Until all these 2 story houses go in… these things are huge right next to the water at London Bridge Rd and Palo Verde N…. This empty lot has been around forever …. 1 story houses would have been ok!

That thing is huge. There are quite a few going up with lake views there and in the new section of sailing hawk.

I'd say $$$ has everything to do with allowing those to be built. Higher real estate value generates higher property taxes, therefore more money for the city, county and state. I doubt many politicians with their hands in the cookie jar give a shit about the views or how these homes will take away from it.

Well they way I look at it…

The city has SOLD out to developers and look the other way on how the city was developed!

That Mobil home park got a good screwing !!


I like the way code enforcement works ….

But

Import 1,000 cy of fill dirt over 2, 3-5 years to level or raise a lot for a 2030 build - 100% ok. Nothing to see move along !

Surprised they let 2 story units go up there. Wonder if the land was county and not city?
Mobile home peeps certainly lost the nice views they have had for many years. But they were not "forever views"

It is all in the zoning as far as I know. Maybe different for someone on the inside. But look Into to zoning of the property. Most homes are 15’ height limit. But in the LRE zoning I think that you are able to do 25’. Our sliver lot is 25’ with the larger lot at 60’ height. Can’t wait to build that for the best view in the main part of town. 😆

The 15' height limit is in place in most of the city but certain areas do not. Possibly dual/mixed purpose type lots around some of the business/industrial zones.

Take a look at this link. You should be able to find each parcel and the zoning of them. You might have to toggle the layer and then search for each property. Owners should not be able to go outside the heights without a variance. Those should be discussed in a public format for the community to approve unless it is done under the table.

I'm on Lake Havasu Golf Club course and almost all the homes around me are that size, and most of these homes are 20 + years old. Seems to me that its normal.

That is the LRE zoning, Tighter set backs and smallerish lots so higher max heights. 👍

The zoning of LHC is literally like an etcho sketch with different handlers....sad folks likely lost their view with that one since he is on the lower slope and going up higher. Remember when we had a lot of Park Terrace Ln, we could build 1 story but the homes that were higher than us and backed up against 95 could build 2 story...so it seems there are some rules that do apply but how they get applied and enforced is a different story.

Anyone know the story behind this new tract of homes? Looks like quite a few are going up at the same time so guessing these are spec and all for sale?
Who is the developer? These can't be cheap, any info on what kind of $$ these will be?

The Lofts is part of the Sailing Hawks Master Planned Community. This parcel sites separated from the rest of the community, just south of Palo Verde North. The property current has a multi-family planned unit development approval for 22 two story townhomes with large garages. The property has commanding views of Lake Havasu with a convenient location on the north side of Lake Havasu City close and close to the Lake Havasu State Park and boat launch facility. This property is one of the last premium development parcels in Lake Havasu City close to the lake!

so it seems there are some rules that do apply but how they get applied and enforced is a different story.

I have heard that over the years owners & builders have pushed the limits. That is why there are so many inspection points of the build process. The building department does monitor what is being done these days to a point. I assume that those in the inner circle can push the limits but what do I know as I have to follow the written rules. 👍

Might be some mobile homes for sale at a reasonable price soon. With no view but might be good for some rental properties.

As a kid in the old days, I remember , movie theaters didn't have proper elevation changes for the rows of seats. Some fucker 6'+ got his assigned seat front of me, I had to tilt my had left and right to see the movie when he moved his head.;):p

I had a situation about 5 years ago. Our street runs downhill basically towards the lake, and all the houses also step down as they move down the street. I built between two houses and don't remember the exact figures, but I was required in elevation to be between my two neighbors which we did. My three neighbors to my left also step down and follow the street elevation. Then below them was a very high empty lot with many houses to the left of the lot that also continue to basically follow the road elevation.
Now comes some spec builder to build on the empty lot, but instead of grading down like everyone else he's allowed to build with very little grading and towers over both neighbors on either side. There is lake views involved, and I feel the city gave this spec builder special treatment to have a better view. He doesn't block anyone's view it just looks stupid and if I was a neighbor I'd be pissed losing my privacy by having someone towering over me. I called the city, but after some runaround saying it was never necessary to grade the way I was told to, I just figured I'm not his neighbor and let it go. Still think it was some B.S.

My neighbours house [ black roof] was built later than ours. He isn't the original owner now, so are we. Original owner of our house spent thousands of dollars with layers to try stopping the builder after he found out, the owner greased someone at the city to get permits for three level house. The building code is set for natural slope and max 30 height. Fuckers built up the slope that gained an extra 10' in height to the rooftop. When the A frame came up, that's when the owner of our house contacted the contractor to stop. Contractor said it's too late, the work progressed too far. I have the paperwork showing pictures of the build and the lawsuit that didn't go far. Guy lost 20k in the suit. He was so pissed he sold our house, and we're the fourth owners since 2002.
I still have a nice view but my bloody neighbor doesn't want to cut the trees lower since we moved here 8 yrs ago. He's going to sell this spring and I want to offer to cut those fuckers down at our expense, before new owner will buy. The trees are a fire hazard where we live, especially since our Christie Mtn fire lately. I cut out many junipers around and behind our house, recommended by firesmart experts. Our property is close to 1 acre, but most of it goes up to rock above Picture from our property after a steep climb up to the rest of the property. I need to build a funicular up there and put up a gazebo, haha

That is kind of like the liberal nut jobs behind my parents in Hawaii. All was fine with the 2 story addition that our family was building. Then they saw the second floor was framed and they lost their sh!t. They stopped talking to our family and be a P.I.T.A. Ever since. They don’t like the fact that they sunbath nude. Not like anyone would want to look at their body types. They just built a fence over max height because they are whacked. As always our family takes the higher road and they just keep getting crazier. 😆

A friend lives in Gibson where Bruno Gerussi Beachcomber Tv series made, from across Vancouver, with ocean view. His neighbour below him had trees planted long time ago that eventually blocking the view. My friend approached the guy and askied him if wouldn't mind trimming those trees. Guy flipped him off. Buddy waited a few months and contacted BC Hydro, telling them the trees starting to interfere with the overhead electric lines, haha. Hydro came out and cut the trees down.🤣 I think my buddy knew someone at the local utility.;)
