She is looking for a 3bdrm / 2 bath House for around 1800.00 Non Smoker / No pets. Needs Central heat and AC. Either a Pool or a View would be a bonus, but not a deal breaker if it doesn't have it.

Can anybody throw me some lines so I can help her out?

Not sure the last time you browsed rental prices out here, RD, but $1800 will eliminate everything expect for 1 & 2 bedroom condos. More like $2500 & up for 3bdrm homes. At least on Zillow, it does.

Those were the criteria I was given so that's what I posted up.

I swear I gotta be missing some pieces of the puzzle here.. Because I don't know how a lot of the people on this website can afford the shit they have with those kind of living expenses.

My friend was looking for the same about 6 months ago in Chino, one was $2400 the other $2200 a month.
And that is Chino, no Hills. There were right across from one of the sought after elementary schools and nice neighborhoods.

Are schools a concern, does she have kids?

Yup, its nuts, take PR388 and me, about the same age, 36 for me, from Yorba Linda, and no way I could afford to live in my hometown, even in a condo. On my refi last year, my condo in Brea appraised for 390k, in my tract they rent for 2100 or so, just a little old 1100 square foot 2 bedroom condo in Brea, if I wouldn't have bought three years ago for a little less, I fear I would have never been able to get back in the market on single income. Living in OC is why a jet pushes my boat rather than a prop :D. Corona and chino are not much cheaper these days. Havasu has all the appeal in the world if only there was work out there for me. I will keep my ears open for anything renting that would work for your friend.

I'm in chino 4bd 2 ba. Older house, pool... my mortgage is more than that and that was w a big down [emoji51]

In a nutshell......Youre close enough to orange county without feeling like you live or commute from the IE. I live on the doorstep of Yorba Linda/Anaheim Hills (green river) and i refuse to go further into the IE because of the headache traffic becomes when you drive deeper into riverside. Its going to get a lot worse when they finish the new gigabit community in Ontario.

That's my mortgage payment in a nice part of South Corona.......love it here

Problem is I have to make two of those payments each month...lol:eek:P:grumble:

only 1/2 that would allow 2 great danes:p

Yup, I am below the hill that separates Riverside/Norco. We are 6 minutes to the 15 freeway thru Norco, or about the same to the 91. My neighbor just sold their 3BD/2 BA, 1/4 acre lot with a nice pool, boat or RV parking, and the new owner is listing it for rent for $1900.

Sounds like a great price & I'm sure the home is nice, however that is a nightmare of a drive, into orange county & back, Mon-Fri, with anyone having to make that commute, during normal business hours, 8am-5pm, 9-6pm etc..... I'm not even sure $1900 can lease a 1 bedroom apt in Irvine or South OC, these days, it's awful. The last I checked, studios, not 1 bedrooms, in the Irvine Spectrum highrises, were leasing for well north of $2000/monthly. There are a few homes in the $1800-2500 range in Chino & Corona, on Zillow & CL, it's just becomes much more limited, that's all.
To get to this location from the oc is no different than getting to Chino or Corona. Traffic sucks everywhere. Norco isn't worse because you actually bypass a lot of the Riverside and Corona traffic by going north on the 15. Traffic patterns are how I ended up where I am. It's not only distance that counts, sometimes flow will make a drive better.

Yup, Irvine highrises are well north of $3500+. I live in a downtown Long Beach high rise, and I pay $2500 for a 1 bedroom high floor. That's considered a "deal". They just built a new one across the street. Its fetching $3300 for lower floor studios. :eek

Now if I could only own a website and live in Havasu, that would be the dream:)

We live in chino and my wife takes the 57 to work in brea. MUCH better than taking the 91 to Yorba Linda. Brea is further but 60 to 57 is a much better drive

Agreed. Any time I have to go to brea, la habra or anything up that way, I will go the 60. Most of orange county is south of the 91 though and most my drives are out the 91. To get to Chino hills would be no shorter timewise than getting to my house because of traffic flow and options in routes. The upside for me is that I ended up with a ton more space for substantially less $$. Keeping my monthly nut down allows for more playtime.

My wife would have preferred a more modern area, but being that she is 7 miles from work and doesn't even see a freeway, she is putting up with our 1978 ranch house. ;)

I realize the 91 west is a parking lot, every morning, but is taking the 57 & exiting YL Blvd any faster? I mean there are a million signals from the 57/YL offramp all the way to the east end of Yorba Linda to Weir Canyon. I would think that just taking the 71 to the 91 and exiting Gypsum canyon or Weir Canyon would, if anything, be the same amount of time?

I thought she was taking the 57 but I just asked and she told me now she takes carbon canyon and told me that's why her brakes wore so fast 🤣 love my wife
