Construction Question: Are there facilities on the islands equipped to manufacture glass that large, or does it come from the mainland? Even if on the islands, probably not that island, so logistics has to play a big roll.

No insurance or guaranty available. If the glass breaks you start all over. Shipping of a crate of glass like that can be $50k alone. The stories and discussion on the costs would blow your mind.

This was an interesting one. They built at the wrong time for a spec home. Poor quality didn’t help. Forget the exact numbers but built value, bankrupt, resale at 50%. Then the gut for corrections. One of these days I have to do a coffee table book of the homes that span my 30 years. Had I know the significance of properties, owners and architects back when I started. Oh well life goes on….

Last one this morning….Back to Maui. Maybe you need one that is a bit fresher and not a year old already. If you notice the glass at 2:45 mark that was a custom application never done before and cost the developer $40k for the glass alone in three doors.

Here is one of the influential early architects that I had no Idea who we were working with. We even continue to work on the homes he designed with renovations to this day with new owners. Also had a few firms that came out of his staff that we have worked with to push the limits of product and design.
