitely where we want to end up.

On our end, Taylor is working on her teaching credential in AZ to start applying for jobs in the spring. Sounds like Cave Creek/N. Scottsdale have a very desirable school district. I have the green light to go remote working with returning to the office in Redlands every third week.

We are kicking ass cleaning up our house to get it listed. It is turning out to be very nice. I will post the listing here for anyone looking to move to Yucaipa.
