Just Got Our CA Property Tax Bill

Holy fuck!! Did anyone else’s go way up? We added a 960 sq ft garage to my existing garage. I’m fairly certain that the City put a $60,000 value on the added garage.

Our property taxes went up $3000 a year to $15,645.

Anyone know what happened?

Mine went up around a hundred bucks. But no additions here. Surprised it even went up considering property values are flat compared to last year… well, actually not surprised.

Don’t they just tax the value of the addition? I was expecting 1% of the $60,000 value placed on the garage.
Did your area pass any recent propositions that impacted your property taxes lately? A few years ago our area decided schools actually needed to be painted and maintained, and they wasted all the allocated money on payroll and benefits….so all the idiots voted for it, and our property taxes jumped a good 15% or so.

A few years ago our area decided schools actually needed to be painted and maintained, and they wasted all the allocated money on payroll and benefits….so all the idiots voted for it, and our property taxes jumped a good 15% or so.
There’s a bunch of additional costs listed on the bill. Water, sewer, fire dept, schools, etc, but I don’t know for sure if anything was assessed.

Sounds like your property may have been reassessed at its current value?
Assessed value is $1,247,000, so $15,647 property tax for the year sounds high, doesn’t it?

Driving home from work in Van Nuys today I saw some black female transient sitting on the sidewalk next to a trash can. She was pulling paper out of the trash and violently tearing it and throwing it in the ground. Fuck California

To my understanding, the value should only increase by the stated value of the addition. They should not reassess your entire property for an addition.
That was my thought too. I was expecting a $600 increase for the year. 1% of $60,000 for the garage cost.

Fingers crossed, our current PT are about $1,100 a year. On our permit for the 866sqft addition I put a cost of $72k. Was told by the LA County Tax Accessor prior to permit only the addition will be accessed not the overall property.
Stay tuned...

It can go up slightly in ca. prop 13 just restricts how much it can be raised think it’s like a fraction of a percent.

Thats not my understanding my understanding you pull a permit your whole prperty gets reassessed.

i think except for an ADU

edit: or maybe not ADU i think if you pull a permit for solar it doeesnt get reassessed

This is why permits are a double edge sword. You’re good on title for resale but you get kicked in the teeth on property taxes.

On the other hand I’ve yet to hear of anyone not getting the value out of an un permitted build lol.

What defines a 'New Construction.' My understanding was a tear down and 'New Construction.'
Which is why people demo back to a corner or wall and leave it.
An addition or remodel should not constitute a reassess.
I'd appeal...

That would get his entire property reassessed. I was gonna add one but that kept me from doing so.
I've built a bunch of these now both as a part of new construction , and detached on the property. We are in SLO county, but there are tons of links stating the opposite, and I haven't heard any horror stories about re assessment. Most of what I build start with a tear down, and that square footage of the old existing is deducted from the new square footage with the land assessment remaining the same. I tore my primary res down in 04' to build a new one and my taxes are still reasonably low considering. One of my buddies just built a 2,000 ft house outside of Dallas valued at about 675K and his taxes are way over double what mine are 1 street from the beach. It's the bonds and subbed out fire services etc that add on more than the slight increase allowed by prop 13-

In many cases these days , the "leave a wall" is just to keep a pre existing / non conforming element of the structure, or more importantly at the coast preserve the footprint as it relates to "bluff setback" or other footholds which would be larger and / or trigger more permitting, with more coastal commission crap in a total tear down.

You're paying 1.25% on the money. I'm paying $1.3%. Assessed value of $733K, $9600/year.

Don't complain...they'll probably find their error and add another .05 percent lol.

I was told (back in 2008 when I put roof back up over my 3x8' side porch and code enforcement caught me) that the property would be reassessed when adding square footage...not when doing repairs.

Every permit you pull on your house, PT go up. Yes your solar system raised your PT, since a permit was pulled.
I’m pretty certain solar has an exemption in CA. Google it and it says there’s an exemption for it. I’m about to find out personally. I just got my PTO on my solar on Friday evening and switched it online Saturday morning.

Your permit got you reassessed. Same thing happened to me when I did my patio cover.

You’re gonna love solar. My normal September SCE bill is $500-$600. This September with a 27 panel system, my bill was $10.59.

How much did that solar system cost?
$47,000 ish, it’s $178 a month, zero down, at 3. 1/2% interest. We get a $15,000 ish tax credit in April when we do our taxes. That tax credit has to be applied to the loan to keep the payment at $178 a month. If not, it goes to $250 ish a month. It’s for 25 years.

It works out to a savings of $80 a month in the winter months and $400 a month in the summer months, instead of our SCE bill.

I figured out what happened. I calculated 1 1/4% of the assessed value of $1,247,000. That’s where they got the $15,600 a year in property taxes.
