Thanks. I have thought about buying a RV and renting a spot at the Islander for a few months in the summer. While keeping the house for the garage and winter. Hmmmm..

Make it happen. I'll show you where Bill keeps his beer:rolleyes

I have stayed at the Islander short term and really liked it. They have marked spots on the beach to tie up over night as part of your stay, the beach is full of small rocks we used a small piece of carpet to run up on. First come first serve didn't really work out well sometimes. We did a whole summer stay at the BeachComber next door mainly do to cheaper rates, a slip is included when you are there(under 24'). The ramp is not the best but doable. Don't think they have a 10 year old rig rule. And you can walkl over to the fence and watch site six at sunset if that entertains you

Yes on Kimble Fire. Sometimes its better to wait until after framing so we can set finish in one trip. Not good if you can't work thru the framing though.

Now back to the Islander thread.

Do they just kick out the RV people. Will they kick you out if you own a park model.?

Not sure how they could kick you out if you own a park model but if any place could it would be them! Outcole'd would probably know that answer!

Are the park models considered "manufactured homes" or "mobile homes". I'd consider buying one, but would need to finance part of the purchase and i believe its harder to get a loan if its considered a "mobile home".
Place looks really cool though, I will probably check it out during desert storm, or if I go for winterblast in Feb

I have a couple buddies that have bought recently. One was listed for 120k and they settled for 90K. Small down and he pays the owner direct. The other paid 300k cash. Heard he got a great spot.

It depends on the year of the home but gets a little wonky in this scenario because of the land rights. Banks generally aren't real fond of size able loans boarding on unsecured notes.

My experience has been that many owners will carry paper on these if you put enough skin in the game $$ to make it difficult for you to walk away.

Exactly, the only way to finance would be a HELOC loan, or get the seller to carry. They would never appraise for the value without the land included.

You would have to be "creative". They frown on that I believe.

Yep. Did that for 2 summers (we split cost and weekends). It wasn't easy, but it can be done. 5th wheel, both of our boats, and etc had to be in both our names. Insurance policies too. Luckily, we both have the exact same vehicle and same color, so that made that part of it easier.

How about 1 family, but 2 owners?

Say my dad and myself want to go in together?

I'm sure that's doable. The RV or park model would need to be registered in both names, and be up front with the Islander about what you are doing, and I'm sure it would be fine. I know other people doing something similar.

I'd be interested in leaving a RV / 5th wheel there during summer / fall boating months (April - October or so). How hard is it to get a spot, do they reserve out to long-termers? How does this work?
That might be a good option for me, then I dont have to worry about having a empty park model sitting during winter that I dont use and may not be able to rent

There used to be a two+ year waiting list to get a RV spot, that's gone. You can call right now and get a 6 month site for Winter or Summer, no problem. You may not be on the peninsula, but you will get into the park. As long as the RV is up to par, no problem.

And also for anyone looking to do the RV site for the Summer, I know of a couple of site awnings for sale. Let me know.

I'd be screwed then...mine has the typical slightly faded / chalky graphics that all fiberglass sided RVs get when exposed outside.

All you need is a weekend and 2 to 3 bottles of rubbing compound! You saw how my trailer shined up!
