This is a great area. Don’t understand the bashing. I’ve been in this property and wish I was in the position to pull the trigger. Yes upper end but I would prefer this over the foothills and mainly because I wouldn’t want to pull a boat through town. Just my opinion. GLWTS guys!!!!

In no way was i bashing this property. I was simply stating if i was going to spend 1 mil, i would get as far away from people as possible. I’m hoping Stacy sells this property to those who want to be closer to the water.

I would much rather have a riverfront with my own dock. I just looked at a 5 bedroom 4 car garage with a huge driveway ( parking for 10 cars ) on the river for 1.7 million.

I agree 100%. Still doesn’t make any sense to me why they put the buildings and factories (commercial) down by the water and the houses up the hill. Lol

That’s the way it is for the most part though.

At some point (well after the rack storage goes in) I would imagine that would all be re developed?

Probably not the nicer storage facilities, but the older industrial stuff? Seems to make little sense to me to keep it there as properly values rise over time. They have built up quite a lot of it for housing in the last couple years.. some very nice houses fairly close to older industrial zoning.

Everyone wants to project the worst case scenario......close quarters could be a good deal!

Neighbors might be 2 smokin hot blond chicks, and they wanna use your sweet pool all the time cause they don't have one. They shower naked ,and together, and their bathroom window backs up to your balcony. You're just a quick call for help away when they can't zip up their party dresses, or when they need sunblock rubbed on their back. You don't mind helping them out cause they pay for your boat gas all summer and they made your wifes lesbian fantasies come true, and let you tape it.

Glass 1/2 full.......Could be an awesome setup!

Agree, we had a place in Desert hills back in the day and it was nice to be on "that side" of the highway accessible from the "old" road. It makes boating real easy. As a guy who builds homes with elevators and similar features, I know firsthand the extra $ outlay on the builder's part, and hope these guys get a good sales price on this nice one.

Father In Law is even going more remote on the next one!

It's the north end of havasu you have trash trucks that park there city county yards storage yards . Foothills to far you say 7 min on a Monday. Lots are vacant for years great looking homes wrong area sailing hawks close to the ramp no yards.

Don't mean to Thread Cap, but some say this style of composition is today's way to go. It's not for me. Some punctuation and proper spelling still means something. Perhaps for some, it doesn't mean much? Froggy would have eaten this up. At times, iPhones and iPads get the blame. Really?

Speaking more to the tone of the thread -


I guess what I don’t understand is why a nice listing in a nice area somehow turns into a foothills verse sailing hawks deal.

They are both nice areas and both have their strengths and weaknesses. I do disagree with NTB that a buyer for one couldn’t be for the other.

Buyers come into town that are buying homes of this price range typically tour all of the upper end communities and houses in this price range that are around town, then decide what fits them.

Some like sailing hawks, some like the foot hills. Personally I like Residential Estates quite a bit, and would ultimately end up there.

I just don’t see the need for the negativity..

I don’t get all the hate. Prices are going up everywhere. I’ve been working around a new development in Rancho Mission Viejo that is many miles from water and stacked like chord wood. Those houses are starting at a mil and sold out. This house is a custom high end home on the lake and has comps that already sold. So evidently the pricing is right on. It’s out of my price range and evidently most of the people on here. And that’s ok. But don’t hate on Dave and the Diva for listing it at what it’s proven to be worth. Plus I doubt they set the asking price.

Correct, except it’s now being designed to be 22 lots instead of the original 60+, so the lot lines will make more sense than Mesquite Bay. Mesquite Bay was originally double the lots and they married a bunch of them to create larger lots, so some of the lot lines are a bit funky.
The Cove’s lot sizes are big. All near 3/4 of an acre. They don’t have a public report yet, so they can’t quote prices, but rumor has it that they will be around $500k per lot. Not that bad for the size, view and exclusivity of them.

At the current build out rate, the city is likely to be out of empty lots within 10 years (riviera excluded)unless more developers are able to acquire land from the state or BLM.

A difference of opinion does not necessarily equal "hate". What we have seen over a long period of time with this particular "public forum" is that if you express an opinion that differs from the "supreme ruler" you are categorized as a "hater". In my case, not so. I have a VAST experience in this area of expertise and if you or anyone does not believe me that is fine, I'm not looking for universal acceptance (or any for that matter). The reality is that residential property assets that sit and sit and sit on the market (like the sister property to this one did) generally do that for one of 2 reasons - (1) they are improperly priced, or (2) they have a high degree of dysfunctional features which create selling impediments. The "Realtor" in charge generally has little or nothing to do with success. Properly priced assets that are listed in regional MLS and elsewhere sell relatively quickly in a price adjusted market - which is what we have now and have had for years - 100% of them sell when the pricing adjusts to "what they are worth" in the marketplace when Buyers see value in the pricing.

I do not see value in the pricing for this asset, or the sister asset - but someone did and that is what matters. I do not classify this as a "baller pad" at all but everyone has their prospective based upon their own internal criteria.

Are there "good realtors" and "bad Realtors" - of course there are - if you can find one that consistently answers their telephone you are ahead of the curve. The ones that treat it seriously and like a "business" generally are able to make a living doing it because so many do not.

I agree , its not a baller pad. It's a nice home for someone that can afford it ...

I have only met 2 good realtors in my life...they dont need to always answer the phone, only when I call...[emoji39][emoji202]

I just heard the vacant lot (larger single story lot) just across the street from this house is under contract for approx. $600k. Makes this price seem pretty fair.

There’s already an interested party putting together financing right now to purchase this house. :).

That said it’s on the market until it’s in Escrow so if anyone else was thinking of jumping I wouldn’t be waiting too much longer. :)

Pool and casita came out awesome!

Like I said earlier it isn’t a foothills vs sailing hawks kinda deal. Some people want to be by the water some people want more land. Both have spectacular views available.

This house went pending a day or two ago. It was shown to several people including two people up in the foothills that were seriously considering making the jump.

Either way congrats to the new owners! You got one if my dream homes!
