Anyone own in this park or visit the park frequently? Looking for honest park reviews. Any help would be greatly appreciated.
Probably not as much help as you would like, but a friend in the shop next door has a place there. He loves it there.
What specifically did you want to know, I will ask.
I have been tossing around the idea of getting something more permanent on the river. Currently were members at emerald cove which is fine but it has its positives and negatives. The idea of having guaranteed space at the river is very appealing to my family. Just not thrilled about space rent but what other options are available? I don't believe space rent has any financial tax benefits. But at the end of the day I would love to have something at the river.

That top mobile home for sale on gory is my old pad sold it a few years ago, sweet spot but 450k for a mobile home isnt for everyone.
He has not been on here much. His place is available this weekend if anyone wants to get a feel for the park. He will be out next weekend for monster bash.PM Wet-N-Wild, he has a place there.
We used to stay there but not a fan of the management back then and the bar turned in to a problem with us since we had a teen age daughter. The bar ends up with completely drunk guys at the end of the night . Became more trouble than it was worth . I love being in a park that does not have a bar . Space rent is a hoa. In my opinion .
There is new management now and many that issues with the old. The bar has been mellow this year and closing at 12 instead of 2 which I do not like but they are catering to families which is fine with me.

Been going to Echo since the 70's when my dad brought us out in the good old Chevy Bubble top conversion van.... Moved on to travel trailers, and finally a mobile home. CRA has a monopoly of parks up and down the Strip. There was a period when my rent doubled in 4 years.... Still love the park and the Home owner's community is great.
That is one of the problems for sure, you could get a killer deal on a mobile but be paying 750 a month in a few years for space rent, Emerald basically raised storage rates this year by 50% so other parks may be getting a hike also. I remember in 1993 i looked at a few front row trailers in echo the small ones and they were around 42k if i remember right, was a long time ago, think that is the same price you can get one for now. Did you buy yours new echo? The one i looked at was like the fourth form the end.
Exactly, buy a $120K house or mobile on deeded property in one of the communities on the Az side and come out money ahead, while building equity..........

Has the water quality been addressed? I know in the late 70s and early 80s the sulfer smell (rotten egg) smell was very bad! I know well water will have some odor, but I remember it being overwhelming.
I moved parks in mid 80s to a park that processes riverwater, no smell and I would even drink it without concern.
Cool park and personally I love the little bar just a stumble home late at night.
That is always an option. But at the time.... Rent was $240 a month and I paid cash for my mobile. No property tax either. I have a river view and a great community... I took a partner on that paid me one and a half what I bought the place for so I was really money ahead for some years. I wish I could have afforded some type of deeded land at the time (kids are expensive)!

Where would something like that be out here? There are some waterfront on reservation land on the AZ side, but the monthly lease is much higher than being in one of the parks on the CA side.
Sweet deal. [emoji106]You gotta look around. I bought my 1600 sqft house for 120K as a foreclosure three years ago in Marina Manor and two years ago bought the lot next door for $50K. Right place, right time but theres deals to be had especially if you are willing to put in the sweat equity to fix them up.
I talked to the manager yesterday before leaving and asked if any have popped up I do not know about. Nothing new that I was un aware of in Echo but he is making me a updated list. There is one on front row that owners walked from, will be sold at auction, last one sold for 18k front row at auction but is a slightly better unit.
A45 is one of the few on the front row and is listed here. Saw him out this weekend and no time to talk. A-1 is for sale and it has a great view with nice new carport and spanish tile patio. $45k small unit as A-row units are very short usually 1 bedroom or 2 but one is more like a closet in size.
There was one left on UL for $29 k obo last year there was 6 or 7.
1 unit on C-row needs work they are down to $8k obo. Floor is soft inside, outside they just did some work so it can pass BLM sale. Another on C-Row the owners have walked away, will need a bunch of work so BLM will approve sale. I might be able to get a hold of owners there would be around $4k owed in back rent.
2 units on back row can be had for around $2k maybe less if you pay a year up front on rent. They will need to be sided and a whole list of other things done so BLM will approve sale.
There really is not any good deals like a few years ago. Economy has bounced back a little and numerous people I have talked to are looking to buy. The manager said the best deals are all at Big Bend. When rent was raised a few years back a whole bunch of people walked away as it cost to much to put siding on and upgrades required by BLM to sale. The park had there own crew side them so now they can be sold.
One thing to consider as well is these mobiles are all old and require yearly maintenance and work. If you can not do simple things like re-coat the roof or swap a water heater it will cost you even more and renting might be a better option. This last weekend was another $1k. Fridge died, 1 ac is making a little to much noise and the bathroom counter sink and faucet needed to be upgraded. Last trip was a new toilet, always something. For me it is no problem I live to work and play when I can.
Things must be turning around. When I was looking 6 months ago, There were 5-7 for sale at Echo. A-1 is a NICE place with good parking. I recommend getting a home warranty when you purchase. Mine is about $300/yr and covers AC/Fridge, etc.

Anyone know if i can anchor out in front of sites 89-97 that are on the retaining wall? Is it soft? Hard packed? Rocky? Will my large box anchor hold? I booked site 94 and 95 for memorial day weekend since no other "beach front" slot was available and one of my worries is having to pull the toon out every night. Its not a HUGE issue but id like to keep the boat in the water all weekend if possible. Its going to be my first time staying at echo and look forward to checking out what this place has to offer. :beer
Is the washing machine that bad past the upper sandbar? I was under the impression that traffic died down a bit further up since most of the crowd tends to stay within that area where the sand bar, Fox's and Sundance were.I have seen campers who have put temp anchors out in the past there. Your anchor will get a workout as the waves hit the seawall and bounce back. I can also tell you the bottom is soft sand near the dock that you are just up river from. Your spot will be really loud as you are right in front of the entrance to Paradise. I am planning on going out Thursday night for the Holiday Weekend. I will keep an eye out for you.

Paradise is that club/bar right? Our group isn't that out of control but they'll be fine with the noise. If anything, they'll probably thank me for picking a close enough spot that makes the stumble home easy lol. I'm heading out early Friday morning after work and should be there by 10am. Feel free to stop on by and christen the fire box we have lined up 
I'm really really hoping the box anchor and 2 sand spikes will do the trick. I use to anchor out my jet at Riverland bow out and that thing didn't drift an inch on big weekends......... This tank on the other hand.... It'll be my first time out with her in the holiday chop.Im going to guess it may be tough to get it to hold being big weekend, good news is crawling distance from bar!
