California sucks, I know!!

Who is everyone using?
My current company (Oregon Mutual) is not doing insurance anymore and getting out of the game. I have been on the phone all morning trying to find a company that will insure in my area with very little luck. Unless, I want to pay double what I am paying now. Who is the go to?

I use AAA. They’re not the cheapest but the service has been great so far.

When I’ve had a catastrophe I’ve never cared what my rate was. I want service.

Some people where I used to live have had to go Lloyds of London . Some people are stating their premiums have gone from $ 6600 to $36000 ! These are homes in high brush area

State Farm got the okay to return rates to pre-pandemic levels, 6.9% price increase effective in May.

A couple of years ago, Nationwide, after 15+ years, declined to renew policy due to my Extra Heavy Fire Treated Shake Roof was actually made from wood. Walked into the local State Farm office, explained situation, walked out with comparable coverage for slightly less premium.

USAA is the best, you have to be ex-military or have a parent who was a member.

I have AAA, no complaints. also get a discount for having our cars and roadside through them. I just wish i could make 1 payment for all 3, not 3 payments to different departments.

I switched a number of policies to Hippo Insurance.
All online but have Cust Svc for claims. (never had one with them)
Super easy--increased coverages at a less cost.

they say I’m in a fire area .
No one will insure.
All the hills are green landscape.
I’m ready to just drop them..
Deductible is $6000 the best I can have .

X1000. If you qualify it’s the best. You might find it cheaper. But not better. Jmho.

I dont qualify, Already tried. Grandpa was in the military but passed away and dont have anyone else in the family with a USAA account. I was bummed!

We were told we were in a high risk fire area, completely residential with a couple of manmade lakes, a couple of shopping centers and the river surrounding on 3 sides.

When I bought up here in Arrowhead I had Travelers. Filed a claim due to a heavy rain, they refused coverage and then canceled me. I then switched to Farmers until they tried to triple my premium, so I moved to a company called Horace Mann (serves school districts), had a claim with them, they refused coverage and then cancelled me.

Now that everyone has decided that Arrowhead is a high risk fire zone i can’t get regular insurance. I called around and no one would insure.

Then I had to look up the California state plan. Hell no.

Eventually I found that AAA has a high risk division called Assurant and they wrote a policy with a ridiculous premium but still cheaper than the CA plan.

Only problem with that is AAA doesn’t recognize their high risk division as having home insurance with AAA so I can’t bundle my boat or cars with them.

Oh yeah, file a claim for anything now (like the recent blizzard)? Hell no. I’ll wait for CA or FEMA disaster relief.

I think the stupidest thing about insurance is that the insurance companies refuse to realize that you are paying them your money for years and when you finally need some of it back, it shouldn’t be that big of a deal.

It’s not like insurance was free and then they get butt hurt when you want money for a claim.

If I could have just put all my insurance premiums in a savings account I would have been far, far better off when shit happens and I need it. I wish insurance wasn’t mandatory with a mortgage.

Has anyone looked at high deductible policies? Any claim of a few grand, you will pay back in higher premiums in a few years.

This. In the not to distant future I'm going to take a deep dive into what I've been paying and try to get quotes on just liability for everything. If the difference makes enough sense, I'll cancel the rest of it. I've been driving for 25 years and paying at least $1500/year since the beginning....that's $37,500 on the low end...probably closer to $50K. I've had one claim in those 25 years against my insurance company and that was when my truck was stolen and recovered with the cats chopped off....Farmers were complete assholes thoughout the entire process. I'd rather have saved $25K or so earned interest on it or put it to work making more money, and just pay for everything but liability claims out of my own pocket. I don't drive expensive cars....the most expensive thing I own is my "new" 2016 tacoma....everything else can be replaced for less than $15K. I'd still be money ahead, and with fewer headaches if an event occurs.

I’ve spent the last three days at my brothers cutting trees and moving cars and stuff.
He got a notice last week he needs to clean up his act or risk cancellation. He’s like me wtf I thought I had til June?
They said that’s when we decide, based on pics in April.
WTF? M
We’ve been bustin ass. Got it pretty much handled. But if he gets dropped he’s screwed. HIGH fire area, and this years going to be sketchy,

So I just received my renewal last week for my homeowners insurance, I live in Havasu and have been with them just shy of 14 years (Travelers). My premium went up 15.2% from last year…..WTF! I have been calling around and I am being told that this is the first time in a very long time that the government is letting the insurance commission raise rates because the last five years they (insurance companies) have been hemorrhaging money from all the fires, floods, hurricanes, tornadoes, etc.
I have been told this is the first of 3 possible increases, definitely two, one this year one next year and hopefully it will taper off the third year. I have also been told to be thankful I have coverage as companies are dropping clients left and right, I was also said condominium rates are expected to rise 45% and that across the board all homeowner policies will increase a minimum of 11% as its just the time we live in. It’s been an exhausting/frustrating week! My rates didn’t go up this much the year following my house flood claim (110,000 gallons through the meter) 10 years ago!

