The area has such a mix of old, cheap construction, trailers on land then a planned community next door.

Not a problem if you don’t have kids I guess.

I have spent a ton of time with baseball in gilbert, north scottsdale, goodyear, glendale and peoria..

Gilbert was super quiet and nice but so far away from the world it seemed.
North Scottsdale....the place to live..super nice..a little cooler...tons of golf...expensive
Goodyear...love it there..nice homes...lower price...closer to havasu....
Glendale....really depends....some nice areas some very not so nice areas...not a fan
Peoria....lots to do...nice homes...lots of stores...

#1 choice would be scottsdale. traffic in phoenix is really starting to suck...love the landscape of phoenix....tons to do...golf mecca...cant go wrong imo...

The problem with airpark homes is the HOAs.

There is a small airpark over by South Mountain as well, Hangar Haciendas according my charts. Don't know the house prices.

Is Pegasus in the San Tan Valley?

The original Stellar City Airpark has no functioning HOA. The Stellar Estate south does have an HOA. The 14 new lots in Stellar Estates North will also have an HOA. Disclamer: I live in the old original Stellar City with no HOA. We do have CC and Rs but I can't think of any in the 21 years I have been here that have been cited. Everyone who uses the airport and Stellar belongs to the runways users assoc whether HOA or not...

Top of the list bellow a pool & 3 car garage. I dont need super chicken melting in the sun
Get on the waiting list now for Deer Valley Airport, it's about 6 to 8 months for a small t hanger, and well over a year for a large t hanger. There is covered tie downs while you wait. I haven't checked Glendale airport lately, but believe it is about the same wait time.

for you with the kids I would recommend south chandler. CUSD is consistently the best school district in the state and one of the better ones in the country.

Good information. It starts to get a little pricey in Chandler. I would ultimately like to be at $350K and under. Min 4 bedrooms and definitely a pool or community pool.

Listen to everyone who's posted above :D especially about the West side of the Valley. There's a nice big prison out there (one for women too) and one of the companies Bill Gates invests in bought some square miles and will be building a "smart city" out that way. Plenty of new construction going on out there!

My suggestion is to come to the Phoenix Valley and drive all over looking at homes in the above listed towns/cities to see if/what you find them appealing.

We had our choice of anywhere out here and we didn't pick those areas or Scottsdale. We bought in Mesa - don't come here :eek: we're near Red Rock Mountain and we're five minutes from the Salt River and 15 minutes from Saguaro Lake - the first of 4 Lakes on the river.

We did do an HOA property but it's $100 a month and we're in a very nice gated community with lots of amenities. The only downside is no boat or RV parking on the property otherwise it's all good.

"In 1911 the Bureau of Reclamation built the vast Theodore Roosevelt Dam in a steep canyon between the Superstition and Mazatzal Mountains near the confluence of the Salt River and Tonto Creek, forming 22-mile-long Roosevelt Lake. The dam’s purpose was to control the water supply for agriculture near Phoenix, as were three more downstream dams constructed during the next 20 years. Those dams formed Apache, Canyon, and Saguaro Lakes, creating a lake district vast and diverse enough to support both the urban area’s subsequent growth and recreation ranging from solitary kayaking and bass fishing to full-throttle powerboating."

I’ve been told their local schools have a lot of problems.
Not sure about that. Verrado high school is ranked pretty high in the state from what I understand and the elementary schools are part of the Litchfield park district. But I have no kids in school so I can't speak from a practical application.

I have a friend who lives in the area and who owned the local newspaper. I got my info from him.

If its schools you are concerned about AIMs scores and AZ merit scores are publicly available. Like everything the government does, the schools spend a lot of time marketing and sensationalizing their under achieving mediocrity. If academia is important then send the kid to Basis, Scottdalde Prep, Brophy or Loyola in Scottsdale.

I’ve lived here 26 years and I can tell you that some of the areas recommended here kind of make me cringe and others are nice or mixed. Each place is different, sometimes by a wide margin and Phoenix can go from nice to real dowdy in a couple blocks. I personally fund many home remodels and flips in the valley and get to see the gamut and have been pleasantly surprised at many areas I didn’t know about or would have not considered.

My recommendation is to hook up with someone like Cory, cdog, who can best understand what you want and show you around the valley.

If you frequently drive to lhc I would buy somewhere on the west side close to the rout put of town.

I never went to lhc when I lived in Scottsdale many years ago. I do remember the pain it was getting in/out of town during busy times. We would head to show low or flag. Really wish I had a job back then that would have allowed me to miss peak drive time

There is an area on the south side of Goodyear, near PIR called Estrella that is awesome.
My dad lives out there. Awesome area , easy drive to head west. Parker, Havasu etc. not far from lake unpleasant and easy drive to Vegas. If you are gonna work in the city or have to travel across town good luck. Traffic blows. There is also an air park out of mc85

Red Mountain Area is closed...We live in a HOA neighborhood, but are allowed to have boats and RV's and our lots are 1/3-1/2 acres. Been here for 10 years but previously lived at 28th and Shea, but like being able to take the RZR to Bulldog and all the other spots including the lakes.

I was born at CHOC in orange, grew up in Westminster, moved to SouthOC in the late 80's, worked in Garden Grove for almost 20 years and didn't move an inch until last fall. I've been in Gilbert full time since October.

It's a little far but I like not having to deal with driving through spotty neighborhoods to eat, get on the freeway, get around town. Anywhere I'm headed I can get there without hiccups as long as people don't play bumper cars.

