I wouldn't invest that much money unless I was ok losing it. Although you probably can't find riverfront cheaper. That money would go further in Havasu for sure but the boating style is completely different. That's not an easy decision to make.

500 spaces @ $430-500 a month = $215-250000 a month. Almost 3 mill a year and about all they have to do is collect. I'm not saying it's a ton of money compared to other avenues but it's not hard money to earn. And that's just one park. There's got to be a dozen or more parks before you even get to the town and individual leases.
Look at what they’ve done at parks like lost lake and others once those leases expired. I heard they were charging $500 a linear ft. For waterfront spots. And that’s in a mobile home park. Can you imagine what they’re gonna charge for those amazing riverfront stick built houses with private launch ramps when the 2029 lease expires?

Sounds like there 'could' be quite a few places along that stretch going on the market in the next 5 years.

Can you imagine what they’re gonna charge for those amazing riverfront stick built houses with private launch ramps when the 2029 lease expires?

I'm at LL. No increase in the last 5 years or so. I'm sure we're due for one but that's the price I pay to boat there. The park has suffered some due to covid and the private lease expiring but it's still very user friendly. I'll be there next weekend and let you how things are

I think if you look at it purely as a quality of life purchase that will have zero monetary return at the end, you can’t go wrong. If you’re looking to build equity and have something to pass on to your kids, not so much.

I grew up going to a water front place in havasu landing, cove, three boat dock, private launch ramp. The place belonged to my friends grandfather and had been in place since the 50’s. They built a little house and garage. The grand father passed away in the late 90’s, his grandmother continued to write the monthly rent check from the same account until she passed a decade later. The first check that was cut to the tribe from a different checkbook after she passed prompted a 30 day eviction, game over.

The tribe came in and tore down the house and garage the family built within a few months and the lot has sat vacant ever since. Had they continued to cash the check the family would have continued to write the check, the tribe was not concerned with revenue from the property, only the fact that they hadn't caught the old man’s passing a decade earlier and no longer had to worry about his wrath, he was a heavy dude with some pull, they just let him be.

I’m at LL also when CRIT took over from the former lessee, they raised the rent from 350, to 430 required a 3 months deposit, but they didn’t charge extra for electricity. But no maintenance, no store, no ice, no gas, and no security. I’ve been there since 91’ and was at Water Wheel for 12 years before that. The only $500 spots are from water spots and that is $500 a month! I’m out in the camping area, and pay the same rent as the wealthy people in the double wides for a lot smaller spot.😜
I’m going to just see what they do now, after 2+ years they have hired a manager, and some maintenance people. The last 2 years have been trying, first the reaction to Covid, then last year the Fire on Memorial Day weekend, and the blowing ash that followed made the place difficult to enjoy.

In all seriousness you’re at the mercy of CRIT and the 99 year lease which is due for renewal in a few years. It’s the best part of the entire Colorado river system but CRIT will always be the elephant in the room.

Covid was an eye opener as CRIT was patrolling the AZ side of their land while spying on homeowners on the CA side if they were hanging out on the beaches and in the water. It was bizarre.

My guess is that if they don’t renew the lease it’ll be so hung up in the federal court system for so long that we’ll be all dead before it’s settled. I’m betting that the lease(s) are renewed. It’s still a risk and largely why banks won’t loan much, if anything, on these properties.

I’ve been in Big River since 1989 and have had minimal issues with CRIT.
Years ago banks like Wells Fargo were loaning on lease land as long as the term balance was 15 yrs. Or more. No Idea what loan programs exist today for lease conditions.

I’m just wondering when the leases are up why the wagonburners wouldn’t match the fees to what they are getting up river.
I have friends with a stickbuilt place on the California side across from Badenochs and they pay about 32k per year for their river front lot.
Heck of deal everybody got down at Big River all those years.
Can’t imagine new leases wouldn’t be more realistic with the current times?
PS…no drugs were involved in writing of this post😁

Yup, that’s why I mentioned that it’s not likely to be financed this near to the lease ending.

I've been on CRIT land for over 20 years, zero regrets.
My rent hasn't raised in 20 years, so obviously we're over due.
Great view of the river from the house, private boat slip, private launch ramp, amazing neighborhood. Not sure what more I could ask for.

Like I said, I know enough people whose rent went up. the ones saying I’ve been on CRIT land for 30 years with no issue. I’m sure you haven’t. But you hedged your bets with a lot more time on the clock vs someone coming in now. And yes, is probably one of the best stretch of river in my opinion

"Holy Hell in a Hand Basket" . . . water was absolutely RIPPING.
The current took my boat right off the trailer when I launched, and I almost had to swim for it ! 😅 When I went to take it out, it floated my trailer sideways on the ramp!
Even with the water WAY up, that zone still has plenty of sketchy rock & gravel bars. Can't imagine it at low water.
I bought an aluminum prop just for that trip & the peace of mind was somewhat comforting. (even though I could see losing an entire lower unit)
One thing that got me, was how fast the current was ripping . . . I had to do 1200 rpm's just to stay EVEN with it.
I know they were pulling a ton of water that weekend. . . but if you got in a pickle, that current could fuck you up before you even knew you were in trouble.
For any somewhat knowledgable boater, I can see how that place sort of protects itself from over crowding. You'd have to be a fool to launch and just take off willy nilly.

I'd love to have a place in that zone, but I just don't have the expendable income to tie up there, as sketchy as it may or may not be.
Kudos to the people who have or have had places there, I can totally see the draw.

To anyone wanting to go there for the 1st time . . . FWIW, be careful.
I've ran from the 10 fwy to the Imperial Dam, but that area up there has the the potential to bite you in the ass . . . and not just in 1 or 2 areas, it's a flippin mine-field.

I was going to bring up the cove as an example also. I remember Brad with the Campbell and the bad ass setup they had. Booted out with no recourse. It was crazy!

My time at Water Wheel before they built that rock weir up stream of the ramp, you had to have guys stand on your trailer to keep it from floating sideway when trying to put the boat on!

One night I popped off that I’d pick up the tab at shugrues and we poured them all into the boat and took them across. After that I had to buy them all dinner over there everytime we were out, fucking tradition was born 😂 the ones that are still around are in their 70’s and 80’s now, most are gone though. That was some real cowboys and Indians stuff back then, I miss my old homies.

Not too far off the truth. There WAS an alligator farm on the Res back in the '30s & '40s. It was in one of the backwater areas, but got washed away during a monsoon flood. Although in 50+ years of running the River from Lake Mead to Lake Martinez, I've never seen one. I have also heard of Caiman in the Bill Williams. One of my Deputies claimed he saw one from the Bridge. This was in 1998 or so.

I wanted to get myself a place in Big River for a while, because I work there and it’d make things really easy.…. But after working there I’m now eyeballing a place in Windmill II/III

There was an alligator skin that hung in the store at LL if I remember correctly. There might have been an old black and white picture too

Yes you’re! That was a snake skin that all the girls in the store would tell you it was a rattlesnake skin from a snake caught in camp! F’in thing was 20 feet long, obviously a python or ?
