Like mentioned before… all things being certain, nobody is willingly selling their home to go rent elsewhere, especially if their income is not impacted.

But some of you act like we live in the magical land of plenty, where peoples jobs and incomes will not impacted. We are approaching very uncertain times… and a LOT of people are a few OT hours away from not being able to handle all their debt. This usually Causes things to go on sale.

We are staring down a deep recession or even a depression. Everything will be just fine.

Job losses would be a added problem but we don't need job losses to cause disruptions.

The 9.1% CPI read today was the biggest YoY increase since 1981.
Also in the print was real hourly earnings which is now flirting with the -4% area.
.........Consumers are getting squeezed further with negative real income growth.

It's all about being aware, making sure you are prepared for almost any outcome, have your investments in order, have a very good reserve just in case shit hits the fan and yes even to invest when or if it does, and NOT TO have their heads buried in the sand and ignore facts as some in this thread have. I want this recession to END ASAP and YES we are in a recession, but I want it to end without the idiots in Washington pushing us into a depression (and yes the big boys on wall street and a lot of economists are worried that it can and may if not careful). We will get out of this as have many times before..some richer, some poorer, some hopefully not really effected..

I keep reading that nobody would rent for more than their house payment. Which is true, unless some issue came up needing to cash out (medical, legal...paying of loan sharks...etc.)

What drives the rental prices? Not a genius, hell, not even that sharp, but I believe it has something to do with the availability. In short, demand for inventory on homes for sale effects the rental market as well. Low inventory, high sale price and thus more rent desire in the same locale. If prices for homes lower, seems to me the rents would also follow.

I also keep reading that the gov will step in with plan to save home owners. That would be great. When a large percentage of their voting base are renters, why would they not also halt rents? If one was honest with themselves, they may see the current administration sees landlords as a target, and renters as faithful subjects.

Is it because it's money related? Is it a reflection of their subconscious self-doubt about their decisions? Is it the idea that someone dares to think you are not the smartest person in the room that personally offends you? Is it because if you are wrong, you are concerned others will think less of you, so you have to cling blindly to the belief that your opinion is the only correct one?

I just don't get all the anger on threads like this, or the Speed threads, or the CA SUX/CA IS GREAT threads. Why are you taking it so personally? Let that shit go, man. Relax. Have a beer, smoke some weed, meditate. Whatever floats your boat.

You already saw the blueprint for what will happen when Covid hit. Money will be printed, and the ERAP program will be expanded.

When has anyone on here ever had their landlord step in and lower their rent? Yes there are outliers where that probably happened, but statistically speaking, rent only goes up because the sunk costs of a particular property never go down, they only go up.

In 2019 ? By me everything was cheap. Gas was $1.79. Almost zero inflation. Business was bonkers. ((sigh))

2019 could go on an endless loop as far as I'm concerned.

Not according to the Sect of Financial Doom on RDP.

I don't know, seems like folks are angry because someone has a different view than they do, maybe that's their idea of fun. They like to be angry. They like to call people diminishing names, like Champ, Son, etc. They take one comment someone else used in a post and repeat it over and over and over again, mocking the original poster of it. They essentially call others stupid or dumb for their decisions or ideas. I guess if that's their bag and it makes them feel good, bully for them. Carry on.

While my comments are geared towards this thread, they are not limited to this thread. Just a trend I've noticed and it seems mostly related to any discussion about personal decisions people make like where to live, vax or not, how best to invest, etc. People have a different opinion than you. Why take it as a personal affront? Not that my opinion matters much, just my 2 cents. Why do I bother looking at threads like this you may wonder? Because I appreciate looking at other opinions and a lot of the data and articles that get shared here. I'm interested in seeing what others are doing to be successful or learn from their mistakes. Continue your battle, LOL.

I believe it was a half-dozen pages back, but much the same...comparison to my wife's students.
When it comes to these things, I'm pretty much the dumbest person in the room. I don't know how to "make" money. I know how to "earn" money. Every one of my biggest paydays involved blood and sweat...if I wore a collar it'd be blue I guess. Even when I sold jobs, I still "swung a hammer", and I've never had a desk.
I'm 45 now. I read these threads because I actually hope to learn some things. I hope to leave my kids more than the few properties I own, but really, no headaches either. 20+ years ago I wanted to be rich. 15 years ago I was on that path. 10 years ago, well, things change. I value time and money as much different things. I'll always have a limited amount of one, and the other I've always been able to make more of.

Over the last few years, I have been lucky enough to have the opportunity to influence strategy in the company I work for. My connection to this type of thinking has served me well in a room full of Book Smart MBAs.

Because in certain areas you can rent 3/2's for $12-1400 mo.
In those areas with the cheaper rent, will they earn the same money that they are making in the more expensive area they are moving from? Your theory isn't making any sense to me.

We're trying to do our part as well. Just bought a 4/2 up here on the Flathead. Not sure if it was smart or not. Time will tell.



Bezos is still buying, as interest rates rise, homes purchases decline for new home buyers or first time home buyers next few years, expect an increase in rental rates.

Personally I don't think very many people are as angry as they may sound. This battle has been raging on for 7 years, with people prognosticating for and against the timing of an impending financial downturn we all agree was coming at some point in the future. People are entrenched in their positions as they are long held opinions and beliefs. It is the same as the Speed threads, Covid threads and towing threads, where to live threads. No one is ever going to change their minds. We might as well be talking politics or religion.

There is no group of gossiping, petty people that can't mind their own business than middle aged dudes behind a keyboard, and the demographic of this forum has come of age. 😁

7 years? I personally have not heard ONE SINGLE person calling for doom and gloom during the Trump Administration, all I heard was success stories, how wealth is being created, economy and job market at its best in 40 years, booming everything including the housing market...then about 17 months ago Dumbldorf came into office and started to destroy it all....I do agree on one thing, we have a few select self proclaimed keyboard know it all experts that post on every topic imaginable throughout this site touting supposed expertise but that is expected, it is a public forum and some people cannot help themselves to always interject their opinion on anything and everything even if it is out of their true expertise. :)

I love that area! Before we ended up here, that was on the list. As it was to be a primary and still had kids in school, it was ruled out by management...called on the count of weather! A little too cold for my wife.

Like I said, I personally do not know or ever heard anyone calling for doom and gloom during the Trump administration, maybe a slight housing correction but that is always cyclical throughout the housing market history. Doom and Gloom...Nope. Opportunity to buy more property YUP.
