From north of the Refuge pretty much all the way to the 95 along London Bridge Road is a large winter time dry camping “community” that pops up during snowbird season. It attracts its fair share of tweekers as well.

Drove by today and the place was empty, signs are now posted all along London Bridge Road that there is no overnight camping. I didn’t stop to read the fine print on what the ordinance was but they cleared everyone out. I always thought that was BLM land, but maybe it’s private.

Frankly all the "dry camping" on the side of the road in winter looks like shit.

And I'm SUPER surprised someone hasn't bought up land and threw in an RV park somewhere just outside of the city. Seems it would make a killing!

yea this needed to be done it was way out of hand, congrats to Bill and Jeannie, they live in the middle of this for years and I know Bill really has stuck his neck out to get this done. good job buddy!!!!

Bill has been leading this effort for at least a couple of years. Sounds like it finally paid off.

A lot of people living in RVs now. The Desert Southwest in winter is a good place to be.

Snowbirds all over parker, hell with the high cost to camp anymore it will only get worse. I feel bad when i pass by seeing some of the stuff is a little long in the tooth and can't be all that great to live in.

A Refuge homeowner is building a new rv park, I'll get the name tomorrow, just outside the Refuge entrance and spending an ungodly amount of money for 20 sites. he'll never recoup his money
I mean something out like on the way out of town. there's a couple big parcels out by crystal beach, ones 17 acres for 2.9 mil, another 5 acres for by the refuge for 1.5 mil. Cater more to the snowbirds than the summer crowds, so you wouldn't need to be on the or even near the water. Packed with snowbirds in off season and take the trickle in people in the summer. But now that you mention it actually, storage is where the money is at.

Not totally correct. The "Refuge" RV park that is being built is owned by the Golf Course not the Refuge Homeowners. These are 2 different organizations. You have the Refuge Homeowners Association and then you have the Refuge Golf Course that is building the RV park OUTSIDE of the Refuge Proper.

That's not what this type "campers" are looking for. There all super cheap or have no money,none would ever pay 20,30,40 a night.No chance. Drive through the canyons (we SXS through there occasionally)on way up 95 towards the 40 and you'll see the type of residents that camp there. Basically squatters. I'm sure all that were displaced are now up with the rest

That’s an understatement especially for the group that was in there. We hit Hanger 24 and then shot across there on the way to the sand/dune area. Yikes.

Those people all need to move onto the beach I hear it’s warm and sunny there all the time and the local governments won’t chase them away. 😂
Dockweiler beach has free RV dump at the waste plant, another free RV dump off the 5 freeway at Broadway.
Plenty of curbside parking for these financially challenged snowbirds in LA.

Not sure how many members they have but they seem to be busy the last couple weeks. Temps in the low 40’s and there have been quite a few groups out early. The course is on the short side but it’s a good layout. Looking forward to seeing the condition as it warms up.

The way I understand it is Hightower is one of the main golf course share holders and a homeowner and in charge of the rv park developement
Maybe i have it backwards but either way nobody is going to make money off that project for years to come
Hightower is one of the Golf Course shareholders who happens to live in the homeowners area. As I said earlier, the Golf Course and the Homeowners Association are 2 different organizations and the RV Park has nothing to do with the Homeowners Association. It's tied to the Golf Course thus you are seeing the "RV/Golf Packages advertised. Still some bad blood between the two organizations that will take time to heal. As an additional note, the area we are talking about is totally different than the State Trust Land Campers area also discussed in this thread and there is no relationship to the 2. I also agree this RV adventure will probably go the same route that the old KOA did and eventually fold.

The Golf Course is doing well. The ad is because the Golf Course and RV Park are the same owners.

Years ago went by dockeweiler on a wimb when was looking at a job down that way. LOL,was like a Tuesday morning,Wow this is awesome right on the beach...I'm in.!!! Rented a rv spot for following week through the weekend.HOLY CRAP ,first day not so bad then went straight downhill from there. Was basically all of Compton and mixed with east LA crowd. Couldn't load my shit fast enough!!!

that is good to hear.
my dad lives in 2 different golf course communities (HOA and GC were separate entities), however both courses were Jack Nicolas courses so that drives home values. In both the GC membership had buy the club and the HOA owns a potion now as well. If courses close, home values will go down and when the cheapest house is still 7 figures, you can’t have that.

I agree. Once people realize that and come in and buy up and tear down all the double wides and crap. The couple houses by the water are NICE!

Was planned to be but never got the stamp. Then the lawsuits started happening because they didn’t get the Arnold Palmer stamp.
Was part of that due to someone with the Refige Corp. changing the course made by the Palmer Corp.?

I don’t know all of the details on how it went down. I was told we bought the guys lot that was in litigation with the refuge for 10 years. That was a year ago and our house is to be done in a couple weeks. I’m sure ill
Learn more once we get settled in and meet the neighbors.

Yes, the former owner took out a few holes and put in the RV park, that’s what started the lawsuit, people paid a premium to live on a Palmer course, the guy hacked it up and Palmer pulled his name from it. Then he said f you to the homeowners a d closed the course down and the restaurant and things got really ugly. You paid to live on a golf course that was no longer open.

On the front nine you drive by the abandoned RV park that is inside the gates, what used to be a par 5, now its three par 3’s surrounding the abandoned park. The new RV park is outside the gates.

The guy lost the lawsuit, homeowners won and a few years the course and the restaurant reopened. The owner of Fuggs in town is running the restaurant now and the food is top notch, prime rib on weekends and the rib eyes are amazing. The course is in great shape other than the f’d deal around the old RV park.

Last I heard the former owner was selling RV’s at JR Motors after his fall from grace. I will leave his name out of this, he made a lot of enemies here.

You don’t have to be members to play the course or come in for dinner, I highly recommend the place. Best rib eye I have found in Havasu.

In Carlsbad no RV is allowed unless you are a resident of Carlsbad and get a 3 day pass to park on the street from the city. A few years back Carlsbad passed this law because of all the full timers parking on the streets. Not allowed now and if you attempt it without the 3 day pass visible, police will stop, knock on your RV and tell you to move it or lose it. If you are not in the RV, they will tow it without the 3 day pass. You do not want to mess with the Carlsbad police.

that is not 100% true. PD does not patrol for it. It is a dedicated parking enforcement employee that works the city (excluding Sunday & Monday). Also, if your RV is parked within 400’ of your house, they will only chalk the tires and make sure it is moved 75’ every 72 hours. Then give you 1 final warning prior to towing itl.

Last time I rode the Parker 250 loop way up Osborne wash, there was a huge gathering of these “”travelers”” all camping out there. We’re talking way out past Parker mountain. They had trash all over, tents, it was gross. Not sure who owns the land. It seemed they were far enough out no one had noticed them.
