Probably not as much help as you would like, but a friend in the shop next door has a place there. He loves it there.

I have been tossing around the idea of getting something more permanent on the river. Currently were members at emerald cove which is fine but it has its positives and negatives. The idea of having guaranteed space at the river is very appealing to my family. Just not thrilled about space rent but what other options are available? I don't believe space rent has any financial tax benefits. But at the end of the day I would love to have something at the river.

Emerald just raised their trailer storage to $60 mo. along with $120 boat storage close by factor that in the $500 rent is only $300 less if you include maint fees. Rivershore has mobiles and i believe the space rent there is around $350 with no vehicle limit like echo and you can stay year around, thats another option.

Just put fresh batteries in my camera. Got several members looking so I will get all the inside deals this weekend. Was going to hit the road now but 10 12 hour days in a row heading out in the morning. Have to get the mobile ready for the best guests ever. My 1 year old Niece, twin 19 month old Niece and Nephew and my 3 year old Niece. Might not report back until Monday night as I will have my hands full.

We used to stay there but not a fan of the management back then and the bar turned in to a problem with us since we had a teen age daughter. The bar ends up with completely drunk guys at the end of the night . Became more trouble than it was worth . I love being in a park that does not have a bar . Space rent is a hoa. In my opinion .

There is new management now and many that issues with the old. The bar has been mellow this year and closing at 12 instead of 2 which I do not like but they are catering to families which is fine with me.

Been going to Echo since the 70's when my dad brought us out in the good old Chevy Bubble top conversion van.... Moved on to travel trailers, and finally a mobile home. CRA has a monopoly of parks up and down the Strip. There was a period when my rent doubled in 4 years.... Still love the park and the Home owner's community is great.

That is one of the problems for sure, you could get a killer deal on a mobile but be paying 750 a month in a few years for space rent, Emerald basically raised storage rates this year by 50% so other parks may be getting a hike also. I remember in 1993 i looked at a few front row trailers in echo the small ones and they were around 42k if i remember right, was a long time ago, pretty nice one for sale on rdp for 24k. Did you buy yours new echo? The one i looked at was like the fourth form the end.

Nope... I am on B row and bought in 2003... In 5 years they were selling for 3 times what I paid for mine. 2008.... Market crashes and people were walking away from their mobiles in the park. If you pay for 11 months upfront, you get the 12th free. Helps a bit with the sting of rent. If you buy in the park... As the Echo Lodge Park sales literature states... "No Rent Control"!

That is always an option. But at the time.... Rent was $240 a month and I paid cash for my mobile. No property tax either. I have a river view and a great community... I took a partner on that paid me one and a half what I bought the place for so I was really money ahead for some years. I wish I could have afforded some type of deeded land at the time (kids are expensive)!

Has the water quality been addressed? I know in the late 70s and early 80s the sulfer smell (rotten egg) smell was very bad! I know well water will have some odor, but I remember it being overwhelming.
I moved parks in mid 80s to a park that processes riverwater, no smell and I would even drink it without concern.
Cool park and personally I love the little bar just a stumble home late at night.

Basically from the intersection of 95 and Riverside drive north is not CRIT or BLM land as far as I know. Marina View, Marina Manor, Marina Village, Miraleste, Moovalya, etc, etc.

We now have a large tank that the well water is pumped into. We have awesome water pressure now but I am afraid that the well water is still well water. High in minerals it will trash a water heater in no time. Culligan told me they do not like to install their systems in the park as you only get 600 gals out of them. I have always drained my water heater when I leave to help reduce the sulfur smell.

I would have loved to be in Echo if it weren't for todays space rent prices and uncertainty on increases. Sounds like you had a great deal!

I did... But I always wondered if I would have taken equity out of my home and bought deeded property how better off I would be. But, to this day.... It is still the cheapest way to have "a river view" and easy access to the water. My boat lives on the ball in front of Echo when we are there. Not taking it out each night. You can get mobiles in Echo for under 15k.... But yes, the monthly rent can kill you.

I had a place in marina village a few years ago, pretty expensive now but deeded with your own beach. The cool thing about the cali side and being in a park is just that, different crowd all the time and just what i grew up knowing the river to be so i will always like it. I even like emerald but the beach scene is pretty much a pain in the ass.

