It's going to be a balance between square footage, garage space and views, but they're building a lot and I'm not in a rush until rates get back around the 4's

That’s a nice area and probably one of the cheaper rv garage homes mostly due to the sq footage of the house. Actually a cool deal if you are good with the size.

One thing to know is 2650 is going to be a major road eventually as they are currently building a ramp at the 7. I believe it will be 4 lanes and a center median and connect to the other side of town. They are also build an awesome skate park and bike complex on the other side of the street. (Wheels skate park)

Cool house in a great area but the noise might become an issue.

At $427 sq ft seems high, especially with no back yard and easy 100k with no pool.
It's high but kind of a unique house with a decent lot and probably 1200' of garage space.

Most houses out that way are going to be 3000' feet and bigger and start at more $$

Can't really go off price per sq foot on a property that has a stand alone 100k+ garage. There is a house in my neighborhood going for a million its 3000 sq feet with a standard 3 car and no backyard.

That's a nice house. I don't get why they only have 2 bathrooms in these new homes. a 4 bedroom house needs 3 bathrooms in my opinion. We have a house built in 1969, 4 bd 2ba and I hate having only 2 bathrooms.

Standard for that sq footage unless you go 2 story.

when we built ours we did 3.5 baths. All the bedrooms have en suite (not office) and then we have a half bath for guests.

Just takes $$$

Just got back from the barber, same chain barber shop I have been going to for a decade.

$33 for a fucking haircut?? It was $23 only a few years ago.

Every time I have tried Supercuts or Great Clips, I regret it. I love the straight edge razor clean up and have had the same guy cut my hair for around 10 years.

I might have to reevaluate my decisions. Lol

Totally agree. We have a 4 bedroom 2 bath and it sucks. I just installed a mini split in the garage and will be moving the washer and dryer into the alcove out there. The plan is to convert the existing laundry room into a 3/4 bath. I’ve got decent pricing from a really good plumber and I’ve talked to the other trades however, the problem (for me anyway) is someone has to be there for 8 hour windows to get the inspection card signed off at each stage. As a result, Ill probably wait until I’m in town full time next year. 1st world problems..

We did that in our Havasu home. Took the over sized laundry room. Grabbed 3x5 of garage adn stacked the washer/dryer and made a FULL 3rd bath and laundry off the kitchen. The thought is that it is close to the garage if I need it or the back door for the pool. I am also installed a kitchen sink (a smaller one) and garbage disposal so that it could be used as a prep sink if needed too.

Instead of pulling off the old tile, and replacing the rusted out bathtub, they patched and painted over everything. It lasted 3 years, and now the crap is starting to peal, and the patch in the tub was so rusted, it started to pushed the drain through the bottom.

Both bathrooms were remodeled this way. Now he’s noticing the kitchen was a cover up job as well.

This was a flip house he bought, he thought was in good condition.

If you’re out shopping for a house, get a home inspector. 😉

How much are 2 bathroom remodels, and a kitchen going to add to the cost of his house?

Being one that waterproofs showers and see flips often it’s no surprise. I’ve had jobs I refuse to do because the prep work was so bad or they person does not want to do the job right just more of a patch.

We’ve got 4 bd 3 ba we entertain quite a bit. No way we could do a 2 bath. In our BHC place we have 2 bath. It sucks

If someone can do some of the leg work, kitchen 10-15k. If you hire a general, $50k easy.

I just wired a new (remodel) kitchen in a 1100 sq ft house in mission hills. They spent 30k on Viking appliances alone lol. Kitchen couldn’t be bigger than 8x12.

Depending on the size. I have a package deal kitchen. Cabinets, countertops , undermount sink and faucet $18500. Will instantly make your resale value up $30K.

People always want something different though. So price goes up. I have only done 2 like that.

LOL, nothing you can do will make a 8x12 room a gourmet kitchen, but if that's what they want to spend their money on . . . more power to 'em.

I don’t know any business person who has an excess of employees. Quite the opposite as growth, at least right now, is limited by a lack of employees. That reality would be consistent with the data.

Putting that aside, it doesn’t matter if you or I believe the data, what matters is that the Fed believes the data and that data will drive changes in Fed policy.

So understanding the data, whether we believe it or not, is important to business leaders to understand what data the Fed is using to be as competitive and predictive as possible.

You have to be smart enough to read the report in the context it was written, and understand the parameters in which it was written.

You need to be educated in economics, Otherwise you’re living in La la land. 😉

We don't have a lot of places to go out to eat, and most of them are not good in our small tourist town. We tried a new place last night, but we had not been to a bit of a drive. We waited to be seated for 10-15 minutes, but the staff never acknowledged us. There were plenty of empty seats, and the place was about half full. The waitress actually walked by us twice. So we opted to eat in the bar. The bartender said she was gonna be a while before she could help us. We waited another 15 minutes and walked out. The staff was just incredibly efficient and working at a snail's pace. The bar tender was obviously struggling to input an order on the computer, it was comical. IMHO, it is a management issue: understaffed, lack of leadership, and no motivation. As we drove away, it dawned on me that they hoped we would get frustrated and leave. In a half hour, I never saw the bartender serve a single person at the bar; she was fumbling with the computer the whole time. As we drove away, one of the workers was hiding behind a dumpster smoking.

Plenty of people are not working; getting a handout is easier, and the system is busted. I'm with you, @prorider. We need to rethink welfare programs. My Mom used to work as a waitress when Real Estate was slow during my childhood. she used to crush it in tips. She also networked her ass off and got RE leads slinging breakfast. Man, she knew all the gossip in town.

No I live in reality and reports can be fabricated and numbers fudged.
