Anyone know what the average cost is to maintain a house in Havasu? 3 or 4 bedroom 3 bath ~ 2600 sqft....... newer house. Property taxes, water, electricity, gas....those type of things. I want to think running the A/C is a good size chunk of cash.

A lived in full time home or a vacation home? utilities and taxes change for lived in versus vacation/2nd home

I'll try to give you a general Idea. Property taxes seem reasonable, not sure exactly how they figure them, but the taxable value is quite a bit lower than the actual market value, so a home that has a market value of about $550,000 has taxes around $2,000 a year. Our snowbird neighbor from Montana that pay that here claims their house in Montana with the same value is $ 5,000 a year. Now that type of value is more of a 3 bed 2 bath at around 16-17 hundred sqft, 4 bed 3 bath 2,600 can be significantly more depending on age, new construction can be double that, well above a million. House prices in Havasu are all over the place.

Water in Havasu is basically cheap, but it's also what they base your sewer charge off of. We keep our water usage to 5-7 units a month and our water, sewer, and trash is about $90.00 a month. A water unit is 748 gallons.

Although electric rates have recently gone up 14%, they are still much lower than we were paying in CA. Our house around 1700 sqft, with a radiant barrier, extremely good windows, but only a 12 seer 4 ton Goodman @ 20 years old has never had a $300 summer bill, that could change this year. The winter bill averages $120-$200.

I believe Bullhead is cheaper for home prices and has more / better shopping Plus laughlin entertainment / dining shows not gambeling

buddy just bought 3/2 boat deep for $335 in a community nice clean but needed updates/ color & carpets

You also have Mohave Valley as an option on lower cost of living. Downside is that you have to go out of town for fun or activities. In-laws in Laughlin were looking there as Laughlin is on the older side without the home features they were wanting. It was mainly an RV garage. They were thinking about moving to Mohave Valley as they were building new RV garage homes. This was about 4 years ago. They finally decided on staying put as they ended up pulling the plug on off-roading and RVing in the hot months of the summer.

@Gramps aren’t you in So Utah? Are you looking to get out of there Or just just looking to switch things up for diffract seasons? Keep in mind as we age medical might be a huge consideration as well. For that you have Kingman, Vegas and Phoenix as key medical facilities. I am hoping that we can make Havasu work for quite a few more years. Best of luck in your fact finding exploration. 👍

I have a newer 2000 Sq ' house, 3 bed, 3 bath. Mortgage $2100, taxes under $3,000,insurance $1,800.
Water stays around $95, electricity goes from $120 to $500 depending on the month - with pool pump, two mini splits, and house AC.

All I know for sure after living here since 2002 is that COL back then was a main reason we moved here but that aint true no mo !!!!!!!!!!!!!! As I remember our taxes were around a grand, now $2300 (1700 sq ft house, with pool valued at about $750,000) EVERYTHING has gone way up, its a bitch !!!!!!!!!!!!!!!!!!!

During our home build, I asked the county about the tax value process as it is an owner builder so there is not a transaction amount involved like if we had hired a builder. They stated an inspector will review the home, count fixtures, rooms, etc and determine a value. Her recommendation was to use this site to find similar homes and determine the approx annual taxes that way.

I’m not sure I understand your question.🤣 The article you linked was kind of bizarre, yes. There is a tax freeze for seniors.

I couldn’t personally tell you because I live in Havasu, but I understand Paradise Valley is quite pricey. 🤷‍♂️
That seems way too low. $3500 monthly would be a steal in PV

A quick look on zillow shows a low of $5400 for a house and a high of 55K a month. Crazy

Property taxes are $1700

3/2 1,400 sqft with a pool jacuzzi and fire pit.

Internet is $69 monthly

I think several years ago when my dad looked into it you had to have an income of less than $37,000 or less. He didn’t qualify. that’s what I remember, but I could possibly be wrong.