Where would something like that be out here? There are some waterfront on reservation land on the AZ side, but the monthly lease is much higher than being in one of the parks on the CA side.

You gotta look around. I bought my 1600 sqft house for 120K as a foreclosure three years ago in Marina Manor and two years ago bought the lot next door for $50K. Right place, right time but theres deals to be had especially if you are willing to put in the sweat equity to fix them up.

I talked to the manager yesterday before leaving and asked if any have popped up I do not know about. Nothing new that I was un aware of in Echo but he is making me a updated list. There is one on front row that owners walked from, will be sold at auction, last one sold for 18k front row at auction but is a slightly better unit.

A45 is one of the few on the front row and is listed here. Saw him out this weekend and no time to talk. A-1 is for sale and it has a great view with nice new carport and spanish tile patio. $45k small unit as A-row units are very short usually 1 bedroom or 2 but one is more like a closet in size.


There was one left on UL for $29 k obo last year there was 6 or 7.

1 unit on C-row needs work they are down to $8k obo. Floor is soft inside, outside they just did some work so it can pass BLM sale. Another on C-Row the owners have walked away, will need a bunch of work so BLM will approve sale. I might be able to get a hold of owners there would be around $4k owed in back rent.

2 units on back row can be had for around $2k maybe less if you pay a year up front on rent. They will need to be sided and a whole list of other things done so BLM will approve sale.


There really is not any good deals like a few years ago. Economy has bounced back a little and numerous people I have talked to are looking to buy. The manager said the best deals are all at Big Bend. When rent was raised a few years back a whole bunch of people walked away as it cost to much to put siding on and upgrades required by BLM to sale. The park had there own crew side them so now they can be sold.


One thing to consider as well is these mobiles are all old and require yearly maintenance and work. If you can not do simple things like re-coat the roof or swap a water heater it will cost you even more and renting might be a better option. This last weekend was another $1k. Fridge died, 1 ac is making a little to much noise and the bathroom counter sink and faucet needed to be upgraded. Last trip was a new toilet, always something. For me it is no problem I live to work and play when I can.

I recall when you were. All the nicer ones on UL have sold. A-1 is done up nice. I debated buying a warranty on the fridge but did not. I have never had much luck making a claim whether it was my new Ford or Ultra boat or anything for that matter when it comes to warranty work. I have easily spent double what I paid on upgrades and upkeep in 5 years. Not a issue as I do it all myself but for someone coming in to it thinking just space rent figure in another $1000-2000 a year on upkeep if it is a older trailer.

Anyone know if i can anchor out in front of sites 89-97 that are on the retaining wall? Is it soft? Hard packed? Rocky? Will my large box anchor hold? I booked site 94 and 95 for memorial day weekend since no other "beach front" slot was available and one of my worries is having to pull the toon out every night. Its not a HUGE issue but id like to keep the boat in the water all weekend if possible. Its going to be my first time staying at echo and look forward to checking out what this place has to offer. :beer

I have seen campers who have put temp anchors out in the past there. Your anchor will get a workout as the waves hit the seawall and bounce back. I can also tell you the bottom is soft sand near the dock that you are just up river from. Your spot will be really loud as you are right in front of the entrance to Paradise. I am planning on going out Thursday night for the Holiday Weekend. I will keep an eye out for you.

Is the washing machine that bad past the upper sandbar? I was under the impression that traffic died down a bit further up since most of the crowd tends to stay within that area where the sand bar, Fox's and Sundance were.

We have camped there many times and anchored out front, the box anchor never moved. Just make sure you are out enough for the shallow nights/mornings.

I'm really really hoping the box anchor and 2 sand spikes will do the trick. I use to anchor out my jet at Riverland bow out and that thing didn't drift an inch on big weekends......... This tank on the other hand.... It'll be my first time out with her in the holiday chop.

Ramp can be a little tricky also, be careful with that better with a few extra hands.

I have a place at Echo just behind Paradise on lower level. I would suggest staying away from the wall. Mooring your boat along the beach area on washing machine weekend is a better bet. Bottom is sandy and large box anchor should be fine. Rockhouse just down the road is much better to launch at. Good free ramp with parallel docks and no current to deal with. You can park your truck and trailer for 3 days without any issue. Echo ramp is tough for larger boats. I have a party cat and prefer Rockhouse any day. I'll be there with the entire family enjoying the mayhem!
