I live in a newer neighborhood with many nice single and two story homes but with smaller lots. My lot is 6000 sq ft. I’m driving home yesterday and see this a couple of blocks from my house. I thought they couldn’t possibly gotten a permit for this. What about the neighbor behind them? They now gave a huge building a few feet from their back fence. Is this what the ADU law has created? Also this monstrosity has a composite roof that doesn’t match the tile roof on the main house.

I’ve never been one to call and bitch about what anyone does with their property but this seems way over the top.

not that it can't happen, but if there is not a permit for that........

No fighting a ADU. I have seen much worse. In the hillside overlay a ADU can be built blocking anyone's view. An old neighbor just built spent a million on a remodel with a view. New neighbor is putting up a ADU that will block it so he sold. Now he might face litigation from New owner as he didn't disclose they had permits for a adu blocking the view.

as a building inspector, I’ve seen some shitty situations regarding ADUs. This looks legit, they’re for sure permitted. Max height should be 16 feet to the ridge. They’re probably every bit of that.

I Hate the laws that allow these but have built a bunch now, some as part of new builds basically like building 2 houses with separate utilities and metering from scratch. The one in the first post looks to be about 21’ . I believe the 16 foot ht applies to the pre-engineered ones. At least in our area it's 24-28' feet depending on the site. Here’s one recently completed . Again I’m not a fan of the rules but don’t see them pulling back any time soon.

It's absolutely horrible! Some neighborhoods in San Diego have no parking at all. In my neighborhood, not one person parked on the street...a couple years ago a home sold and the buyer put in an ADU, now we have a couple people parking on the street. Already told a couple more people are thinking about doing the ADU's. It's like a virus! High density going in everywhere!

From what I understand, parking is no longer a concern in regards to ADU's, and not even needed in a residential area.

As long as it's a certain distance from a bus stop.

I just talked with the county building inspector about the 200+ unit complexes being built by me. He said no parking required but they are requiring a bike room and a separate smaller bike room for management. On 223rd between Normandie and Vermont probably a thousand units on that stretch.


The parking on my block has been non existent for 5 years not from adus. I plan on adding plenty of parking but my lot is 10' wider than most. Several have been done with no parking. 10 years ago the small lot subdivision I did required off street parking not any more. Now I have heard a urban lot split might be implemented.

Not sure on your local jurisdictions, but in North Orange county, it has to be under 1000 SQ ft to be considered an ADU build. Which qualifies for special "rules" for easements and property line placement. Once it goes beyond 1000 SQ FT and/or a specific height, it no longer is ADU applicable and has to be treated as a normal building which tightens up allowability significantly. Judging by your pics, that building is way over the height and size requirements of an ADU in North Orange County, and would not be considered an ADU. And wouldn't even be close to permittable as they are already over the 35 percent roof coverage for a lot that size and built way too close to property lines and primary structure.

ADU is 1200 sq ft limit. I am laying out a foundation now for 1. If you cover a certain percentage of the lot they are requiring pavers instead of concrete for flatwork.

I hate the ADU laws in single family neighborhoods and voted against it but I will admit I will take advantage.
Every rental will get an ADU at the next vacancy.

Great if you are collecting the rent. Sucks if renters are now looking into your yard and you lose your privacy.

… Los Angeles, Department of building and safety told me exactly this… It is a total nightmare🤷🏽‍♀️

Your HOA will control the esthetics of the building...the city or county the setbacks and height restrictions.

I've done a few and there are even variances to the setbacks that can be achieved....

There is a permitted apartment building going up on a residential street in Woodland Hills, zero parking on site. 67 units.

Between "affordable housing" and ADU's .... change is a 'comin.


Jha’s proposals have left community members apoplectic. In Woodland Hills, Jha wants to replace a four-bedroom home with an apartment complex of 67 units, seven of which, because of the density bonus and related incentive programs, would be reserved for low-income disabled veterans.

Hey they are just thinking ahead so when you get assigned your illegal immigrants (read that as vagrants) that you’ll have room to put them.

This is a California Law, the local municipalities may not like it, but they have to allow it.

The libs from California have infiltrated Phoenix and because we have a Lib Mayor in Phoenix she is now allowing them. Without any vote too. I think she just signed an executive order and allowed them. I guess the old adage that rules were meant to be broken applies to most everyone.

No. They are actually a lot more expensive to build than you might think.

The plans I got earlier is a 1 bedroom over a garage. By looking at it quickly. 350-400K.

I was at 1 this morning existing detached back garage converted so 400 sq ft. $220K

The one I was starting foundation on today. Around $320K with a new attached garage. Adu 800 sq ft exterior foot print. 2 bed 1 bath.

Yup, Newsome just signed a bill where you can easily convert your ADU to a condo. They're going to go gang busters putting them in every nook & cranny where ever they can squeeze them in & then sell them as a condo. Our stupid ass population will start buying them like hot cakes & they'll love them thinking they are so cute, low maintenance, cheaper than a 1.2 million dollar home. Crazy.

I built this barn at my old place without a permit. I just talked to my neighbors and asked if anyone had any objections. They all said go for it. Very upscale area and easily visible from the road. I miss Placer County

If I still had horses I would have something very similar. I thought that I was smart once I realized what a Hay Burner cost and so I switched to Boats.. A little while later I finally realized that I wasn't as smart as I thought I had become. LOL
