Considering an ADU here’s the details.

So I’ve been in construction my whole life, Not in the residential game really though. My mom is getting ready to retire and we are considering all options for long term income flow. She has a huge side yard and we are considering what to do with it. What price are you guys seeing for price per square foot on an ADU? This would likely be 800-1000 sg ft. In Whittier CA.

Figure $300 a foot on the low end. Just because they are small doesn't mean it is cheaper to build. Opposite actually. Still needs sewer tie in in front of existing house, solar, kitchen, bathroom. It all adds up. I finally got a set of plans for a ADU we have been waiting on for a year. Have not priced it out yet.

I built a 720 ft ADU for my MIL last year. Owner/Builder. I am a contractor (sub) not GC. Build cost with high end finishes and appliances, hardscape, and a 5' x 45' retaining wall was right at 230/ft. Design/engineering/permits around 9k of that. I did a lot of the work, hung all the doors, trim, cabinets, interior paint, floors, HVAC etc...
A few things I learned along the way: check with your city/county regarding taxes based on sqft. Under 750 ft I did not have to pay for education tax (3k) or the sewer fees (2k). Not huge savings, but it makes a difference. Budget for special inspections as well, framing was 600.00, HERS was 1100.00. Both were B.S.
Easily over 300/ft if I had hired a contractor.

Do a owner builder there is a property on college up the street from whittier blvd

That’s the price per sg ft if you sub it out that’s my opinion

My plan was to make my kid build one on their property and I would fund it and rent it out until I was ready to move in in about 15 years. So a 15 year mortgage and the renter pays for it. It almost works out if I can call in a few favors and get it done cheap enough. $300ft is a lot but it ain’t ever getting cheaper. So I sell my house and blow my equity on fun and travel cause u can’t take it with u.

The addition would be less. Unless you need to upgrade electrical panel. And have to tie in main sewer. I have plans at plan check for both. But have not done either in 2 years since price increases to have up to date pricing. Hopefully soon. Cities are taking forever.

The ADU specialist getting 2 of them approved. Said they are at around $350 a sq ft for everything in house. Including plans permits and getting it approved and built.

My friend has been building ADU’s behind his rentals, bare bones Home Depot special for finishes are running a little over $200k per unit for 1200’ on the last one which finished about a year ago, most likely a bit more today. As soon as the ADU is signed off, he converts the garages to a Junior ADU and then has a triplex, lather, rinse, repeat.

I’ve designed up one for my backyard, however it doesn’t comply with the ADU stuff as it’s too big at 1500’ with an 1800’ garage under it, office, bar, nice finishes, and pool with swim up bar. Backyard dream is coming in a bit over $700k, which has slowed my roll on that program LOL.