State farm is a pain in the ass to deal with during my fire claim at the river house. But they did payout. Just took 3 months.

Combine that with sprawl into high fire areas in California, lack of Forrest management, decaying electric grids and hurricanes in the south east and you get larger premiums...

Someone above posted that premiums in a high fire area had been increased to 36K/year. One can safely plan on their house NOT burning down once every 10 years, and most of the houses (that I've seen) in those area are not huge and fairly moderate....without being up on current construction costs, I would imagine that one could rebuild a smaller home for far less than the $360K in premium costs over those 10 years. Why bother with insurance at that point?

Mortgages require insurance.

I second the Safeco mention. $1500 a year 4 vehicles, FC, 100/300K. Home is a bit less per year by not much.

Tornado country. West Texas. Taxes run right at $1 per sq ft/year currently.

That's insane what Insurance companies are doing in California. Captive market.

Do not hesitate to call the State Department of Insurance. And quit. I've pissed off more than one adjuster. Here and there. Lol. Burn them hard when you burn it down. Why not? It doesn't even have to be your loss. BBQ is fun.

I have a broker who I have shop it every year. Home/Auto. Godspeed California

San Diego fire zone here. Both me and my in-laws use Ameica. Best rate coverage by a stretch when we had to change providers after 15 years.

I have State Farm for my home. Renews next month and is up almost 20% from two years ago. Can’t remember if it went up last year. Guess I wasn’t paying attention.

They are required to get permission from the DOI to increase rates, and they just got it, so maybe your rates adjusted due to other factors.

But they will go up again in may by 6.9% :mad:

Just reading thru this thread today. Wondering how everyone is fairing with insurance these days 2024?. I have an insurance company here taking pictures of the whole house and under each sink for water leaks. In all my years I havent had an instance company show up and do this?

I was with Farmers for a long time 10+ years. Never filed a single claim. Was notified they are not renewing me for home owners this year. Worked to find other insurance, called several agents and brokers and I even called AAA and USAA and neither would write my house. I am in the hills of San Diego but minimal vegetation around and newer home with clay roof, stuccoed eves and sprinklers in the home.

I eventually got a fair plan from the state. But they max out the payout at $3 million so not sure that would rebuild this house. But they don't offer any other coverage other then fire. (Honestly I hate getting anything thru the state as I don't feel they can run this state well or a lemonade stand. let alone offer good insurance. So now I am trying to fill the gaps on the rest of my coverage.

What happened to the days when an agent or a broker would handle everything and make sure you had complete coverage? I feel like I am trying to piece it together and I am not an insurance guy.

Any updated suggestions to call? I feel like the the last year insurance has gotten even worse...

Bamboo is only one writing policies in my area without numerous pics. Safeco dropping me in a few months over condition of roof. But it's not bad and no leaks. Might just have my guys throw a new roof on if needed. But that house is getting a addition soon and would be a better time to get the roof done.

My Brother house recently got similar letter but they gave him 30 days to roof it and his policy staid active. No option in the letter I got. Just said start looking now for new company.

Bamboo was almost double the price from my previous company that my Allstate agent farmed it through. Around a $100 a month.

I just has a inspection building inspector said quite a few roofs he has inspected lately were changed to make home owners insurance happy. I have 1 I need to do asap once escrow closes and the other that safeco dropped. Both in his area. Almost asked for a hall pass. But he is not that lenient.

Ask whomever you got the fair plan from (the broker) for a DIC policy. It means Difference In Conditions, which is essentially your previous home insurance just without the fire protection for the structure.

It’s also called DIC because you’re getting screwed paying for insurance twice…

It cost me the same as my high risk insurance for the fair plan (about $4500) and now the DIC is another $2k.

I’m not 100% sure if anyone can write the DIC, including the usuals that won’t touch you for fire insurance so if anyone knows the answer to that let me know. I’d probably like to shop that around if I can, and maybe retain a bundle with car or boat if possible.

In the past the high risk fire couldn’t get bundled with vehicle or boat.

California Fair plan for fire, Bamboo for everything else. Log cabin in a high fire zone, it’s definitely not cheap.
