I am working on a job in Vista Ca where they are going to build 11 1700 sq ft 3 bedroom 2 bath 3 story rentals and the garages will be 20x40 the overhead clearance should be about 7 foot owner builder is not positive on the overhead yet but the idea is to appeal to people with boats or off road toys, rent should be 3500$ or so a month.
We just started the grading so ready in about a year maybe he can do It quicker if any interest I will update this as they go along.

I would think if he's trying to appeal to the boating crowd, the overhead needs to be a minimum of 8 feet.
There was going to be more clearance but the cost of steel has gotten so high that the beams will be wood so he is losing some overhead clearance

At least 8’ feet! (9’ feet would be preferred) Most modern boats or lifted trucks aren’t getting under a 7’ door. Knowing what your customers need is 1/2 the battle in business, yet so many fail at this!

Any modern wake boat is WAY over 7’ even with the tower down.

Isn’t seven feet a standard size garage? Nothing special about that.

Sound more like houses for car aficionados rather than boat owners.

Boat owners (especially wakeboard and toons) would probably rather not put down and take up the tower every time, so not catering to that is just stupid.

If it costs more then charge more to cover materials. Doesn’t sound like they won’t sell when some clown pays four mill for an island pad.

I wanted to build with 24 x 40 garage downstairs, double and extra tall doors, so pull through with two stories of living area up above. Common area pool.

It is on Primrose right off Sycamore its not the best part of Vista but everything will be inside and walled and fenced I don't know if entry will be gated
3500 in that area is going to be EXTREMELY difficult.

Saving a few bucks on the build to maximize profit while being an absolute PITA for every owner, every time they use it going forward. 9’ doors and 10’ ceilings. That should be the standard.

If this guy would spend the money to build it right, he will find the buyers no problem. They will pay the premium. Houses with garages that don’t fit much more than a prius are a dime a dozen. Garages that fit a 3/4 ton truck with a leveling kit are non existent. A boat? What are you even thinking. In Seattle I see 7 figure homes that don’t even have garages. Who the F wants to park their 100k vehicles outside in the rain? I just don’t understand it.

I sent you a message. I work right off Sycamore, I’d have no problem living in that area. Both my boats and my Ram would fit in a 7’ door. Thank you for sharing!

The owner after spending millions on doing research on renting 1700 sq ft Townhomes he has found a very limited market with the wake boat and the DCB crowd and even catering to the new tritoon twin 450r powered group was not going to be financially viable.
I am sorry for thinking that maybe these would be desirable garages to blue collar workers on a budget and not stating right up front Ballers, that this thread does not apply to you, These are not being built for a boating community they are being built to entice potential renters that can use the extra space to rent from him, it is totally my fault for calling it boat storage, it is totally do to my prejudice in owning a 21 foot shockwave jet boat that would fit very easily in that space and of course my additional prejudice in the fact that I prefer the lower river around Fishers area, that I would ignore the needs of the waving creating and wave crashing crowd, frankly I just don't even remember you guys even exist until I find one of you hi and dry on a sand bar down in my area were you don't really belong.
Ok back to the units being built the 7 foot clearance is a minimum it could be a little higher but I will have to check once building starts

3500 is not ridiculously high. But I don't see a need for garages that big in that area.

Ahh don’t sweat it. As long as a speed utv fits on a flat bed surely someone on this site will be interested.

this will be the best in the area by far the other adjacent rentals have no garage with limited outdoor parking and rents are in the 2500 range with way less sq ft
all he needs is 11 people that find value in a 20x40 garage in inland San Diego county I'm thinking he is going to have no problem renting these and this is not his only rental in the area he is daring to be different and has put his money up to find out

That is what it is like in Marin County (Bay Area). I Sausalito, You will see a big house that is probably at least $5M, maybe more, and they have their Bentley and Lambo parked on the street. The streets are narrow and windy with no sidewalks. They can't even get the cars all the way off the road. Who would want to live like that? No thanks.

There is No doubt that they will get rented out! Price is good ! Actually GREAT !!

just make sure he does property inspections every 6 months! I think it will get abused…

Ok, you’re right. Sorry to threadjack. I’m not in the demographic your friend is looking to rent these out to.
However, I’d very clear in the lease terms on what that space can be used for. There are a few people who would use it as planned, but I think most would use it either make money towards their rent or fill it up with a hoard and be rat infested horror before u know it. I do appreciate someone who is willing to take the risk of stepping outside the norm for rental blueprints and trying something new.
