Looking for suggestions.

Just closed escrow and starting a ā€œjust carpet and paintā€ remodel. With that, Iā€™m looking for suggestions as we are replacing all windows and doors. She (her pronoun) is try to ā€œRanchā€ this house up and wants the black windows.

Currently one rep is Milgard Trinsicā€™s and another is the for the Anderson 100ā€™s. Not saying this are the only options, what say you?

Depends on budget. What is existing? You going retrofit or busting stucco?

I just got all new white vinyl windows for my project house. 11 and 1 slider. Retrofit for under $3,000 after tax. Black would of been more. The black trim, black windows, black roof and white house is super popular here right now. But the darker colors don't last as long. I am going light colors except accent wall. White fascia and trim.

Buying roof today. Just bought Windsor 1 Fascia. And it was $1000 more than spruce. But 30 year warranty. And already white.

Take a look at Anlin windows. Just had the whole house done. Really nice windows and great price compared to the bigger names.

As noted Milgard has a great warranty and honor it. A year or so ago they came out and replaced the failed glazing on a couple of windows I had installed 15 years ago.

I have used Milgard on two houses (West Hills, Oak Park) and a friend in La Crescenta used my same installer with good results.

12 years later Milgard came out and replaced rollers on the slider and tweaked a few windows that were getting stiff, all under warranty.

Agressive Sash and Door 8845 Canoga Ave, Canoga Park 818-886-5440 Juan Valenzuela is there now, Mike who helped me originally has retired.

When I built my house I had a friend who worked for Milgard give me a great bid. The package included 3 windows in the garage and a huge custom window on the view side. 15 years later that huge window fogged up. They came out and measured and two weeks later they showed up and installed another one, no charge. The installer told me that one window would have cost $3000.00. That was more than I paid for the entire package. Milgard all the way.

We built our home in Havasu 24 years ago. I used Millgard. Lifetime warranty for the original owner. I had them out last year and the replaced rollers and tracks on sliders. No questions asked.

Replaced all windows and sliders 5 years ago with Milgard Tuscany, they still look and work like brand new, very happy with them. My neighbor has a similar sized house and got Anderson, he paid about twice as much as we did.

We did Milguard. I Hate that the glass has a Slightly green tint to it!

I'll do black trim and grey tint next time for sure.

I just put in Milgard Trinsic myself. They are the z bar retrofit ones. Ordered through Home Depot. Make sure to sign up as a contractor, no verification required, saved about 20% off list price. I am happy enough with them. Only surprise was the internal trim strips of vinyl were an annoying expense to cover the gaps and cost me about $100 a window. Those were not included.

For black vinyl strips? The white ones are $8 where I buy. $5 if I buy a case of a 100.

Mine were for white, and yeah, Home Depot was double that on the day, lesson learned :)

Yeah I think there $15 each at lowes. I need to buy a case. Those little things ad up. Same with the white plugs.

We need new windows for our 1992 San Clemente house. I went and looked at Ganahl and really liked the Marvin windows. I hate the look of the drop in replacements some of our neighbors have done, but also want to avoid new stucco.

We are doing ā€œnew constructionā€ and we will restucco entire house. The interior will be level 5 straight to the window frames. There are 27 windows; we are getting one cantina door thatā€™s 26x10.

Trinsic came highly recommended and based upon amazing warranty stories here we will probably go with them as that is stand up service!

Milgard has proven to me they stand behind the lifetime warranty.

At my West hills house I replaced windows called California windows I installed after the Northridge earthquake and they went BK so the warranty evaporated. When I bought them they were lifetime warranty.

Service matters.

That said I ran into a guy who sold windows in Van nuys and he said milgard were on the low end of his offerings so it depends on the project value?

Just replaced a few windows and a slider with Pella, it was their Architect Series, and not complaining, but they were not inexpensive. However, the quality is certainly there.

On the slider we got all the bells & whistles, including the Rolescreen, (hidden retractable screen) which is a bitchen option in my opinion, I loath the look of a ghetto screen. We also did triple pane.

But these days it seems like many of the upper crest companies offer good quality and good warranties to stay competitive.

Pella worked for us.

The Tuscany series is a nice vinyl. But there are a lot of much higher end windows. You start talking wood clad or the new aluminum ones and it makes the Milgard seem cheap $. You can spend from $250-1500 on a 4040 window. You get what you pay for.

The ones I am using are low end but 100 times better than the old single pane aluminum they are replacing. Depends on the zip code there going in at.

The new build I am working on and my current house. I used the off the shelf Jeldwen from lowes. They are tempered and low e vinyl in white also available in black. For the price they are a great window. But no comparison to a wood clad window from Pella or Marvin.

I have Milgard Tuscany throughout my entire house.
3 slides (8, 10 and 16ā€˜) plus 20 windows. Have had 2 issues since 2011 when they were all installed and within days the issue has been fixed. Screen door panel shattered and they not only fixed that, but sent a crew to clean it up the mess that day.

This is what Iā€™m afraid of; sure Milgards are great but are they great for the area/potential house value. We are in a little area of East San Diego County and shooting for a +/-2.2mil appraised value. We just closed on this house and it will be in the family past my existence. Think I need to look at the Pella Wood cladsā€¦I thought I had decided on Milgard yesterday šŸ¤£šŸ¤£šŸ¤£

One advantage of Milgard. Facility is in Temecula. So windows and warranty items, donā€™t take as long.

Since black has been in style, what I've been doing on a lot of builds is using Black Trinsic Milgard ( warranty includes labor to replace, and facilities are relatively close here in Ca ) or Andersen 100 in black for windows, and then black anodized La Cantina, Western, etc for doors or featured windows, nano doors etc. From my experience this will hold up to the test as far as keeping value on a sub 5m home. Andersen 100 sliders are flimsy, Trinsic are ok, similar to the old Milgard tuscany . For traditional higher end windows Marvin and the newer versions of the Andersen 400 type series with the coastal sstainless hardware for here at the coast seem to be the most weatherproof as opposed to Pella imo. Title 24 , Qii etc is something to consider as well if it's getting inspected. I just built a house with some high end Western satin aluminum stuff and some had to be triple glazed to meet the special inspection requirements because of the aluminum frames.

any well established company thats been around a long time would be good as long as you spec their higher lines, i used a company (phillips when i built my house years ago good company well recommended at the time and didn't have any problems, the warranty was good, BUT.... years later the the company went out of business and then all my windows leaked. a good friend of mine who is a glazier told me not to buy bronze or tinted windows as they draw heat and that causes the seal to deteriorate and leak, don't know if the seal material has changed but its something to ponder

I have installed many hundreds of Millgard Windows over the years. If there is an issue I just call my Ganahl Lumber rep and he calls in the repair for me.

HOA paid does not carry the same warranty as a homeowner would have. So that's the work around we use. A problem is very rare these days.
