Hi everyone, I want to introduce myself. My name is Victoria and I am a Real Estate Agent for Team RDP. Some of you might remember when Dave and Paul would go out and look at listings and say what they did and did not like about them. It was a big hit on the forum back then.




Dave has asked me to start something similar by putting up my picks of the week in various price ranges. It’s going to be a little bit of fun while at the same time giving you an idea of market conditions in Havasu.

Thanks for the post. Can you lower the pricing standards for us poor bastards and let us know picks in like the 100k to 300k range?

Does that even exist anymore in Beverly Hills, I mean Havasu?

My bro in law just bought a nice little pad for 340k.

Go to realtor.com and put in a max price of 500k. You'll be surprised how many places pop up!

Affordable housing picks would be nice to see for sure. 👍🏼

Well DarkHorseRacing we are shifting into a buyers market now so you do surprisingly have options. If you really only have $100k I’d suggest investing in a lot. If you have $300k we can get you a decent home still. There are even some closer to $400k for a pool home!

Sorry friends, since I started this thread in the middle of the week I will also attach my picks of the week for the $400K-$600K price range. Now keep in mind I choose these options considering many things. Most importantly I want to get you the best deal for your money. I prefer homes that are updated and move in ready but if I find something that may need a little work but is a major deal and would be worth the investment then I may choose that as well.





This week I went by 706 Malibu Bay and thought to myself there has to be a catch. A home on the island, built in 2006, 3 bed/3 bath, 2 car garage for $549,900. So when I went and checked it out I came to find it was a triplex sharing a wall with their neighbors. And even worse than that it had a tiny backyard. Ooooh so that’s how the price is half the amount as the guy across the way. But still for that price and at that location. I think it could be an awesome especially if you invest a little into it. I would say turn that itty bitty backyard into an oasis and put in a killer pool. It’s possible when you see how others have been able to pull it off. Great home for a family or to turn it into an Airbnb.





Vacation rentals is my families business so if anyone vacations here often I highly suggest buying a home and renting it out when you won’t be here. This is the perfect town that thrives on visitors.

I love this feature you are adding to the site. Great to see some comments on these houses and how you might make improvements.

You need to talk @2FORCEFULL into doing this for boats. It would be rad to send him around with a camera crew and have him, grill sellers, on the asking price and uncover the problems. That would make for some good entertainment.

okay a couple ideas. Swimming pool homes or designer backyard homes. RV garage homes. Condos or townhouses. Lakeview homes.

On the 400-600k homes I like the Santa Fe style one with the pool also it had a price drop down to 520K. I don't like the one on the island too much grey and it doesn't blend with the dark brown and the small yard no view ugh.

Those are all nice picks and at a reasonable / semi entry level prices! Each one has a plus to it.

I like the #2 location but like the layout of #3.

The only issue I see is no room for garage expansion, but you can’t get everything you want in that price range!

This is a great idea for a thread!
Im not in the market to buy. I like to look to see whats available / pricing and get ideas. I’m always looking on Zillow

Do you not remember when covid happened and every Californian and their mother moved here? They didn't even see the house in person and they put in offers way above asking price just to get the home. That has obviously changed now that who knows what is going on. But the past year it has slowly gone back to normal.


Now the market is just correcting itself out and becoming more even as it should. So yes it has shifted to be more in their favor, rather than the market we just came out of.

One key key key point is garage size. We all have boats and I bet most of these budget homes do not fit boats so whatsoever. So please include that as well.

Buyers market? I’m not trying to hate. But prices are still crazy high. Yes finally I’ve seen price drops compared to 20 and 21. But I laugh when I see a house for 1.2 drop 50k and it sold for 650-675 in 2020 or 750 in 2021 and rates hovering at6% . Still has more correction for me to upgrade to a larger vacation home
