I am looking to add a garage to my Havasu home. What should I expect to pay for a 48x14?

Any recommendations for contractors who show up and finish on time?

I would think with new prices of stuff it would 120-140k range..

We used
Mitchell construction..
Absolutely great family with great work done and no bullshit or issues with progress and completion
12x60 started on Oct 2020 finished by April 2021..

It appears that the Garage in the drawing has extended into at least one if not 2 of the set backs which would likely require a variance or a modification to maintain the setbacks.

Go as big as you can..
we started at 40ft and then decided on 60ft could of did 80ft and still drive around side of garage into back yard.
Sorry just looked better at setbacks on drawing..

Im limited to 48' as the setbacks on that side are 18' and the rear easement is 10'.

Thought this when we started then things went down hill. I get water in my garage every time that it rains. They sub EVERYTHING out. Never resolved and then they wanted final payment. When I told him to fix the issues he sent us to collections. After I responded to collections agency they told EDGE they were in the wrong. Good luck!!!!

Talk to my buddy he built his own RV garage 18x80, he set up his own slab & foundation and did his own demo.

He has a good
stucco guy
Framer
Drywall / Painter
Design Team

You need to have a survey done to establish finished heights - This takes 60-80 days depending on Schedule of surveyor
or
find out what company surveyed your original home build

After the survey is done you can then get started on the drawings

Plan design / permit took him 6 months ! Mostly waiting ….

Another vote for Mitchell, Joe built mine back in 2014 when he was still in Parker. Very happy with the build and finished on time. Great boating, ski racing and hot rod family.....

I second Shane for the build. He did a kick ass job with our office renovation and got it done quick. If you want mini splits installed we may be the ones installing them with Shane

We went 50 x 25. Used a local general contractor who specializes in garages. He had very good subcontractors and a good project supt. We avoided any adds during the project. Job was completed on time and on budget. Then it got ugly. This contractor had said they did NOT do floors. OK, fully understood. So upon completion of the project and paying the GC in full, we selected a local company to do epoxy flooring. They gave us a reasonable bid and we scheduled them to do the work. That garage contractor threatened to sue me when he learned about the upcoming epoxy job. He came over, so we could discuss it in person. He claimed we were violating his contract, which he alleged stated we were to NOT use any of his subcontractors for 6 months. That really pissed me off. I’m the guy who actually takes the time to read a F’n contract, all of it. I told him that was absolutely not in his contract. He had conveniently not brought the contract with him. I said no problem. I have my signed copy inside. Let’s take a look at it. We did. That clause was NOT in there. With that, he said, Well, It’s in my new contract. I asked if he identified his subcontractors in that new contract. He said absolutely not, we don’t give out our subcontractor list to anyone. So how was a customer suppose to know if they were using one of his subcontractors? In our case, it turned out the guy scheduled to do our epoxy floor had done some interior painting on our new garage. He was a subcontractor used by the general contractor. I had no way of knowing that. With that I spoke to the owner of company scheduled to do the epoxy job for us. He said no worries, they would do the job, at the agreed price and he would deal later with the general contractor. It was Curb Appeal Home Services, owner Marc Zietel (sp?). They did excellent and on time work. I would not hesitate to use them again. I will not name the general contractor. But, there’s even more to the story. If interested PM me.

Speaking of setbacks. Has anyone ever had any luck with getting a variance on the front 25' setback. Someday I would like to add a guest room and the front would be ideal. Just wondering.

It is touching the 10' PUE on the rear. The side setback is granted a 10% (2') variance.

Check the with LHC Building Department. back in 2020 I had some plans drawn up by Flying J Construction and the front set back he used was 20’. I was surprised too. I believe it was because it was a bedroom. My 2’ front setback encroachment for the garage required a variance, which I received rather quickly. I ended up going with a new pool instead of 4th bedroom/3rd bath, so I never built it.

In checking with the City Municipal Code, Zoning R-1, R-2, and R-3 all require 20-foot front setbacks, not 25. What is the zoning for your lot, and is it possibly in an older zoning designation?

I had John Coltrin of Coltrin Construction build my 17' X 57' attached RV garage back before Covid. He did a great job and there was always someone on site working. I was very happy with the work and all the workers were friendly and respectful.

I have not looked that closely into it yet. I just know from talking to others that some variances were harder than others to get. Just seeing what challenges others have faced. Appreciate the feedback
