California City Lot-What To Do With It?

wait, your dad has paid taxes for 53 years on that lot?

When we were kids my dad bought a way off water lot at Lake Holiday in Illinois, every summer we had to clear the saplings and weeds, he never built anything on it.

Fast forward 15 years it sold for $700. I have no idea how much weed abatement and taxes cost for those 12 years after we moved to California. I think getting it mowed with a tractor cost about $200. a whack... and had to be done a few times per year.

I like the stories of the old river rats I hung out with about buying lots at lake Havasu, some on the golf course, for a song. (and never building on them) most sold during the 2004/5 boom when they were offered big money compared to when they bought in the 70's.

It's hard to imagine any real estate not being a great investment, Cal City is not great yet, maybe when your kids are in their 90's? What will it have "cost" by then??
Taxes used to be peanuts but this $145 assessment made us rethink things. Probably will be worth something eventually but I don't have kids and my brother doesn't want it. But yeah, pops has paid more than it's worth it taxes a couple times over

Right there with you. We have had 10 acres out in Cal City for years. I get a letter every few months from some property investment firm wanting to buy it for between $3,500 to $5,000. The only thing we pay on it now is the $18.50 a year tax bill. My hope is that they know something that I don't, and someone wants to build a solar plant or something else out there. I have never actually been to the property. We grew up going out there riding and camping, and about 20 years ago my dad thought it would be a good investment property. Don't think we will see a return on the investment in while lol. Kern County Assessor Tax No - 351-140-16-00-7

My friends were out there last weekend I was supposed to go but my wife couldn’t get anytime off so we just went to bhc. We need two vehicles to get trailer and bikes out to cal city so that wasn’t going to work. But the dirt in my buddies videos looked so much nicer than what we had in bhc. Don’t get me wrong we had a blast but there’s a lot of deep sand and deep rocks in bhc. The kids 50’s got wadded up a few times 😂
Weak tires on the 50s is a very temporary problem, man.😂
They will be out grown and into bigger machines in no time.
Riding is good out in BH and back behind Laughlin.
My parents had a place in BH years ago, the riding was good.
Woulda been better on something other than my banshee😂
I’d almost rather ride your kids 50😂😂

Im lying we were out behind Laughlin I just always forget it’s right across the river. About 10 miles from the 95 on the 163 I think it is. Great riding for sure and if you can ride in those rocks you can ride anywhere. I do want a sxs but I’m not ready to get off my bike yet

I can buy a lot there less than a set of tires for your Mazda….while it’s not as much fun outta the gate…it’s something.

The weather is great up there too, and you can drive from the desert to the desert in a day! 😂. That is indeed something.

There was just something on the radio about how Cal City is being looked at again as a viable area for development, given the housing shortage and need for housing.
I really hope they don't, cause I love camping and riding out there. There's no telling what the future holds, when you think about it - the place is already laid out, has a ton of infastructure in place just sitting there.
I read it was originally conceived as being perched on top of a large aquifer. Not sure that was ever substantiated, seems if that were the case it would be green with agriculture ventures by now ?? Just read water level for wells was about 350', not sure how much pressure or drought loss it's sustained.

When I was a full time flight instructor out of Camarillo in 2003’ish, I had a student bring his father in law along one day. He wanted to fly over a lot he bought from a door to door sales guy in the 70’s. He pulled GPS coordinates from maps and the deed I guess and off we went. I don’t think it was in California City, but it was out that way somewhere. You could see the roads graded in the desert, probably from the 40’s or 50’s. Not a single other thing was ever done. He couldn’t remember what he paid but he thought it was like $900. I laughed and told him he would be doing pretty well if he could get even money in 2003. I’m guessing it still looks identical to this day.

The original plan was to put an LAX sized airport out there right? Effectively make it another “hub” of SoCal.
Cal city passed commercial pot growing. Several huge business out there now...commercial property is what you want to be sitting on....

My parent bought a place there in the 70s I think, I remember going out to see it when I was a kid….nothing there. Years later riding dirt bikes all around those streets, not much progressed. I guess a new group took over the sale are targeted the Filipino community.

In the 1980's I bought a small residential lot near Lake Shasta. Like a quarter mile to a public ramp near. It is the only undeveloped lot on a cul-de-sac that was built in the 60's and 70's mostly. I have been paying property taxes and a $25 monthly fee for water meter hookup since then which is like 40 years. Not sure I wouldn't lose money selling it at this point. At 60'x120' you can't really put much of a house on it. Both neighbors want it but I'm not ready to give up the dream just yet. I'm only 63, I still got time to have my lake house retirement home right?

What size is the lot in question? If you search Zillow for recently sold it will give you some idea of market conditions. I’m guessing that a large amount of these lots end up at tax sale auctions, get picked up cheap and then back on the tax roles they go.

Doing anything on these types of property’s then requires you to defend it from the methicans, those fucking cock roaches will steal a slab of concrete if they can.

haha my friend just inherited a lot and was trying to sell it to me. FYI I went to the silver saddle ranch sales pitch in 1999 and they were selling lots for $7k at the time. They said Hyundai was going to build a plant there and it was going to become the next lancaster. They paid for a motel in mojave and gave us access to the ranch for a weekend.

I’m in a similar situation however, I actually bought our 1/4 acre lot at auction some years ago and it’s in Needles. Maybe a quarter mile from the lake / river. Directly across from the Walmart. Has water a connection on it and power in front of it.

Its in an area called North Havasu Estates. It was relatively cheap and the thought was that something might develop in the area. I was optimistic when the new casino was built (which isn’t too far off) but nothing.

in the mean time, it’s assessed at almost $7k and I’m paying the taxes on it.

The lot is between the slab and house in the picture.

Our Havasu place could sure use some nice shutters. 8 foot sidling glass door assembly and maybe 1/2 dozen traditional windows. Want to trade?
