My dad's down the road in Escondido. Huge pro is fat Ivar's for all you can eat beef ribs, the buffet at valley view and the pool at Harrah's.

I'll let the locals advise on neighborhoods.

Nice area if U wanna get just far enough away from the "bullshit" of the metro areas.
We had our equipment yard there for a few years and it was a nice escape to get away from it all for a few hours.

Elbow room for sure up on the hill. We got close to buying there years ago but didn't want to commute to Oside daily.
Large lot sizes.

I am. 24 years. Bought in 1995.
Pros... Land. I have 3 acres of oranges. Privacy. Cons... Not the same as when I moved here 24 years ago. Raised my 2 kids, 4H (had 4 clubs, now one small one), good schools then (not so much now). Schools were great back then, both kids now have college science degrees. I know a few families that drive their kids to charter schools now. There was only one traffic light and town closed up at 7pm. Now casino travelers all hours. Don't get me wrong, I still like it, it's just not as small town as it used to be.

my #1 son will be moving out on his own within a year, younger has 3 more years at CSUSM. His commute to school now is 5 minutes. It will be 35 ish if we head up the hill.
My commute has sucked for decades, I try not to think about where Im living compared to work.
Mrs RR works from home.
I have a choice to make on 2 acres coming up. With new home.
Living coastal north county for 50 years its not a simple decision
We will have NO neighbors which may be weird

I hear Vons is being built and Rite Aid.
Real estate trends show VC going up over the last few years, flat now. But most areas are flat.

Where do you commute to? I drive to Rancho Bernardo every day, it's not bad but I leave kinda early at 6am. Takes about 35 minutes or so. The Rite Aid is going up right now and has the walls up. The Vons I will believe it when I see see it. 10 years ago it was supposed to be a Major Market. They graded the pad and put up the surrounding walls. It sits like that today.

my commute is to La Jolla this year. Changes constantly. Waze tells me its 60 minutes right now. Not bad.
The vons I hear is across from the new master plan that was approved. By Ivor's?

2 acres? Unless it's all concrete there might be some chores in your future.

We are in SE Escondido ( Felicita Ave) and it takes the wife min 45 minutes to La Jolla
( eastgate mall & genessee ) it’s actually a better drive to down town for her, your looking well over an hour with perfect traffic she leaves close to 6:30am every day.
Afternoon she likes to work late to try to beat some traffic she usually leaves work after 6 closer to 6:30.

She also has fast track

VC is a beautiful place to live and very relaxing. The flying bugs (nats ) always bug me when I’m up visiting with friends...

If your at the top of the grade then your lucky, my friends live way down cole grade road about 30 minute drive from mi casa

Did a job there a few weeks ago on a huge badass ranch. Pretty cool area . had never been there b4. Nice lil drive too:D

Its 2. Not all landscape. Most will be maintained by the guy i hire to maintain! Tons of weed and grub guys up there. They knock it down quick
Im 50 50 on doing it. I got into my own neighborhood today and some mom texting nearly hit me. I was stopped she was doing like 20. Then she flipped me off.
Im just over it. The people in this master plan shit show get ruder every year.
Or im getting more sensitive to it. Either way....
I will have RV room. Space for a RV garage someday. no HOA. No mello roos.
Adds about 20 min to my drive to sd or oc. Takes away 30 to havasu.

Real world struggles you know

It takes 30 minutes away from the havasu commute. We would be east of the 15 and go towards borrego or ocotillo then straight east. Keeps us off the 15 and any Temecula shit

check with knowledgeable Realtor, roads in and out are 2 lane slow going. My son made offers on several in VC and backed off when he was made aware of some major housing development projects getting ready to start. memory serves one was 500-700 units. Those roads just won't handle the additional traffic. Its an average of 20 minutes to hwy 15 now.

We go thru Borrego regularly, up to Ramona, Left at Dudley’s down the grade stop at Jilbertos for a Cali burro then head up to spotlight 29 ( Dillon rd)

It is 2:25 minutes to spotlight 29 going the back way or long cut, or if we go 15/215/60/10 to S-29 it’s 2:12 minutes with the potential to be delayed due to traffic congestion.

try cutting through mecca to box springs canyon road. You bypass the grade on the 10

I've been taking the 76 out of Oside, stop at bottom of palomar grade at the new roundy round for a burrito then out through Ranchita and Borrego Springs(dog stop at christmas circle)and up to I-10 via box canyon.

500 to 700 new homes is correct. There is NO more room anywhere else. I think its good for the home values in VC. More stores, not so 'out there'. The grade has been widened at the bottom. The new homes are right at the top. Traffic will see little effect

I switch around routes now and then but since Idyllwild people still have to route through Anza I've not gone that way as much. The Borrego route is my favorite.

I’ve gone that way a few times but the wife doesn’t like it, she thinks it’s a perfect spot for a car jacking at night!
I’ve also driven that way going home so she can see it during the daylight. We have even stopped by the Del taco at the turn off, we like their fries!
