Not sure on your local jurisdictions, but in North Orange county, it has to be under 1000 SQ ft to be considered an ADU build. Which qualifies for special "rules" for easements and property line placement. Once it goes beyond 1000 SQ FT and/or a specific height, it no longer is ADU applicable...
