I saw this in the Havasu News this morning, an interesting concept. Havasu city council approved the project recently, located west of Home Depot and south of Dillards:

"Yenomom Havasu plans to build a gated community called Yellow Bell Villas on the property. It will consist of manufactured home duplexes with large garages, creating 136 housing units comprised of 700 square foot two-bedroom, two bathroom units and 900 square foot three-bedroom, two bathroom units. Each home would also include a 1,000 square foot garage which would share a wall with the neighbor in a duplex-type arraignment.
“It is going to consist of a 40-by-60 metal garage that will be consistent with the RV storages around - nice and architecturally appealing,” said Chris Stark, a developer with Yenomom Havasu. “Then we will roll in a modular house… with minimal yards - essentially just try to get people into a house that is affordable. Our goal here is to build something as economically efficient as possible, and pass that savings on to the consumer.”
Yenomom Havasu’s Stark told the council that the developers expect the price range of the manufactured houses to be in the upper $200,000s or lower $300,000s."



Hell the garage is bigger than the house.

Sounds like 40x60 garage is shared wall and divided. Mobile home on each side of garage.
20 x 60 storage with a nice NEW mobile rental to pay for it ! Rent out the mobile for $1,000 month plus and your in business - snow bird or a yearly full time rental

Yep - I can see a lot of people buying these and renting the storage units out and the housing out on AirBnB and getting a positive cash flow Havasu Duplex. :D
I don’t see how that price point is possible in the current market. We just sold our storage unit for 275,000 and it didn’t have a mini house with it.
That's what I was thinking. Mobile Homes are going for that price without a 1,000 sf garage.

Was Just thinking the same thing. This isn’t work force housing. This is cheap housing for vacationers and will soon somehow transfer into vrbos
unless CC&R's say no short time rentals ;)

This is what I was looking for in Parker for years. And why I ended up in BHC. I have a big finished garage and a simple 3x2 1500sq ft home with private launch ramp and channel. Storage prices are getting crazy so for a couple hundo more a month you get a river house.

They lost me at 900sq ft, 3 bedroom home...

I think my backyard shed is bigger than that? Crazy.

HOA could put the kibosh on sub 30 day rentals pretty easily I imagine.


Rent it to snow birds for 90 days in the winter and you’re cruising.
Yes & yes.
& they'll be "Flippers" in the1st 12-24 months for All the $$$$
So much for affordable.....
That said, I'd buy 1....... or 2....

I was looking at this little house in Mojave, it had a garage house jammed right up against it next door.
Realtor said they’re gaining traction.
I passed on the house for several reasons, but having that giant shop right up against it was one reason.

Your exactly right, Storage units 90' are close to 200.000...Those prices will climb
