I think this might be the highest priced place I've seen in LHC?
Lot sold less than 3 years ago for $306500!

Honestly not even gonna talk shit on the price that house is outright beautiful.

Asking price isn’t sales price.

If it sold for $4M River Hat Holder’s Place would complain they didn’t get their asking price and had to lower it as the seller counts his $1m profit. 😂.
You overpaid if you can’t get 20% off listing and some closing cost concessions in this economy. 😁

I'd have trouble filling the first bay on the left with my stuff. Shorts, tshirts, two pairs of jeans, and three pairs of tennis shoes doesn't take up much room.

The sunsets alone are worth $2.5M, if you’ve never experienced it in the Southwest desert, looking over an oasis. 😁

Not a fan of the mixed wood and stone textures and colors. I’m sure it’s nice but it’s slammed between two other homes in a location that’s 120* for most of the year.

There’s a lot better places to spend that kinda money. For 5 mil I don’t want to see another person nearby let alone be able to hear them flush their toilet.

They just did an open house at this and two other houses down there. I was at run to the sun so I missed it but Michael went with the team and filmed them

Talking about this at dinner last night.

Be interesting to see if it sells and for how much. Someone has the money and falls in love, more power to ‘em. Bitchen house. There are some draw backs though I agree.

For that kind of money I’d be here with a new MTI CC and a new Skater in the boat house.

That house is gorgeous. Looks like you may be abele to negotiate the MTI the owner most likely already has (see the huge profile photo of a 48 MTI cat on the wall?)

Loto has its own draw backs. Bugs, humid AF! And snowish winters. It’s all give and take wherever you land I suppose.

For the renters yes. For the owners, it is buoying their values.

But yes, everyday affordability is going down.

Buoying values yes, but not really helping to replace their existing home with an upgrade.

I feel like other properties have done the pool better. For $5 mil, my pool should be some badass infinity that is the entire back of that double wide trailer width house!

The shape of this house and proximity to other houses brings me back to my UCI days living on the Newport Peninsula. If you and the neighbor had your windows open, they could hear your morning shit while they cook breakfast.

Sick pad, sick view, launch ramps close...now if they could open a few watering holes at riviera so you could live your life via golf carts, bicycle, or walking and never have to leave the grounds.... that would be awesome...Sort of a like a Newport Beach version of Havasu Springs.. :cool:

This is a huge issue for Havasu.
Havasu is lacking med-level housing for employees. When employees can‘t afford to live in the city they work in, issues start to show up.

I was surprised at how quickly what they have currently built out....regardless of high interest rates they are building some nice places there...I was skeptical when they released those lots...but looking back at "then" rates & prices not a bad investment...Good for those that got in early.

lmao....how big is the lot? only way id spend 5 mil on that is if waves were crashing into my pool. and even then i dont want to hear my neighbors fart for 5 mil

My sister has a summer house in the Cape and if they rent it out during the winter to low income individuals, they get a property tax credit. Since they use the house for Thanksgiving and Christmas as well, they have never been able to take advantage of that.

This house seems confusing to me.

I have day dreamed about hose lots since I saw the first plot map and I would have done it completely different. Its crazy how one person sees something and someone else sees something totally different when looking at the potential for a project like this.

I can't wait to see what else people are coming up with for these lots.

And wait until you see the price of one of the double wides on the front row if they come for sale built out.

And did I miss the pictures of the garage in the listing?

Ask Vail Colorado.

They are building "affordable" housing in Fairplay (South Park, yea that one) like gang busters. Its for people that work in Summit county (Vail) They have to drive an hour to get to Vail for their job.

A cheap "affordable" house starts at $750,000.

That's real affordable when you work at Vail Resorts making $21.35 an hour as a lift operator. Ski lift mechanic pays slightly better. . . . $27 hr.

Senior Manager, electric lift starting pay is $74K.

Those "affordable" houses will be gobbled up by Texans & Californians who live in them 2 weeks a year and rent them out as AirB&B's the rest of the year.
