Foxs property with the park is 10x the size of Sundance. Sundance has a huge building that needs to be demo’d. Foxs has double the riverfront of Road or Sundance. Foxs park is 2/3 times the size of Road Runners. 🤷🏼‍♂️

Not to piss in our Cerrios even more, but is the State of Arizona selling off "waterfront property" like crazy because they know more then they are telling us about the future of our waterways?

Even if they are. It’ll be 15 years before Powell, mead, mojave, and havasu dried up and that’s in the fast side. Id bet easily 20-30 years of good havasu boating.

Bigger does not necessarily equate to more.

Overpriced. But the Buyers on each are very successful from buying properties. That's what they do.

Laynee is a partner on RR. Her Dad owns more of Parker and Havasu than anyone else I know. She is a realtor and knows that market well. Just the sales price on the tiny homes will recoup the purchase price. Then $700 a month rent. Not sure what the bar will make. But if it's the only waterfront bar besides pirates should do well.

That's comprised of number of individual parcels. But you are right about it being AZ State Trust land Vs. AZ State Land, there is a difference in ownership, since technically, Trust Land is NOT public land.

The La Paz County parcel map's info doesn't differentiate between AZ and AZ Trust, as does the Mohave County GIS Parcel Map. The Foxes parcel is the block on the upper left, each block being a different parcel number.

State of Arizona is not selling this or the land on the island in Lake Havasu, it's owned by and being sold by Arizona State Trust Land.
Arizona State Trust Land is not public, it's owned by a trust on behalf of schools who collect the income.

I’d say you’re right.
Based on the email I received, they already have 11 of the Bungalows spoken for.
Showing a launch ramp going in as well.
That won’t be an inexpensive project in itself!
I’m betting bar patrons won’t be allowed in the pool.

The State Land that both Fox's and The Sandbar sit on is 417 acres for the complete parcel and is much larger than everyone is estimating. If the state splits off the small pieces that are on the water that could be what their intentions are....

my guess is 7.75 million not knowing what the actual parcels size is....

One of the park employees told me what Rio storage brings in a month. Big number. Not including storage at all the other parks he owns. That's not including the rent on the mobiles or the campsites.

The lot at BB is pretty much full. Of course they shrank it a bunch! 😜

They had to fit the new campsites that are for sale. Once sold monthly rent on each one. 37 of the old junk trailers the towed to Echo storage when they were cleaning up BB. They finally scrapped most of them. It brought a rat infestation with them. Then we had a rattle snake surge.

They have definitely got rid of a lot of old junk. I hope my spot is still there next year!

Can we cut the bar free and move it to a new spot? I know Parker won’t allow it but that bar needs to survive.

Based upon the price on the land on the island in Havasu, id assume a lot less than most think.

Did they really set that one up sp the porch is away from the water and the rear, windowless wall is facing the water? Am I seeing that ridiculousness correctly?
They are doing a HGTV shoot that will air in the spring. They just set it up that way for the tv crew for now.

From their FB page..

Ok, I know we need to put a bunch of rumors to bed! Bar is not open. We were filming another episode with HGTV & since it won't air until Spring they wanted to shoot at RR. The furniture was borrowed from Big Bend & no we will not be using metal furniture. The Bungalow is backwards because that particular one wasn't built to go on the river front so we couldn't place it with the decks facing the River, but all of the decks WILL face out to the river when we set resort. Shout out to all the workers who worked crazy overtime to get us ready for the shoot. RR looks AMAZING, the Bungalow looks AMAZING & all the locals that showed up to be extras last minute, were AMAZING! Thank you to everyone that was there. Especially Danny & Laurie Ortega for bringing their awesome Woody! They all got little sneak peeks of what we're doing & we got some great feedback. AND YES, we are on track! Model will be available this week to start viewing .
