Willow Valley pros and cons

Currently have a place in Needles at the Palms River resort. We love it there, but pad fees are starting to get a little out of hand wondering what it’s like on the Arizona side at Willow as far as security and neighborhood vibe.

We had a place at Park Moabi from 2006 until 2020 and moved to our place in Willow Valley. We left Moabi for the same reason and because Pirates really changed the vibe there. We absolutely love Willow. We have had minimal issues and our neighbors are fantastic. The section of the river is clean and for the most part not as crowded. PM me anytime and come by. It's a mixed neighborhood...

I have a friend that's lived there (full time) for ages, and she leaves for her place in Williams for the summers.

There are some nice neighborhoods there, and there is the tweaker neighborhoods as well. They don't seem to bother anyone though. Probably afraid of getting kicked out.

You don't wanna be in the houses that border the fields, unless you like being sprayed with pesticides every so often.

Being able to launch on a holiday weekend? Good luck with that. But if you live there, mid week boating is Awesome. 👍🏼

Been there for years and love it. Luckily we have full time neighbors on both sides and across the street. We do back up to the field and a dirt road so anything outside gets super dusty after a while. The private marina is priceless. Even on holiday weekends its not bad. Worst part is if you get a late start and have to find parking. But get on the water by 10 and you are usually fine. In over 10 years of being there our longest wait on any weekend was about 4 people in front of us at the ramp. Biggest downside is, it seems that every restaurant in the area sucks. There were a few that were good or enjoyable but the last couple of years they have all gone downhill.

WIllow is the first place I went to the River as a kid; 1974ish. Been a RiverRat ever since. The little Marina is so cool.

We had a place on Teal for a few years. Willow Valley has some great people.

I grew up going to Willow.

If you can get over some of the riffraff /older looking houses in there, it’s an awesome community for a river rat due to the easy access to the river and easy boat launch program.

I purchased a nice lot on the Tree side just for Marina rights but we’re thinking about just moving our entire program over there.

There’s no HOA just a yearly membership for the marina, clubhouse and beach. The property values seem to hold up better than some of the surrounding areas because of the river access. I don’t think you can go wrong buying there.

Residences range from single wide 50-year-old mobile home to a $1.4 million house; there’s a mixture of everything in there.

Cimarron Lake on the other side of highway 95 gets you access to Willow Valley Marina as well. You do have a HOA fee on top of the Willow Valley annual fee. If you’re used to being at the Palms, riding golf carts around waving at people and kind of experiencing that lifestyle right on the river, you’re probably going to want to stay out of Cimarron and look for something on the Bird or Tree side of Willow Valley.

Since you’re currently at the palms, I don’t need to tell you that Willow is on the best section of river! 😀

Ditto on the palms, space rent is why we left.

Its A Street.🙂 There’s a nice lot for sale on A. I was chatting with the owner yesterday.

Border Way is were all the new lots are. They range from $145k-255k. Homes only; no manufactured. Buyers of the new lots will be required to pay a one time $2,500 assessment at time of sale to access Willow Valley Club.

My uncle bought an old crappy single wide out there back in the 80’s. Think it was on Malard few house down from main road to Marina. Used it for a few years as-is before upgrading to a nice double wide on the lot.

Had some great times learning to water ski behind a 71 Hondo jet boat. No reverse or neutral. Guess that was a thing with old circle race boats back in the day. Was fun jumping out with a ski and drifting down river. Boat fires up and does some S turns till the rope was completely out - then it was go time.

Anyways, great beaches and memories from Willow Valley. I’m sure not much has changed.
