Having our boat in the marina and seeing other residents that have finished with their golf carts parked at the docks, made us super excited to get the house finished.
We've never met but if i ever make it out to havasu I be coming by for the tour!!

Don't think that didn't cross my mind more than once. 😎 I wish I had the money for a glass window. If I was a real Baller I would have done the entire infinity edge side of the pool in glass. Do you have an extra 500K you can loan me, I promise I'm good for it. 🤑

Question for RDP, I need help and or advice for laying out my machine shop in the garage. Should I start a new thread in the machining forum or keep it here?

Frank Lloyd Wright would be looking at your home with pride & appreciation. Incredible build that will be standing for 100 + years before the first remodel. Thanks for the thread.

Update as of last Saturday 9/16.

We ordered a custom fireplace from a company in Phoenix. They were supposed to install 8/04, but decided to completely ghost us. Through back channels I got owner's contact info and he commited to a 8/24 install. Much to my surprise, they actually showed up and completed the install. Now we need the framer's to frame it in. It's 8' long and will be covered in stone cladding and the flames will look like they are floating in air.

After 12 + weeks, all of our doors and windows showed up last week. Installation started yesterday and I will update this thread Saturday with some more pictures.

With ever increasing Unisource bills in Havasu, I decided to go solar on the house. I signed a contract a couple of weeks ago with Mohave Solar for a 60 panel 24 kw system. I consulted with the RDP brain trust and was reassured that I'm getting a great deal with a reputable company.

Low voltage, electric and plumbing have finished all of their roughs. HVAC contractor is dragging his feet supposedly due to a COVID outbreak in his company and has 2-3 more days to finish. Fire sprinkler contractor started yesterday and should be finished by the beginning of next week. Site walls and pool permits are ready to pickup and we should be starting next week.

Slowly but surely we are making progress and should start drying in the house in about 2 weeks.

Having trouble figuring out all the low voltage roughed by fireplace? Hard wired A/V throughout the house? Purely curious, obviously not your fathers oldsmobile going on there!

Did you get the garage HVAC challenge sorted?, ceiling was tight for ducting around beams?

Again just curious, I did high end residential in Los Altos Hills, Menlo Park, Hillsburough and Woodside for most of my early career 80s-90s but once non union took over residential I switched to large commercial. I always LOVED the residential stuff, nothing better than playing with higher end gadgets and finish materials. Especially on someone else's nickel.😁

Had a 4 hour walkthrough Saturday morning with my mom who is my architect and my builder, Acret construction to confirm all rough in locations and framing before insulation and drywall.

All of our windows were installed this week and door installation is supposed to start today. It's really starting to look like a home with the windows installed and can't wait to see all of the Multi-slide doors installed.

Fire sprinkler contractor is about halfway done and is doing a great job. HVAC contractor has a lot of rework to do, as his employees have made a ton of mistakes.

The framer's and electricians both have 1-2 days of rework due to changes or mistakes. Framer's didn't frame fireplace correctly.

Sideyard concrete stairs were poured and site walls/pool foundation wall should start this week.

The house is hardwired for all A/V, security, electric shade's and misc. All equipment is going into a built-in cabinet to the lower right of the fireplace.

Its amazing what you can do on supporting members.
Looking forward to more updates, now get that thing wrapped so we can get some finished interior pics coming!!!

My goal is April, good guess. Who really knows, we are on Havasu time!

My only real concern is that I have a lot of finish details that no one in Havasu has seen before and I am not sure how long it's going to take the local contractors to figure out.

Ouch on cutting threw the beam, should have been caught earlier in the design. The whole fire place lid needs to be fire stopped, I'm sure framers are on it. Looks like a quality build, much higher than mohave/Havasu is used to. Can't wait to see more . . .

Actually the beam isn't carrying much load and the structural engineer said no problem. The lack of planning for A/C is mine and my mom's fault. We didn't fully grasp the amount of A/C tonnage we needed with all of the large multi slides and windows. We were so focused on maximizing ceiling heights in our 16' max building envelope, we kinda overlooked it.

The fireplace is framed incorrectly and will be reframed shortly.

Looking good man, the hole in the web of the beam with stiffer plates is a common application in the structural steel world. Can’t wait to see the final results!

Non taken. I'm a contractor and I made the mistake. Luckily for me we figured it out.

Good news today. Unisource approved my Solar project! There's a September 31st. deadline to get locked in at ¢8.5 buy back. October 1st it drops to ¢7.5 and they have been having special meetings to drop it even lower immediately.

Roof is done and all exterior doors and windows are installed. City inspection next week for all MEP's. Stucco and drywall starting in a week and a half.

I will post pictures in the next few weeks.
Reminder is in my calendar, good luck on your inspections, its always such a relief to get the "OK to cover"!
Its all down hill after that

Xmas update

Passed all inspections and it's finally time to get this bad boy finished inside and out!

Exterior of house has been wrapped, insulated and wire lathed. Stucco is supposed to start tomorrow.

Exterior rear deck drains are installed along with waterproofing and floating concrete sub slab ready for tile.

Steel stud BBQ backsplash/privacy wall is built and sheet rocked, but the return on the right is a mistake and will be removed.

Spray foam insulation for the ceilings/roof is completed and they started batt insulation in interior walls today.

Next up is the sheet metal eave cap's. I had custom profile cap's made and powder coated. Roofer is supposed to start installing tomorrow morning. Interior drywall is supposed to start next Tuesday, pending insulation contractor finishing this week.

where’s the pool plan? Rim flow perimeter, infinity lake side, basin below w grate and rock cover so no visible gates/fencing, cut a window into the side of garage wall into pool. Man I could spend all kinds of your money :cool:

The pool will be flush to upper main rear deck of the house. The pool will have a infinity edge on the two lake sides of the pool with a spa closet to our master bedroom.

The local Havasu pool contractors have not been giving me a warm and fuzzy feeling. Their quality of work and pricing leave a lot to be desired. The pool contractor that has done most of the pools in the Riviera wants $88.00 S/F for tile installation not including the tile itself. I guess the Shotcrete company in Havasu struggles with shooting straight and level pool walls.
