@olschoolboats did our refi super simple and easy to work with. You can even use his desk for a few months to hold all your loan docs!

Like mentioned above Property taxes /Mello-Roos are something to look out for! We originally started looking at new builds until we got to that part and found out in some cases it was over $700! Our house is in one of the lowest tax rates and no extra fees just a $45 HOA but I’ll gladly pay that to keep the Nieghbor hood looking nice.

Property taxes are definitely a challenge out here for sure. If you find a property you are interested in, shoot me the address and I can pull the tax rate for you. Our first house was 2.2% taxes and our current one is 1.5%. Also, in some of the newer areas the school district lines are all over the place.

If that’s the case, also look into north county area south of Temecula, like Fallbrook and the surrounding areas. I liked the Fallbrook area but ended up building in Tenaja (backside of La Cresta). We moved from Eastvale, to Lake Elsinore, then to where we are now. I prefer the isolated feeling, space, wildlife, and don’t mind driving a few extra minutes across the Santa Rosa Plateau to get to civilization. Some folks prefer more convenience. We really like where we live. If we move again, it’ll be out of CA because there isnt anywhere else that comes close in SoCal.
Tenaja is about as close to paradise as you can get! We are not too far away in Rancho Capistrano, just up the Cleveland NF road

My Dad's life long best friend - Ron Parks, was the first Mayor of Temecula. I spent many childhood weekends camping at Butterfield, loved the water slide.😁

Funny This thread is two years old and I'm still pondering the same Idea.
Temecula is still a nice area, my whole family is actually moving to havasu by the end of the year. My parents have a wine country house on a coue acres they are listing soon and I have house in a subdivision I'll be listing. Nothing majorly wrong with temecula, we are just ready for a change of scenery

Timing is everything! I’ve lived in Temecula for 15yrs and haven’t sat in traffic more than a dozen times and I drive a lot!

If traffic is your biggest concern in life then get out to the country and never look back.

Its called the Temecula crawl. Everyone I know that lives there or near there all talk about.

The absolute WORST part of our drive to havasu from Escondido is driving thru T Mech even at 1 pm on a Friday it sucks BALLS. easily adds 20-30 minutes just to pass thru and go north from the 15 to the 215

we often drive an extra half hour just to miss the 3-5 mph traffic

Like others have said Traffic sucks mornings and afternoons EVERY Day!! Although if you NEVER EVER half to leave you’ll be great

The 15 North from the BP station all the way to the 215 SUCKS BAD....if you leave the SD any time after 1pm...

Thanks for the input. Did not want to turn this into an EFF cali thread, Traffic is what it is. I Commuted to LA from Cypress for 20 years and then Cypress to Costa Mesa for 10. To be honest the drive home from Costa mesa was just as bad. The 405 in the is packed all time. I'm born and raised so cal so traffic is just part of life.

I was looking more into the area, crime, lifestyle, people etc.

We almost moved to Temecula like 15 years ago. I had a deposit on a home when they were building Wolf Creek but did't want to move my 9-11 year old kids.

If were to make this move I would be done working ( work optional, volunteer work etc ) hence the motivation to cash out on the OC house.

Look into Canyon Lake....we love it, great place to live, great place for kids...

I live just above Murrietta in Rancho Capistrano. I have been commuting daily to Irvine Spectrum for 20+ years, with little traffic except for occasional Ortega shutdowns. It's been great but time for a change, retiring to Prescott next year. 3 acre ranch for sale soon.

I lived there a couple years and will say it's great for kids. However, watch out for the pineapples in the front yard. Those people are no joke!

There is a ton of truth to this...



Funny story, years ago my brother was living with me when he was trying to get on his feet. His daughter was young at the time and she saw a mini pineapple plant at the local nursery, and my brother bought it for her. We kept the pineapple on the front patio in a nice pot. We had all kinds of waves and hellos from the neighbors. After we learned what the pineapple ment we decided to get rid of it.


.... suddenly the neighbors weren't so quick to say hello!!!

While you’re on that side of the freeway, enjoying the traffic, I’m cruising the other way without any. Not everybody that lives in Temecula commutes to San Diego or Orange County.

Until you get to Indian Truck Trail going the other way....lol...
