Put it on VibrateJoe use your GPS and for once you will hit the G Spot!!!
Thanks.
Yeah, until they turned the Mountain next door into a giant hemorrhoid. Ruined a lot of what we liked about the place. Criminal really.
Wondering what will be built first, that or the Riviera??Yes sir. Still sitting there the same way today. Well, last week anyway.
Well that is a term that just dropped me down a couple notches from yore guys league [emoji39][emoji202]"Versed in luxury" new term of the week.

I got a few listings available much more affordable beautiful mobile home estates. Starting at $20k with a monthly of $500. No pro but I have sold a few homes and lined up a few mobile sales. Parkers best park but must be accepted before offer can be submittedDo you need a professional versed in mobile home Estates?

Havasu hype
I can't wait for Bullhead Hype to return.
Regardless of what you think, view is a major influence when it comes to price. In Orange County there are a few streets where the houses on one side have views of all OC and on the other side, no view. The view houses sell for $300k-$400k more.

I was just in Parker yesterday. The place was jumping. Parker is definitely the place to go again and get your party onWhy yes, yes it is. Havasu is where it's at.
I don't think a 3000sqft single story house with 4 br /4ba is going to be chopped with small rooms. I have a 3500sqft home my smallest bedroom is 15x15Just looking at the exterior shot and considering the 4 BR/4 BA house area is 3,000 SF, it must be pretty chopped up and have small rooms.

Naw, the channel is Havasu is where all the cool kids go now!
I got 4 mobiles available at Echo from 20-120k. They are all leaving to go to buy in Havasu and Bullhead.already is, my parents are trying to buy a mobile home there and you basically have to go 10k over asking to actually snatch one up
But the people in Parker are "versed in luxury". It is the premier destination.
You must be thinking about a different Parker...
Just mobile homes and trailer parks. Nothing to see here at all.
Nice view! Is that BHC?

I just dont know how you do it Jim. It has to be rough [emoji41][emoji202][emoji106]View attachment 737725 Well I wish I had a 500k deeded property in havasu, since I can afford it I will just throw my money away on this 400sq ft of tin and pressboard. Band I listen to from Sundance is free every weekend so that takes some of the sting out of it.

Looks like hook ups for RV spots on the river in front of you. Does it get crowded there during the summer.View attachment 737725 Well I wish I had a 500k deeded property in havasu, since I can afford it I will just throw my money away on this 400sq ft of tin and pressboard. Completely agree...to many damn tweekers too. Remember to keep the doors locked as you roll through townParker is a nice place for cig break on the way to havasu great pizza
The are only allowed to rent spots on the 3 big weekends, most neighbors rent the spots so its not a big deal. Also snow birds can rent them from October until April but Echo messed it all up so we only had a few people in spots this year and it was well into January, pretty much empty right now so a few winter months you lose view.Looks like hook ups for RV spots on the river in front of you. Summer doing two 4-5 day weekends about 700$ with electricity, winter $600, but that also includes one free outdoor storage spot. Really I think its like 75 bucks a night to camp so for just a little more I get to sleep in a normal bed and leave all my stuff there.Just for fun, what kinda $$ for a set up like this? Purchase and monthly?
Hard to beat this set up..
Pour mans paradise, I hit the lotto I'm coming to Havasu and getting a schiada!I just dont know how you do it Jim. It has to be rough [emoji41][emoji202][emoji106]

I would stay in parker and get a schiada. I know of a nice one for sale, you will see it on the river all weekend [emoji39][emoji106][emoji202]Pour mans paradise, I hit the lotto I'm coming to Havasu and getting a schiada!
Few for 50k water front. 3 of my neighbors selling for 20-30k $520 a month. Bigger units than front row with boat storage. $200 more a month for a river pad than what I would pay for same boat storage by house and I keep golf cart and skis there.Just for fun, what kinda $$ for a set up like this? It still has a lot of ways to go to get back to what it was. Here are a couple of examples that I know of personally.
A nice house in Bullhead 1/2 acre lot with views of the river/casinos. It sold for $429,000 in 2006 and the new owners that bought it put another $100,000 into upgrading it after they bought it (they were contractors building all the condos up in the McCormick area so it probably didn't cost them $100,000 but you get the idea). On Zillow it's estimated value is $307,000.

A nice 1/2 acre lot in Bullhead with unobstructed views of the river/casinos. It sold for $250,000 in the beginning of 2008 and last year it sold for $44,500.

A nice condo in a waterfront complex. It sold for $340,000 in 2006. On Zillow it's estimated value is $175,000 which is pretty accurate since the last two sales in the building next to it in the same complex was $170,000 and $178,000.

Well it looks like Bullhead Hype is back, the market will crash soon...
This Condo sold in June for $370,000.

This Condo just listed for $375,000.

This Condo went pending a day or two after it was listed for $335,000.

Yes, its built in Residential Estates and is a pretty awesome house, but 1.25 million with no lake view?
I was even told that you can't build this same house new for 1.25 million. What does everyone think??
