In 1989 I lived in Ventura and worked for a plumbing company out of Oxnard. I lived off Spinaker Dr across the street from Harbor Cove Beach. If you know the area you might realize that this would be a parking lot. Yes, I was homeless living in my vehicle. The lock was broken on the public bathrooms near G dock in the Marina. I could hide my car among the live-a-board community. I was living the Van Life long before it was cool. Worked out well until the truck got stolen with all my tools. :)

Glad to hear you made the move good for you. If you are doing transmission work on Can Am's I may need a gear reduction.

I don't know how Anyone couldn't afford to live in SoCal, on 200k a year.

Especially someone in construction. A fixer upper would be a no brainer.

I guess I should of said Southbay. Not SoCal. The fixer upper a block over just sold for 780k cash. Needs 100-120k worth of work. And his kids are already in that school district which is not the greatest.

Few blocks over in the good school district (Torrance) that same 3bed 2 bath house would of fetched a million.

Torrance you currently need to make 250k a year to qualify and buy a home unless someone gives you a huge down payment.

Santa Barbara and up the coast is probably more expensive than Torrance. Starter homes are 1.2 million. With 240k down you still have a 8k month house payment.

I second this.

I took the weekend crash course on a dare in 2008, because my Mom and Brother were talking crap about how smart they were. Passed the test first try and tossed the cert in the trash. However it was a great education and has served me well.

I just wanted the knowledge. That was good enough for me. It got me in my first house with no issues.

It's definitely a good thing if you have time. I should of done it when I was young and had free time. I did get my General license early on. I only got originally to get construction loans. Never planned on working for customers.

I have been involved with real estate my whole life. My parents bought and sold every few years. Fixed up every house. I started working on them at 13. My first house I sold as owner. Learned a lot on that 1. I have worked with my realtor for 20 years. Currently 3 of the 6 jobs are from her and 3 of hers waiting for us. Not trying to step on her toes. She reduces her commission for me and what she charges me I just apply it to her jobs. I go to all my open houses and have helped sell several.

These days I am overwhelmed with jobs. No time for school. Although I need to ad another license soon. If I had free time I would be doing HVAC classes. The Guys I use are like pulling teeth to get them to do jobs.

Santa Barbara/Goleta area is typically about 1.2+ for a run down 3/2 that needs $100k worth of work to make it liveable.

There are still 3/2 homes in Ventura for around $800k, but again, need $100k to bring them somewhat up to date and liveable.

I’ll take your post as an opportunity to tell an interesting recent Torrance story. It also pertains to this thread in a roundabout way.

I was just in Torrance this past August. I ended up going to a home my friend purchased in approx 1994. He lived in the home for a few years, and eventually rented it out. It was a 2 bedroom, 1 bath, 1100sf. He rents it to this couple that starts their own family. When this happens, my friend does an addition to the home, making it a 3br/2bth 1500sf. A few years later he ads a guest room to the detached garage.

This family rented the home for 22 years. I asked my friend what happened to them, and he then told me the story below.

The family befriended the elderly neighbor next door, who had no kids or heirs. When the neighbor past away, they were shocked to find out that the neighbor had left everything to them. The paid for home, the bank accounts, and a few other assets. The family then sold the home, and used the money to pay cash for a home in Hemet. My friend lost his 22 year tenants. They would still be renting the home had this not happened.

The above story is why we should always be nice to your neighbors!

CalExit and LHC move in is complete. Next time we need to move, I'll just set everything on fire and buy new. Need to get the California plates off the cars ASAP, we stick out like a sore thumb. Working on getting a shop space leased out thanks to Stacy and Dave. Hoping to be up and running Jan. 1st.

Question for LHC locals, what bank is good in town?

I have typically banked with smaller, local based credit unions over the years as they usually have the best personal service. I do prefer a good online bill pay system if available. I prefer not to log into multiple accounts to pay everything.

Ca plates in Az is nothing, try sporting them in Tx. Nobody assumes you’re on vacation. I felt the same about my move across town 20+ years ago, swore I’d burn the place down before I moved again. Then the company up and moved me. Still a pain in the ass.

We like Foothills. Glacier Bancorp has been buying up smaller, regional banks in the West recently. They leave them as small, regional banks under the umbrella of the parent company. The benefit is that you still get a small town feel and service, but you can use ANY of their family of banks just the same as you would your own local branch.

We originally had our account at Heritage Bank of Nevada (Glacier) and banked at Glacier in Montana, Foothills in Havasu, Mountain West in N. Idaho, Citizens Bank in S. Idaho, First Community in Utah, Bank of the San Juans in W. Colorado, and several others, just like we were walking into our bank. Gave them my debit card and ID at the counter and made whatever deposit or withdrawal I wanted. No 2-5 day wait b.s. like at the big banks. We've recently switched all of our accounts to Glacier proper just because I didn't want to have Nevada on my bank card while doing business in Montana. When we bought our house through the hometown Glacier bank when my account was still out of Reno, we signed the final documents in the Durango, CO branch of the Bank of the San Juans, along with printing my $********* cashiers check at the Durango branch. Seamless. Just like I was signing in my local branch, even though it was not only a different name of business, but another state. And, of course, just like at most small-town banks, we were treated as customers, not cattle.

Lol I said the same thing. On the way out we sold almost everything, but on the way back my wife wanted to keep all our new stuff. Moving SUCKS!!

If u can swing it and flee, never sell Cali property. Even more so if it is within 5 miles of the coastline. Even downsize before u leave to a nice townhome$$$$$. Keep the prop 13 tax base, then go. This can be your retirement account.

Only reason we offed all our furniture etc when we moved was because it was almost 20 years old and we were moving into a brand new house.
New stuff isn’t cheap. Almost 10,000 for king bedroom set. Power recliner couch. Power recliner theatre chair. Electric fireplace.
Oh, and 3,000ish for stainless appliances.
Thank god for no sales tax and interest free for 5 years.

That was the plan. But the HOA rates increasing combined with the cost of our mortgage outpaced the rental income we would have received for the next few years. I am using some of the incoming from the sale to purchase our next home here and use to start my new business.

I wanted a complete CalExit as possible.

Can you imagine if the state ever went red? Never going to happen but we can hope...still insane how much can be destroyed like with the new RV bullshit, gas prices never coming down and well...everything else. This state is amazing and it could be incredible if we would stop with the bullshit!

Arnold won in 2004? It can happen. People cant look outside and say, this place is perfect! When one party is in control the entire time. Only one party to blame. I think it's coming. I read kamala leads early polls for gov of California. They just might lose it if she does.

We had the same problem this election in NH for our governor. We had the choice of two females. A rino and a confirmed lib. We, as in the wife and I and the state as a whole chose the rino. Too bad the state is liberal enough to be blue for president.

They can't vote. It was the candidate and timing. Public knew him and liked him. Davis was highly unpopular at the time. Newsome has a 44% approval rating at the moment and tate legislature even lower. The question is what candidates are put up. If you insist on a Kari lake, Jim Jordan or Matt gatez in ca you're going to lose and lose badly. If you put a more socially liberal and fiscal conservative candidate you could probably flip it.

The problem is, everyone wants all or nothing candidates.

Lol exactly my point. But If the state is full blue how the hell do you expect a maga candidate to win? Honest question. If it's a battle ground area sure. But in deep blue, you can't. You need candidates that can win and still align more with your ideology.
