I have a friend with a place in Moon Ridge 2 and I've spent a lot of time in that complex, it is very nice.......if you haven't been there you owe it to yourself to give Brian a call and check it out :thumbsup:thumbsup

You got that right Paul. Great location! You have food, bars & fuel all within walking distance from your patio. Great community ramp, docks & beach to use on the river. Or you can drop your boat in on the lake within 5 minutes. It's hard to beat.

Is this a stick built home or a manufactured home with a stick built addition?
Is it suiatble for year round?

Yes, it's permitted as a site built home in 1978. Because there has been speculation about it. I have had two lenders look into it & pulled permits on it. As far as we can research, it was built as a modular home which is the same as site built. It's a perfect place for a full time resident, there are no limitations on occupancy. There are HOA dues of $450 a year. Great part is you have access to all the docks beach, cabanas & boat ramp for the community.

It appears that there are ceiling and wall AC vents, but then there are window AC units in the all the rooms. Does this house have a central HVAC system???

The property had central air many years ago, before my clients owned it. When they bought the house it only had wall units for cooling and heating, they have upgraded everyone of them. They run very efficiently and cool the rooms down very quickly and keep the property very cold.
