Need the lowdown.
I know it’s a small town as of now.
Family looking to into a 55 community being built.
Trilogy at Wickenburg is the place.
I was actually liking this one.

It’s a small cowboy town. If thats the life you’re looking for, you will love it. If you or your spouse need any big city stores or conveniences they are about an hour away.

It’s 5-10 degrees cooler than Phoenix give or take, cooler if you are in the mountains. Still pretty hot in the summer.

You are an hour from any big box shopping.

1-1.5 hours from decent restaurants besides the handful that are in town, or any entertainment districts.

1.5-2 hours from downtown Phoenix and the hospitals you will end up at if you really get sick. The hospital is ok, but you are going to need to go to Phoenix for big stuff.

Tons of great offroad trails/ areas.

30 minutes to lake pleasant, 2.5 hours to Havasu, an hour or so from Prescott and cooler temps.

Generally a friendly small town vibe, it gets pretty busy in the winter when the cowboys and ropers come to town. If you like the western cowboy lifestyle, you will love it in Wickenburg. If you want to be closer to city living, look closer to Wittman/ Surprise.

Haha. Only ever been “through”. Just keep it off the internet. All the good az places are slowly getting exposed, by people looking for a nice place. Lol.
Example… Havasu.

FWIW - Appears Wickenburg has a 19 bed hospital. Havasu Regional is listed as 171 beds.

Infrastructure is old.
Downtown is dryrot.
Not enough good restaurants. Or groceries.
Hospital billing is crazy. They kept sending bills and even sicced collections agency on mom. Then sent her a huge refund.
We recently sold my folks house up by the cemetary.
5 acres, pool, and a view. Priced it higher than it was worth.
Got an even higher cash buyer before it listed.
glad we’re done with it.

We looked at Wickenberg Ranch but the costs associated with joining the golf club was close to 40k, plus monthly, plus fees.
It’s a great area but there really isn’t a lot of options for food.

You are 30 minutes from west valley and sun city. Lots of world class stuff close. Doesn't even compare to Havasu which requires a heli or 4 hour drive

Nice thing is you are truly removed from the metro area. We drove past the development last week. It looks nice and a great setting. Del webb has plenty to do on site. Wickenburg is nice but small, but close to the valley.

We've been through there 100s of times and stopped for dinner. River neighbors moved there from cave creek and love it. I would consider it if the master plan adult thing was in our future.

Family has a September tour set up. We were thinking of doing it just as a starter tour for our own retirement place
The plans look awesome.

Book at Wickenberg Ranch. They’ll set you up for 2 nights in a house for $200 or so and give you a gift card for about the same to use at the restraunt or golf. They even give you a golf cart and bikes.

Wickenberg ranch is an amazing gem out there, but like was mentioned already it is pricy! I think the HOA is nearly $400 per month.

Looks like prices are softening after nearly doubling. 66 homes on the market plus what ever the builder has in his back pocket.

$400 HOA isn't that much but what is included in it? If it includes gym, pool etc for 2 that is worth $100 right there.

A buddy of mine from San Diego built a very nice place in Williams on 10 acres with a big horse barn with stables. After living there for a couple of years they bought a place in Wickenburg and love it. They are horse people, so it sounds like the place to be if that's your thing. He said Williams just did not have enough civilization close enough for his wife to be happy. Their Williams place is a rental now.

Not much to add about Wickenburg, but
we built a Shea home recently and love it. They are a great builder to work with 👍

We live next to Desert MT. the membership there used to be $325k.

The community bought the course and now its $150k plus $1700/month.

Tennis is an extra $25,000

Home HOA transfer fee to incoming buyers is $75k when you buy a house or a lot, membership or not.

There are restaurants to choose from. If someone opens a fancy restaurant there better be a credit union next door to finance the meal... There was a burger stand called Shooters. $23 for a medium size burger, small fries, and small drink. Had to wait 35 minutes for them to put it together.

I am pretty sure the $400 HOA only includes landscaping and the 9 hole par 3 executive course that is centered around a small lake and bar called the watering hole. Bad ass little set up.
My friends pay additional for the "social" membership at the main clubhouse and pool.

I’d say it’s an acquired taste. Do a vacation rental there in October November see if you like it for a week or two before making decisions

We have driven thru there several times in the last year or two (Havasu to Scottsdale and back). Have seen lots of changes and several new homes have captured a second glance.

Stopped at a bbq place for dinner this last January on way back to Havasu, it was pretty damn good and the service was on point (Hassayampa Smokehouse BBQ).

Kind of a small town.

Been there a few times, quiet ! Out in the middle of nowhere!

Bar 7 restaurant is good !

Cool beer and Steak & Enchiladas…. A few of my favorites!