I've been driving all over the central/east side from North Scottsdale, Awahtukee, San Tan, Chandler, Tempe, Mesa, Gold Canyon.

All the neighborhoods I've been working have their ups and downs so I will stay in Gilbert for now. I have been spending quite some time at Encanterra in San Tan Valley. Love that neighborhood, golf/resort feel but the houses are a little small and you're on top of everyone but they neighbors sure like to party.

Who knows....lots of good deals coming from a Cali perspective.

HOA is pretty relaxed...Hell, my kids are learning to ride their Honda 50 in our neighborhood park and everyone that drives by gives a thumbs up. Being able to drive my RZR on the street 4 miles to get into the trails close by is awesome. Bulldog Canyon entrance is right before you get down to the Salt River off of Usery Pass and we hit that up a lot in the cooler months. I can also be at the lake in 15 min launching at Saguaro...although on the summer weekends it can be a little too crowded.

Went to Canyon last weekend and had a blast, too many boats for that small of a lake during the weekend though. We got a spot on near the camping area and anchored the boat and let the kids jump on the lilypad, my neighbors brought their jet skis. Canyon is very scenic and we saw several big horn sheep back by the dam to Apache.
We hit Roosevelt up a few times a year and stay at spring creek RV park, they actually have a little hotel and the rooms are very clean but nothing fancy. Apache is really cool but a hell of a drive, the Roosevelt way is the best so you don't tear up your equipment.

Apache is closed! But I would definitely recommend checking it out. Canyon is gorgeous but very small, pretty nice camp grounds. Roosevelt plain sucks!

We go through Globe usually, but rarely go to Apache. I took my Crew Cab dually and my 25' deckboat down the trail to Apache Lake last year and it was a little sketchy...wouldn't ever do it on a weekend. Fish Creek hill is only wide enough for 1 vehicle in some spots.

As far as Roosevelt goes, I have the same question...I go there and love how big it is and not having to worry about people being too close. If I had one of my old jet boats, I may feel differently with how big the rollers can get during a wind storm or wake boats sinking me. Don't have to worry about that with my current set up, it handles that just fine.

The wife and I are headed to AZ in a couple weeks to look at finally buying. We have been visiting the 4 corner states for over 35 years, we currently live in the DC metro area, worst traffic in the country.

Anyways we have had our eyes on Prescott, we like the 3seasons, the elevation, and seems friendly. But most people I know from PHX snub there nose at it.

What am I not seeing, we are both retired twice over.

Prescott is really nice...but it has grown a lot. We thought about retiring there at one point (We have a ways to go), and decided to drive up there one Saturday. I get that every place changes, but it wasn’t the same for us. It wasn’t the same sleepy little town from 10 years ago...still really cool, but not what we remembered.

Maybe we will change our minds at some point.

That's why I moved here, but there's been a big change out here on the eastside in the 12 years I've been here. There is so many people moving out here it's making the freeways look like LA/OC.

I drive a 36ft Moho pulling a Cole super hawk to Apache all the time. I go thru Roosevelt damn only. Fish creek is no bueno. And I wasn’t being sarcastic about Roosevelt. I really don’t like that lake personally. Apache is where it’s at

The Far East side reminds me of Norco. A couple of big box stores but you have to drive everywhere to do things. Tons of freakin traffic and small roads stuck behind people that apparently have nowhere to be on time.


I really like the islands in Gilbert. If I was going to move out that way that’s where I’d live.

The wife and I are headed to AZ in a couple weeks to look at finally buying. We have been visiting the 4 corner states for over 35 years, we currently live in the DC metro area, worst traffic in the country.

I’ve lived in AZ my whole life and I don’t think I’ve ever heard anyone snub their nose at Prescott. It is getting more populated as more and more people from California move there. Other than that it’s a great place. Personally I would rather have a place in flagstaff and a place in Phoenix. That’s the perfect set up for retirement, live in flagstaff all summer and Phx in the winter.

My chicks parents used to own the house 8 doors down from your zillow link. I spent lots of Christmas/NYE there 20 years ago. Really nice neighborhood.

Ahh yes the Indians! Stay away from the KOA and other places they hang out. I’m lucky to have my parents house to stay at in the continental country club. Yes flag is expensive but the weather is amazing, lots of great golf coarses, great hiking and biking, cool downtown area, 2 hours from the greatest lake on the planet, 2 hours from Phx. Munds Park is great also for cabin getaway with golf coarse.

The population continues to grow and people are moving out of CA at record rates. So what used to be a smaller city (PHX) and some surrounding areas may have been "sleepy towns" is now growing a lot. Consider that if you're looking for open spaces and more property. The properties here are typically larger to much larger than in CA but if you want a very attractive home price you will see smaller lots even on new construction as developers look to maximize their ROI on the land they bought and are building on.

We looked at more distant places like to the west and north and south (Queen Creek and San Tan Valley, etc.) but we didn't want to be that far outside of metro PHX. If you want fewer traffic and neighbors and more privacy plan ahead and look further out. Before you know it you'll have more people/homes near you.

We lost interest in the areas to the West of PHX (Goodyear, Litchfield Park, etc.) - way too much development going on and planned for the future and will be for some time. On the west side of White Tank Mountain is where the Smart City will be built (Bill Gates' investment company involved in that).

There are advantages to moving to an already developed area as you know what you're getting now and in the future.

One thing to keep in mind is future freeway development.
