We close tomorrow...last week and a half have been uneventful. My agent hasn't said a word to me in that time period. Sellers are still outta town, evidently found a house...so, a couple weeks or so.

I'm glad it's over.

Sellers were out on Friday...We went by a few times between closing (20th) and them leaving (13th) to BS, steal some lemons off of the (my) lemon tree, and made a deal on some furniture for $150. The selling agent has been by a few times with expensive bottles of wine for the wife.

Now the work begins to un-old people the place....Hope to start moving in by the end of the month. Only about 3 more big surprises so far that fucked up the plans, but I'll adapt.

1: about 1/4 of the house has pergo laminate flooring...the selling agent and the seller both assured me that they'd checked and it was still available, should I want to finish out the rest of the house...what they didn't tell me is that they "checked"...4 years ago. It's NLA....so, we'll change that up a bit.

2: On bedroom has some decorative beam/ceiling tile thing going on...he made the ornate beams an the crown molding himself...was kinda cool if the tile hadn't been falling apart. I pulled it down, only to reveal a maze of cracks in the plaster ceiling....so that came down.

3: the seller and I have a different definition of the term "subfloor"....but again, I can work with it.

We sold our last house and bought our my recent one by owner.

It was a PIA - The lady we bought our house from was insane. Her boyfriend later called me to apologize for her behavior during the process after he realized she was crazy.

Long Story - People buying our house were self employed - And pre approved for our agreed upon purchase price, or so we all thought. About 3 weeks into the process they called me and said they were having issues with financing do to student loan debt. They had to get their payment reduced and wait on letters I guess from the federal student loan program - There was no expediting it and it took from basically Memorial Day to Labor Day to get it closed.

I contacted the seller we were purchasing from and explained what was going on. Told her I could still close as we intended but I needed to know so I could start the process of moving money around and get with the bank to carry both mortgages while it was on going. I was counting on the sell of mine to fund the 20% DP. I had plenty of cash in other accounts, just getting it moved out to cover would take a little time. She said not to worry about it, we would close when mine sold.

We even worked out an agreement for her to be out verbally, and for us to rent it until closing at about triple what the rent should have been that she couldn't recall - My fault for not getting it in writing, we ended up in a hotel for a month or so.

Fast forward to beginning of August, I kept telling the bank to change the close date on the house we are buying and they never did. In fact the closing company called me to set up the date. I told them not to contact the seller as the bank needs to push the date out. Closing company called her anyway. She called me and she wanted to close on that date, to which I told her, it's not possible and she lost it saying I told her I could come up with the cash, which I did, however I couldn't come up with it in 72 hours, and I reminded her I told her at the beginning of June she needed to let me know then and her response was to not worry about it. Her boyfriend had to confirm for her that was how the conversation went. Anyway I started the process to carry 2 mortgages, pulled money from other accounts, and had a check cut for 20% DP so we could close on new purchase before the sell of our old house.

Everything is approved and set in motion. Closing Set for a Monday morning. On Wednesday bank tells me if the closing documents aren't sent to the closing company on Friday, not to panic, they would be there first thing Monday morning. Monday morning rolls around, and the closing company calls me and tells me "The bank says you can't close today" WTF - I spent most of the day on the phone, not able to get a hold of the lady I had been dealing with trying to figure out what was going on, and no one had any answers. Keep in mind this is after months of providing documentation to them. The seller goes to sign her paperwork and she is aware of the issue, and wants me to meet her at the title company. I go anyway, not sure why. I hand the title company the bank check for down payment, she signs her documents and leaves. I sign nothing. Tuesday morning rolls around and they lady I had been dealing with calls me and tells me what the issue is after I give her an earful. They said I didn't have enough cash to close. Was like $600 short. We moved some money out of Kids accounts (a couple grand maybe) that we are in control of and the bank said I can't use that for closing. Anyway its almost September now, and they had looked at my pay stubs since or bank statements since middle to end of June or so. I asked her how often I get paid, she answered, and I asked, will that cover the $600? She said yes, and I said so we are all good? Nope, you need to send us updated copies of your bank statements to prove it. Pissed me off, I wore them out. About 1pm they tell me all is good and we are knocking $1500 off of your closing cost for your troubles. Great right? nope, Seller got that money, because she was responible for X $ amount of closing costs, which we were basically at the cap. She got it all. I sent them an e-mail saying "thanks for nothing, you should have read the contract, but I am going to close anyway because this needs to be over, you will hear from me again later" I get to the closing office and the attorney starts laughing and says "You are the first person I have ever closed a loan for with this bank where they didn't send a quality of service survey with the documentation for you to fill out, they must already know how you feel" Then he got into the closing costs and he was even saying WTF.

Anyway, it is all over and done now, and my next house will be a single wide we pay cash for.

4 Letters of Explanation for various items, every document you can think of scanned and uploaded to their site...twice cause it took so long and had to update them.

Roger that. They asked for the same stuff over and over again. Finally I started telling her PDF names and date they were uploaded. I'm not doing this all over again. She wasn't happy, because now she had to go to look to find what had already been requested and I had already provided.
