For years on RDP and formally on GD.com I have read about all the over regulations, constant scams and crooked deals that many of you are subjected to on a daily basis. I thought I would post this experience to offer an alternative life in the still “Good ol’e USA”.

We sold our house and purchased property. We were deciding what to do in the mean time. We talked about staying in the camper for a few months while we are building but we still have several things that would complicate matters with that scenario.

Last night we decided to find a rental house in one of the little towns close (within 20 miles) to the new property.

A quick search on the internet revealed exactly what I suspected, it was worthless. The way the internet is now manipulated makes it nearly worthless for small town searching. Everything tries to direct you to the nearest larger city.

I gave my wife four towns to drive through and hit up all the small business owners, the bulletin boards at the hardware stores, convenience stores, and local cafes.

Within 3 hours she had about 5 leads.

A drive by of each place narrowed it down to two places. She asked to arrange a showing and one of them told her where a hidden key was at and she could walk in and look herself. The other one‘s owner was around the corner and he met her there. The place would work and she literally rented it on a handshake. No contract and not one single signature. The owner gave her the option of talking the utilities in own name or leaving them in his.

He will provide a contract if we need one for insurance or proof of address but at the first meeting she handed him a check and he handed her the keys and garage door opener.

Clean place, somewhat dated, nice neighborhood, large one acre lot, three bedroom, two bathroom home, fenced in rear lawn for the dogs and a garage.
$1200 a month, $1200 deposit.
First time we’ve rented in 20 years….

Every single person she talked to (20+ people) was friendly and tried to be helpful.

The towns she looked in were Collins, Weaubleau, Wheatland and Hermitage, Mo.

She got the lead on the house we rented from a bulletin board by the exit door at the lumber yard.

This is all 30-35 miles from LOTO

I have been thinking that internet searches are worthless these days. Good to see that you were able to find what you and the Mrs. Were looking foR. 👍

The people & small towns all around here are a HUGE reason we moved here.

Yes. We eat there often.

During the scamdemic they never stopped anyone from coming in, most of the waitresses never wore a face diaper and neither did we. I rewarded them handsomely.

Pom De Rita’s is also good food with a different twist on their food.

Mr. Ed’s on 65 south of 64 junction has the best soft serve ice cream in the state. Great little dairy dine style joint.

Pomme De Terre is a nice little lake as well. Very sublime and peaceful.

Thats awesome.

I had a similar experience recently. A local older guy gave me a price for a whole house genset backup system. I asked him if he was going to follow up with a contract. He said he has been doing business for 40 years in the community and a handshake and payment when completed was good enough for him. I will go with him when other projects are done.

Being in real estate, I love to hear these success stories. This is the way it should be, but lawyers and politicians have ruined housing. Reading this makes me also want a place in a small town to Mayberry my life a bit.

I have a client that experienced a similar situation, but in a town in Texas called Carthage. It was actually a town in a true story Jack Black movie.

It is insane what lawyers and politicians have done to over complicate otherwise simple things.

sounds like a "good ol days" story... nice to hear it still exists somewhere
