Is this part of Bulhead City or is it nicer there? Looks to have some decent homes for reasonable prices but is it Geto? I know Bulhead has some tough areas! More familiar with Havasu but it cought my eye.

A friend of mine has a house in there and says that the HOA is kind of strict. It is a gated community which makes it nice. However, part of the community is not good for pulling trailers through the area. The street has two different elevation levels... meaning that the west side of the street is 10-15 feet lower than the east side of the street with the center of the street being sloped. In other words, it is a single lane to get through that area, which makes it tough for pulling your boat through there and trying to back it in to your driveway/garage. Another issue is it is kind of far from the restaurants and stores. Lowe's is probably a 20 minute drive, Home Depot 15 minutes past that. Laughlin casinos are about a 30 minute drive...

But all in all, my friend likes it in there and in fact is about to put his house on the market and start building a new house in the same community at the end of one of the cul-de-sac's so that he can have an RV garage for his new boat.

I have played Los Lagos many times and is usually a great course, although the course was hammered the last 3 months and we have been playing at El Rio and Laughlin Ranch.

Los Lagos has struggled to attract buyers to build on the lots that make up that community. Its not ghetto by my definition but it has really struggled attracting buyers. El Rio golf club which is close to Los Lagos also shares the same issue, hard time attracting buyers.

There are a few stick built homes for sale in Willow Valley that are very nice you might want to look at to include Todd Haig's 2 story home right off the river. Right down the street from Todd's home are 2 very nice 1 stories for sale. I also have a friend that is selling a lot in the stick built only section. Nice thing about Willow Valley is access to private launch ramp and beaches and the tight knit community. If you buy in Los Lagos you would have to launch at Needles or Jack Smith.

We have a home in Los Lagos. Bought the land mid 90's and built the home and finished it in 2001-2002. We love it in there. As mentioned there are some homesites trying to put a boat in and out of a garage would be difficult near impossible, but other than those few lots everywhere else is perfect. Our place is right on the water on the main lake. The HOA is not really strict, but they do help to keep the crap out. There are many retired Law Enforcement and Fire as well current Law Enforcement living in there. My dad being one. I have been leaving my boat out at night for the last 14 years and never an issue(knock on wood). This is also Fort Mohave not Bullhead City. Also just found out that right next to Casa Serrano on 95 they will be building a Super Walmart so no need to drive up to Bullhead anymore for that.

I just bought a lot in El Rio, great deal and will be nice down the road.

We have our place in Willow that will do just fine for now, but will build in the next 5 or so years.
I think the new super Walmart (with gas) is going to be very nice for the surrounding communities.

Its a lot of money for pretty much a so cal track home.I would look around a bit.

Our home was custom built far from a track home. Every home in there for the most part was custom built. This home was built for WAY LESS money than a CA Track Home.

We were Havasu people, but realized for less than half of the money we can have 80% of the stuff Havasu has to offer.

Guess we will wait and see how our decision pans out.

Really,The homes in Los Lagos are very nice, not any tract homes on the lake.As for So.Cal. Five hundred K for a tear down and you have to deal with all the left wing loons that run that god forsaken state.Not to mention the property taxes.Glad I retired and got out.

That's some dangerous water, I'd stay away from it. Super shallow, rock bars just itching to rip a drive off, I even heard there's a quagga snake infestation. I'd advise to treat that area like its closed!

Yea, it looks like I misread the title thinking the golf course community. Los Lagos Lake community where you are is very well developed and has some very nice homes.

We have golfed there a couple times and have really like it. Seems like a real nice area to build a home on the golf coarse.

I want to clarify my post.I have seen the homes being built and who builds them.Living with a 5' side yard is like any new home you can buy anywhere.I understand the price difference from AZ to CA,just think there are better options.

It's a 20 minute drive from bhc. There are rough spots for sure but anything up McCormick in sunrise estates is really nice and you can't get any closer to lake Mohave

I've got some friends that bought in the new subdivision in Havasu at the end of the road after you cross the bridge and talk about tight. You can't shit without your neighbors knowing it, but they like the location.

Best place in my opinion in the river valley area is Laredo Village on the Bullhead parkway, 1/2 acre plus lots all custom built homes.Jeepdog and my brother both have homes their and the neighborhood is great with BLM land right behind the homes,most people in the area have extra large garages with boats and desert toy's.BHC Vic's area off McCormick is also very good.

10-4, we love it up on the parkway although we may have spent our last summer there.

I live in the ghetto by Lazy Harry's,reminds me of my home town of Venice Ca. I'm retired and have two garages for my toy's and have great neighbors that have been here for years.Done buying and selling just enjoying the rest of my life with my boats and motorcycles and not working anymore.
